Butera 28 is one of the most wonderful places i have stayed. The exquisite location close to the sea and still in the center close to everything. i felt 100% safe and taken warmly care of and my room was so wonderful. full of details that had been taken care of, made me feel at home at once. the little bottle with fresh water and fresh milk to make coffee was just one of the details i loved. i also love that they take responsibility for the environment and don’t use plastic bottles. i felt that this was a destination itself and the guide to palermo by nicoletta was so wonderful. i feel very grateful and want to go back immediately.

Our week in Palermo was a delight, in no small part owing to our hostess, the Duchess Nicoletta Polo and the clean, spacious, comfortable apartments of Butera 28. We stayed in both Apartments 13 and 4; each was well-equipped with kitchen and dining areas, spacious living quarters and modern bathrooms with hot showers. The A/C was self-controlled and worked very well in the humid Palermo climate. We loved the neighborhood, which was only blocks from the harbor and convenient to many attractions (such as the Palazzo Abatellis, Palazzo Chiaramonte-Steri, Palazzo Mirto and the Musei di Pupi.) The Quattro Canti area (which is close to many churches, the Cattedrale, and many other sights worth seeing) is in easy walking distance for most. (We are 75 and 67 and made it every day, with a few rest stops on the plentiful benches along the Corso Vittorio Emanuele.) Even the train station is an easy walk (without luggage and if it's not raining!) Nicoletta can make arrangements for a driver to Monreale or wherever you'd like to go. My one regret is that, although we spent an entire week there, we never found the time to tour the Conference Suite and Tomasi de Lampedusa Family Museum. Oh well - next time, for I am sure that I will return to Palermo and when I do, there is no other place I would stay than Butera 28!

We stayed in Apartment 6 on the first floor of Butera 28 for two nights in October 2022. The welcome was very friendly and informative, even though we were scheduled to arrive quite late in the evening (they had kindly arranged a car transfer for us from the airport). The apartment was very spacious, eclectically furnished in a style that suited the building and we were very comfortable. It was clean, the shower had good water pressure and the wi-fi worked. The location was good, close to the sea and a short walk to the main sights. We would stay there again because we enjoy old world charm.

Our experience at Butera 28 exceeded our expectations. The apartment was light, bright, spotlessly clean and timelessly elegant. The space was wonderfully serene yet just minutes away from some of the top attractions in Palermo such as Palazzo Abatellis, the National Gallery of Sicily. The kitchen was very well equipped and there is a very good supermarket nearby if you want to cook but there were also excellent, good value bars and restaurants in whichever direction we left the building. This is a place with real personality and having our own key to that huge wooden door with the lion's head was pretty special. We stayed in one of the biggest apartments and it was very spacious, offering excellent views from both sides of the building. We particularly enjoyed watching a number of wedding parties at the church down the street from our balcony overlooking the street. It was too hot to spend much time on the roof terrace but that would be a wonderful space in slightly cooler temperatures, with a view right out over the rooftops and the sea, watching the cruise ships and ferries come and go. Thank you so much to Nicoletta and her team for a really wonderful stay.

For any literature or film buff this is the place to stay in the historic center of beautiful Palermo. This family is an example of old world Palermo being part of the family from which the novel Il Gattopardo (The Leopard) and eventually the exquisite Visconti film. We were given a large two-room suite with lots of sunlight, with a full bathroom, a full equipped kitchen (dishwasher, washing machine, refrigerator and stove - dishes, glasses, pots and pans were available for our use). The rooms were cool but also had air conditioning and there was a beautiful roof top area with chairs and a table where we could enjoy our breakfast or cocktails. There were plants everywhere and antiques were scattered throughout, including a beautiful marble topped table in the kitchen. It felt like being home. The staff was wonderful greeting us, arranging for service to and from the airport, as well as providing a wonderful list of local restaurants, stores, and places to visit. I was lucky enough to take a class - "Cooking with the Duchess" that was very in-depth and fun, learning a few of the fabulous traditional recipes from Palermo, Sicily and the family. The food was amazing and we were able to explore family rooms and dine in the marvelous dining room. This is not a hotel experience, but an opportunity to dive into another world and another time.

We had a very disappointing at butera 28. A bummer for naive tourists, nothing more! The flats are run down and would really need an update…especially the bathroom and kitchen as they are ancient (not in an interesting way!). We couldn’t really see anything about the Gattopardo experience as they like to sell it as the flats are independent and there was not even a chance in our stay to pay a quick visit at the historic rooms. There are plenty of accommodations in Palermo that can offer charming historic settings, as well as comforts and at much better prices. I was staying at a flat in the same street before moving to Butera, really charming and comfortable…and at half the price!

I am sorry to have to write this negative review because the people who run Butera 28 are extremely friendly and helpful, but the apartment we stayed in - Apartment Four - was really not very nice at all. Apartment Four is on the ground floor of the palazzo, and opens on an interior courtyard. Because the palazzo is tall (about five storeys) and the courtyard small, very little daylight enters the apartment at all. In fact, anyone staying in the apartment needs to keep all the interior electric lights on all day in order to see what they're doing. The result is that the apartment feel oppressively gloomy and unwelcoming. Certainly not worth what we paid. I suspect other apartments in the Palazzo are much nicer.

Response from Nicoletta Polo, Owner at Butera 28 Apartments
Responded 28 Sept 2021
Hello Markllk. Well considering that we do not advertise ourselves as a hotel, we would be very much inclined to state that your comment is redundant. Yes, there is a hotel directly opposite us - but we are offering a very different experience here at Butera 28 Apartments. Our rooms have antique furnishings, genuine works of art and family heirlooms (your chosen adjective "old" implies you simply don't have any understanding of interior design, culture or class). Moist? Perhaps you are confusing this with the natural humidity of Sicily in September, but we actually have fantastic air conditioning systems that are regularly antibacterial cleaned and exceptional cleaning staff too so that everything is as perfectly shined as our silverware in our own family palazzo... We can assure you of that. Unfortunately I take it as a personal insult that you didn't enjoy the cooking class, but of course, I must remind myself that food preference is subjective and I always state I am no chef, in fact that is what all of my other guests love about my classes. However, I cannot allow your comment that you ALL paid in cash without a receipt as this is very much a blatant lie - we supply receipts for everything here at Butera 28 apartments and the majority of my guests pay by card, so I have proof of these transactions. Please let me know your name, the exact date you had the cooking class with us and I will send you over your electronic receipt that you must have surely lost (just like when you misplaced your knowledge of vocabulary that "terrific" is actually a POSITIVE thing 👍).

Our previous comments from Sept 2018 (Arthawk Bristol) are still valid. We stayed in apartment 9 this time with its wonderful two terraces, both looking out to sea. If you are interested in Sicilian culture and history this is the place to stay. If we could award six stars we would. The duchess Nicoletta and her team are extremely helpful and knowledgeable and provide a personal touch which is lacking in hotels. You will have a memorable time here.
