Bed and breakfast Venice is a typical Venetian house built in the mid 1800's. Newly remodeled, it is located right in the heart of Venice just few minutes away from all of the main tourist attractions. All rooms are independent with double bed, private bathroom with shower, independent heating and air-condition, and WIFI included in the price. Due to the old structure of the house WIFI is only accessible from common areas not directly from the rooms. Upon request we can add or exchange the double bed with twin beds (call for pricing). The house is strategically centered in the San Stae area from were you can reach the historic center with just a few minutes of walking or via the "Vaporetto". "Vaporetto" is the local way of public transportation. We are only 8 min from the railway or 10 min from the car parking via the Vaporetto. If you'd rather walk, you can reach Rialto's Bridge in 8 min and San Marc Square in 20 min. The Accademia and the Guggenheim Gallery is in 20min via the Vaporetto. All rooms are equipped with bed linen and towels for the shower, hair dryer, small refrigerator, microwave and everything you need to make yourself a cup of Tea and instant coffee that we are pleased to provide you with a welcome package that includes fruit juice, and a Venice map with Personalized itineraries. Room prices does Not includes the continental breakfast. Although breakfast will not be served, Free tea and instant coffee will be provided Room rates range from € 35,00 a € 170,00 per night per room. Extra bed can be added in each room for additional € 20,00. The Day Tourist Taxes are not include. Check out is 11:30 - We do provide bag storage service anytime

Consigliatissimo. Ottima la posizione perché accessibile alla stazione,a due passi dal traghetto e con una passeggiata tra i vicoli ci si ritrova al ponte di Rialto o Piazza San Marco. Non ha una grande insegna all'esterno ma con le indicazioni gentilmente fornite dal proprietario, lo abbiamo trovato subito. La cosa che mi spaventava di più era la mancanza di reception, ma sinceramente, una paura infondata perché è tutto a disposizione.Checkin checkout perfetti.
La pulizia e igienizzazione OTTIMA, ci siamo sentite al sicuro. Il proprietario molto gentile, disponibile e premuroso verso il cliente.
Che dire, per la nostra prossima gita fuoriporta, torneremo sicuramente!.

Highly recommended. The location is excellent because it is accessible to the station, a stone's throw from the ferry and with a walk through the alleys you find yourself at the Rialto bridge or Piazza San Marco. It does not have a large sign outside but with the information kindly provided by the owner, we found it immediately. The thing that scared me the most was the lack of reception, but honestly, an unfounded fear because everything is available. Checkin perfect checkout.
The cleaning and sanitation EXCELLENT, we felt safe. The owner very kind, helpful and caring towards the customer.
What can I say, for our next trip out of town, we will definitely be back!.

This property is located in a great location. You can walk to everything and it is close to a water bus station.

The apartment was large enough for the 7 of us. The owner is a very nice guy.

The place is a bit older, but well kept. The only real complaint, the beds are not comfortable.

Stayed here for 2 days. Very convenient location. Great value for money.
Wish there was a minibar.
Steps away from vapetatto. Easy access to San Marco ,Riaolto as well as Murano.

Please ask locals for directions.

Small clean room. Great value for money. Quite location.

You can shop at the local COOP for water etc.

Recommed it!

We loved staying here! A perfect escape from the tourist centers of Venice, but still incredibly easy to get around the city. It's located in the center, only a few streets from San Stae stop, and a five minute walk to Rialto bridge or ten minute walk (you'd need a map for this one) to the train station.

The room was very spacious with gorgeous terrazzo floors, a kitchenette, a large and updated bathroom, and a comfortable bed. Nicola gives great directions and even mapped out a great walking tour based on our allotted time. The rooms were also incredibly quiet. The house has a/c and there is an additional one for the window unit.

There is no breakfast - which is just fine since there are tons of great options around. We went to a nearby Coop to get a few breakfast items and water.

My family and I visited Venice for the first time in 2013 - a side trip during our 3-week stay in Croatia with my Dad's extended family. Since we were traveling with 3 pre-teenage children at the time, we wanted to expose them (and ourselves) to a "local" experience - a neighborhood where REAL Venetians live. I am pleased to say that we had the extremely good fortune to be referred to Nicola and his fantastic property!

Located only steps from the Grand Canal's San Stae Vaporetto stop, across the street from Palazzo Mocenigo (and its fantastic perfume museum), a 3 minute walk to Campo San Giacomo del Oro (and its handy Meijer bakery, fresh fruit market, and Bagolo restaurant - which is open late and filled with locals), and a 15-minute walk to San Marco's Square...this property is the PERFECT location from which to explore Venice!

I was so impressed by my 2013 experience that I called upon Nicola again this past summer (July 2015) when I returned to Venice to meet up with a friend. Again, he did not disappoint! The property was very clean, the sheets crisp and fresh, and the air conditioning worked great - a tremendous feat, considering the 100+-degree days in July! Not only was Nicola a gracious host during our stay, but he went way above and beyond the call of duty long after I returned home to the States...

