Only a few minutes walk from St. Mark's, our B&B overlooks the canal facing the Scuola di San Giorgio degli Schiavoni with Carpaccio's paintings of Saint George and the Dragon. Also the single and double rooms overlook the canal. They are cosy, well-lighted and refinedly furnished. In addition, there are three bathrooms, one with large shower, sink, toilet and bidet, a bathtub and sink and with a sink, toilet and bidet. Great room for breakfast with a kitchenette. Nearby, there are good restaurants, pizzerie , pastry shop and a supermarket.

It is located near San Marco, very convinient location. We booked a two-bedroom suite, and it is beyond our expectation. Clean rooms, a large kitchen and a nice view. Georgio, father of Fabio, is a very helpful and warmhearted old man, though his English is not quite good. We had a very good time in Venice, and it is one of the best places I ever stayed in in Italy. Thank you, Geogior!

This little B & B is great. It is practically new. We hired two rooms: one for our kids and one for my husband and I. In the end we had the B & B for ourselves. It was very clean and everything worked perfect. Breakfast was self service with everything to start a good day.
Its location is perfect: very close to principal attractions, to good restaurants and to the vaporetto to move around Venice.

Nothing fancy about this property, in fact, as other posts state, it was a room in an apartment, very basic. However, in Venice, I wanted to spend more time outside than in. The room and private bathroom was clean and the bed comfortable. Friendly welcome on arrival with lots of good advice and recommendations of places to go and to eat . Ideal location for exploring and getting to St Marks Basilica etc.
I wouldn’t bother with the breakfast- you can buy your own from the supermarket or eat out. Considering how you expensive Venice is, I would recommend staying here.

Based on the reviews here, I was very excited to stay here with my girlfriend in our first trip to Venice. Unfortunately, we were plagued with a couple of things that might have just been some bad luck, but I still have to mention a few things, good and bad, to make sure people know what they are getting into.
The Good:
- Location - It is in one of the best spots in Venice, in that you are on the canal, close to a couple of taxi locations, and you are walking distance to all of the major tourist spots (St. Mark's, Rialto Bridge, etc.).
- Staff - A small family lives in the same building and they are very nice and helpful. Everyone we spoke to knew very little English though, so the conversations were quite difficult in trying to get recommendations for anything.
- Living Area - The place is essentially an apartment with three bedrooms. It would be perfect for 2 couples or a family if you could rent the whole place, because you can use the fridge, stove, etc. for whatever you want. But, if it is only a couple, it feels awkward if you are sharing the space with people you don't know.
- Cleanliness - The place is very clean and well maintained. We didn't even have to do any of our dishes or anything.
- Amenities - This one is tough to say if it's good or bad, so please read below on our personal experience. There is wifi (if it's available) and the A/C is cold (as long as it's working).
- Value - Based on the location and what you get for it, it is probably the best bang for your buck you are going to get in Venice. Venice is not the cheapest place to visit in the first place, but you probably knew that before getting this far anyway.
The Not So Good:
- Location - Be careful what you wish for here, as the canal view is great, but no one here mentions that this apartment is directly above a DHL (shipping) location that uses the canal. And if you know anything about a shipping location in Venice, they are going to be active EVERY morning at ~6:30 AM with boats and cranes going, etc. Basically, it sounds like construction right outside your window first thing in the morning. So, in other words, don't plan on sleeping-in, unless you bring earplugs or are a very heavy sleeper.
- Separated Bathroom - Please be aware that your bathroom is NOT connected to your room. You will have to walk out of your room and down the hallway to get to your bathroom. It is yours and you have your own key, but this was a big deal for us because we would really have liked a bathroom directly connected to our bedroom.
- A/C - Unfortunately, we have the worst luck and the A/C broke on our first night there. It was in the 80's every day during our 4 days and it wasn't fixed until our last night. They did what they could to help us (they even went out and bought us a fan for our room), but it was still quite a disaster. And since we had to leave the windows open all night, we did not get any sleep, since by 5 AM the birds are chirping loudly and by 6:30 AM there is basically construction going on right outside your window.
- WiFi - There was wifi, but it only was working for 1 out of the 4 days we were there. This wasn't a major impact to us, but to some this would be an issue.
- Bed/Pillows - Something small, but the pillows were the flattest I've ever slept on and half the bed was very hard, while the other half was pretty comfortable. Might not be a huge thing to some, but I've just been spoiled with a really nice bed and pillows at home.
Looking back at this and realizing that our experience was different than most would be, I would still probably recommend it if you can rent the whole place, but just be very aware of what you are getting into.

This was an excellent place to stay. Quiet, but only ten minutes or so walk from St Mark's Square, with a supermarket close by and a charming and helpful owner. Spacious, peaceful, and a pleasure to come back to each day.

The b&b is on the first floor (above the ground floor) of a family property in the heart of Venice, close to San Marco and the Biennale. The rooms overlook a canal and a bridge, with a true Venetian atmosphere. There is a kitchen and you can find a supermarket a few steps up the canal, very useful for avoiding the high prices of Venice restaurants and cafés. Rooms and bathrooms clean. Private bathrooms, but not adjoining the rooms. Price convenient for Venice standards. The friendly owner gives advice about city and transportation. Basic breakfast, but you can buy your own food. No credit cards.

We were pleasantly surprised with how nice this BnB is! Got a little lost finding it but like the other reviews, Fabio was waiting for us calling outside the window. He helped us bring up our luggage. The place was very clean. We got the front bedroom with the canal view. Even though we were the only visitors thwre beware that Fabio will drop on late morning to check on you. So do be modest going to the bathroom, etc. He always sets plates for breakfast. Mostly danish and toast. If you like milk with your coffee and tea, I suggest you go to the market close by to get it. He had orange juice, bottled water, and some yogurt. Fabio really made us feel at home. Best part - we had air conditioning! Would come back and recommend this place to others!

Stayed two nights, but our flight was delayed by 9 hours, so we arrived around midnight the first night. Had some difficulties finding the place in the dark, but once we arrived, everything was great. Yes the noise started early right outside of the window, as some mentioned, but it worked toward our advantage, because we only had one day for sightseeing, therefore wanted to get up as early as we could. Yes the communication was hard as the family didn't speak much English, but we weren't looking for much help anyway since we found everything we need online using their wifi. Didn't use the A/C because (mid September) the weather was perfect to sleep with the windows open. Can not emphasize enough about the location. Definitely will return and stay longer the next time.

This first floor flat overlooks a small canal and bridge, 10 minutes easy walk east from Piazza San Marco. Large rooms, separate toilet and bathroom and a kitchen/dining room which is available for use. We made our own breakfast, although the owners also offer a B&B package.
They are very friendly and helpful, recommending local restaurants and providing other tourist information.
There’s a supermarket 100 metres away, and it’s 700m to the boat stop (Ospedale) for the airport.
It’s a very good deal for central Venice.
One small point: the double bed is two singles joined together, and the mattresses tend to separate. It’s understandable as you might use the room as two companions rather than a couple, and it’s not a big deal, but worth noting.

This B&B is well located, near San Marco yet not in the middle of crowds. The room is a good size and clean, and breakfast was tasty.
