Palazzo Dalla Rosa Prati is an historical residence, located in the heart of Parma's city center. It has suites, with wonderful view of "Piazza Duomo" and the "Battistero" than can be rented from one night on, and fully furnished apartments of different sizes (from 45 to 120 square meters) that can be considered a good solution also for medium-long term rentals.

This beautifully refurbished old building is a pearl in the centre of the old city of Parma. It is within easy walking distance of everything one wishes to experience in this delightful city.
The room we chose was spacious and serenely quiet. Linen and towels were changed every day.
Most impressive, was the reception desk. Such desks these days, are often manned by nonchalant young people who are more interested in chatting to their colleagues or studying their smartphones than attending to their guests.
Here, the receptionists actually stand up as you approach and look you straight in the eye with a welcoming smile and promptly solve your queries in a friendly manner.
Vittorio himself, the elegant host, was there to receive us.

We stayed in this hotel a couple of years ago and loved it. So this time we decided to stay here again and were put in one of their best 2 bed/2ba apartment in a separate building right next to the Baptistery. It was an amazing apartment---so big, so bright and so modern yet tastefully and eclectically decorated. Every Chair in the apartment has a unique style. The kitchen was modern and beautiful with a dishwasher and a cloth washer in it. The two bedrooms are of good sizes, and two bathrooms both have been renovated with modern showers. We got to stare at the exterior of the Baptistery everyday from our dining room window. It was unbelievable.

Again the service from the staff was top notch. They were very friendly and professional. They pointed us to the right Pharmacy to do the rapid antigen test that the airlines required and helped to make reservation for us. Due to COVID, the hotel no longer offered breakfast on site, but you can have breakfast in the little cafe right behind the hotel (part of La Forchetta restaurant).
Compared to last trip, I feel that the hotel is getting much better than before. I would love to stay longer next time in the beautiful and spacious apartments.

The Palazzo Dalla Rosa Prati has been in the namesake family and it really feels like visiting aristocracy. The building is right on the Duomo square and the suites overlooking the piazza offer breathtaking views. The pictures were taken from the Ortensia suite.
The furnishings are also antique or have a stylish antique feel to them while the suites are equipped with all the modern amenities.
The reception staff are very sweet and helpful, walking all the guests to their rooms.
The only area that could use a little improvement is the breakfast, a buffet style offering would really lift Palazzo Dalla Rosa Prati into an unmissable experience.

What an amazing place. The location is unbeatable, right next to the cathedral, and the apartment - very beautiful, clean and air conditioned. Spacious bathroom, comfortable bed and high quality bed linen. We had everything we need, and everyone was so kind.
We traveled with a cat (which we don’t usually do, but had to in this case because she needs insulin injections) and she was made to feel welcome too and there was no surcharge.
This is such a lovely place and I can recommend it without reservation .

Our family of five stayed in this beautiful palazzo for one night. Our large apartment was on the third floor, featuring very large rooms including a kitchen with a terrace shared with the flat next door.

We loved the gorgeous building, bang into the Duomo, next to the Baptisterio and the Cathedral. Plenty of towels and niceties, as well as tea and coffee which made our stay confortable.

Parking is available at an extra cost and it is extraordinary experience to drive to the door of the Palazzo among the people on a busy day!

The only 2 things we did not like here were: 1) vis-à vis views with residential buildings, and 2) basic and contemporary fitting as compared with traditional Italian style seen on web pictures.

All in all, I would recommend this place in Parma for families

I knew I had made the right hotel choice the moment I arrived to park my rental car in front of the hotel in the historic district — the generous host and owner, Signor Vittorio, immediately offered to arrange to take my car to private, covered parking (and he brought the car back to us upon departure). This hotel can’t be any more centrally located — 10 meters from the baptistery and the main piazza. We enjoyed our spacious family suite (Violetta, rm 7), designed in an early 19th century style, and with view on the quieter rear courtyard. Only slight inconvenience is to have to leave the hotel in the morning to choose one of two hotel-affiliated breakfast places (both good), and only 10-20 meters from hotel. I appreciated the attention to detail to send us clear directions about driving through historic Parma which limits car traffic.

We cannot say enough good things about the hotel and its staff. The location is superb as is the staff who see to your needs. The only accommodation available to us because of our travel dates was a 2-bedroom apartment in the Annex. It was spacious and very well appointed with a fully equipped kitchen, including a washing machine and table for 4, a large sleeping area separated from the common area by a half wall and a separate bedroom. The common area also had a table and wall-mounted TV. The surrounding area is very quiet and offers many nearby sites to explore to which the staff give excellent directions. Our thanks to Mattia, Carolima, Allegra and who the staff who took such excellent care of us. We truly enjoyed our stay and our discussions of life in Italy.

Together with my wife I came twice to Palazzo
Dalla Rosa Prati on our trip through the Emilia Romagna. We can
strongly recommend room 2, ( junior suite Ortensia),
beautifully decorated and overlooking Duomo square
and Battistero. The Palazzo is a medieval mansion located in the
heart of Parma. All important sights are within walking distance.
The owner, Marchese Vittorio, is a very polite host and his team is extremely thoughtful and
attentive. You really feel at home.
We can recommend Palazzo Dalla Rosa Prati to every visitor coming to Parma, looking for a
distinctive accommodation - very special and upscale at the same time.

This was my favorite hotel on this trip to Italy. The natural beauty and the history associated with this building added to the charm. This is exactly the esthetic we wanted. Authentic olde world but modernized for comfort. We felt as if we were visiting a family estate, which is exactly what this hotel is.
The reception area is open and full of natural light with an amazing staff…Carolina, Eileen were welcoming and helpful on our check in and Matea on our check out.
Fabulous location…in the square with the Duomo!
Lovely courtyards and cobbled entrance, secure hotel with sliding doors that opened to the courtyard with our room key.
The room included a large bedroom with a queen bed, updated bathroom, a seating area and a lovely kitchen complete with dish and glassware and coffee, stove top, refrigerator, microwave, and a washer/dryer! More of an apartment than a typical room.
Breakfast was served in the small cafe on the property…great breakfast options included with our room, served table side not buffet style. Last day we had no time for a sit down breakfast but host bagged Parma sandwiches to take away. Very nice!

We had a small 2 bedroom apartment with a kitchen that was absolutely perfect. It allowed us to make our own coffee in the morning and prepare many easy dinners with the fresh local ingredients of Parma. We very much appreciated this after traveling around Italy for several weeks as eating in restaurants every day can get tiresome. This hotel is right next to the Duomo and was an easy walk to everywhere in this beautiful city. Every staff member we came in contact with was friendly and helpful. Stay here. You will be pleased.

The A/C system in our room was controllable but we did not have to use it during our stay. Have a pleasant trip.