You see, in my enthusiasm to reconnect with family and friends in Volosko, Croatia - and my desire to catch the correct Vaporetto (I had taken an inadvertent 3-hour cruise out to Lido and back upon my arrival in Venice and was determined NOT to repeat history...) - I forgot ALL my souvenirs in my room at Nicola's B&B! Masks, Murano glass, etc. I was struck with horror when I realized my mistake...I was at a gas station in Kozina, Slovenia...approximately 2.5 hours after I drove out of the Tronchetto parking garage.

I immediately phoned Nicola and he agreed to ship the forgotten items to me. Looking back on that conversation, he must have thought I was a lunatic - but he remained positive and upbeat and assured me that he could help. I could not be more grateful to him (and to my husband for quickly sending money via PayPal to cover the postage)!

In short, I highly recommend this host and this location. I will DEFINITELY stay here again the next time I am lucky enough to return to Venice!

The room was ok. Good location also, at the end of the street there's a vaporetto.
Owner seemed not that interested in his clients, explanation of Venice's highlights was done in a few minutes. He was friendly but without plus. A pitty that breakfast is not possible though.

We loved it and slept like babies.
The kitchen sink and stove of room C do not work, kitchen equipment is very basic but fully enough to prepare tea and coffees. But when we asked for additional plates we got them immediately.
Service and contact were very nice and easy going. Location is great and perfectly well connected.

We stayed here for 3 nights before our cruise and then for one more night after the cruise.
Its a cute apartment with 3 bedrooms each with their own bathroom. Very clean, spacious and nicely decorated. Yes there are a lot of stairs to climb so keep that in mind when packing- we always overpack but it wasn't a big deal. We were in Venice in August and the heat was intense but each room has its own air conditioning so it was perfect! The kitchen has enough supplies with coffee, condiments etc and there is a coop a few minutes away. The location is really perfect- right off St Stae waterbus stop- it was nice not having to haul luggage all over the place as we saw many people do. You are 2 stops from the Rialto bridge and from there we walked to St Mark's although there is a waterbus straight to that location- its fun to wander the streets and discover all the charming squares and alleys. The wifi works on the first floor and there was a little desk there to use and it also worked in the upstairs hallway and sometimes in the kitchen. We really didn't use it much- mostly the kids used it for Facebook at the end of the day. The area is nice to walk around and the vaporetto stop is so handy- you don't have to negotiate the many alleys at night which i was grateful for- we got lost enough times during the day but somehow you always find your way back to where you should be! Nicola, the owner was really nice to deal with and I would not hesitate to stay here if i end up back in Venice (hopefully one of these days!).

Five of us stayed at the Bed And Breakfast Venice.it in March 2013. There are 3 bedrooms each with their own very small bathroom. We rented all 3 which gave us the living-room Kitchen area to ourselves. If you only rent a room you will share the common area with others. This apartment does not have breakfast included though we initially thought that it did but nothing about the breakfast was stated by the owner when we arrived. It is on the top floor of the building actually the address is 1964A. There is wi-fi only if you sit on the bottom step near the main entrance which was cold in early March. The rooms were nicely renovated and the common area also had everything that you would need. It is located very near one of the Vaporetto stops. In Venice you will walk a lot unless you get an extended pass to use the waterway which is extremely expensive. It takes a day or two to get acclimated to the street layout and you are a fair distance from Saint Marks. We had a walking tour two hours combined with a 1 hour grand canal tour (Would recommend). Everything is a little more expensive in Venice then the other cities we visited.

We stayed with our 4 kids in the 3 bedroom apartment for 5 days in December 2011. The apartment is very well located 1mn from San Stae vaporetto stop (line 1), no bridge to cross with your luggage to reach it. It is on the top floor of an old building in a very narrow street. The owner apartment and the bed & breakfast are in the same building but we had a separate entrance. The apartement is on the top floor (2nd european floor, 3rd US), has good heating / air conditioning. The owner gave us useful information on shops & restaurants and drew itineraries on a map for us, which we used during our stay. The rooms are big, the bathrooms are rather small (shower only), but there is one for each room so it was fine. To get wifi connection, you have to go to the 1st floor (little table in the staircase). The connection is not great, but OK for emails. It is close to the main tourist sites, but in a much more quiet area.

Dear William Following to your kind request, I can offer you 1 en-suite double room (king size bed), private shower-bathroom in the room.: "Bed and Breakfast Venice" is located in "San Stae" area near the water bus stop of "San Stae" (no Bridges to cross..) and we are 12 minutes distance walk from "Rialto" Bridge. Click on the following link for a map of our location: B&B Venice Italy Google Map "Bed and Breakfast Venice" is a typical Venetian house built in the mid 1800’s but completely remodeled. All of the rooms are non-smoking only and totally independent (we share only the stairs). All of the rooms have Private Bathroom with a Shower, Private Heating and Cooling System, Hair Dryer, Small Refrigerator, Microwave and includes Towels and Sheets. Free Wireless access that is only in common area: Unfortunately the old and thick house structure prevents for wireless signal to reach each room.
