TERRIBLE!!! Nothing like photos or description. No air conditioning. No water at times. Very loud construction on outside of building starting early. Beds old & uncomfortable. Breakfast stale croissants. Could not stay it was SO BAD. Hostess rude & arrogant.

Booked a room for my sister and I here a week or so in advance, that was clearly advertised as having a double and a single bed. Then to make sure I emailed the hotel a week or so before, to double check this was two separate beds, and received an email response saying that ‘We are pleased to let you know that the accommodation has confirmed they will be able to arrange this for you. There will be no extra charge for this request.' On the day, when it was no longer possible to change or cancel the booking, I was informed by Whats App that the room does not have two separate beds, nor was it possible to separate the beds to make this so. Checking your listing on Booking.com, there were still rooms available with 2, 3 or 4 beds advertised, so clearly different options were available. Following up by Whats App, the only suggested resolution from the accommodation was to pay 15 Euros for an additional bed to be added to the room. Given the late notice, we were on our way to Palermo and we reluctantly agreed. The accommodation provider then insisted on payment up from via a digital app, which was unfamiliar to us, instead of via Booking.com. However, given the lack of time to cancel the booking and to find another hotel, we reluctantly agreed. The room had an additional camp bed / put me up bed added in a corner, which is a little inelegant and cheap, but better than the floor. Finally having contacted the accommodation once more, regarding the imposition of additional charges, they have claimed that this is normal for Siciliy, and that they had informed us of such 2 days before the deadline (no such email was sent, or any such message received), and so I would strongly advise caution when booking or thinking about staying here. 15 Euro’s might not be much, but it does imply a lack of honesty, and I assume we got gouged because it’s a quiet season and most of the rooms were empty. In terms of the accommodation itself, it is well located but a bit noisy - equally i sleep well so not an issue, but more so for lighter sleepers. The setup is not as a hotel, but more of an Air BnB, so expect to negotiate via WhatsApp or the telephone to get access to the rooms. There isn’t a reception of staff on site, so I assume they are managing this by cameras.

The accommodation is two minutes from Central Station (which is the last drop-off for the airport shuttle), so is very well placed for the main attractions in Palermo. The rooms are big, clean and well presented, with excellent WiFi and air con. We were a group of seven, so took all four rooms - though they can be booked separately - so had exclusive use of the whole facility, which was great. The breakfast provided on site is good and we were very well looked after by Giuseppe, who speaks reasonable English and was able to give us great recommendations for restaurants. As noted in some other reviews, there is some noise from the Via Roma at night, but it was never a major problem for us. All in all, a great place to stay and one which we would certainly use again.

The owner is Very friendly and nice. The room is big, nice and clean. The location is Very convenient. Very close to the supermarket and bus and train stations. The toilet is big and the shower is very modern and new.

Lovely B & B with only a few rooms. To stay in this kind of location is a great experince for Palermo. Hughe rooms with marble floor, nice Italian breakfast. Book your room directly with a call. They are well oranized. We parked our car on a puplic parking area and this was closed when we wanted to leave. Our host oranized the single guy who had the key...many thanks!

I'm really torn about this review because the property is very good in all respects but one - the noise from Via Roma. I appreciate that this is a city property and not in the country, but in many years of staying in all sorts of hotels and B&Bs in Italy, I have never stayed in a noisier room (both nights!). If the owner were to invest in sound insulating windows and doors for the rooms that face onto Via Roma then this would be a five-star property. Clean, bright, spacious, good AC (and it was hot outside), great breakfast, Giuseppe and his cousin couldn't have been nicer. But cannot recommend because of the noise.

Such a wonderful B&B!! Giuseppe is the best host: helpful, charming and loves a good laugh! He tries his best to make your stay as comfortable as possible. The rooms boasts high ceilings, comfortable beds and a bathroom to die for with a walk in shower! The atmosphere of the B&B is as if you step into a Sicilian vila with paintings on the walls and marble floors! It is certainly a 5* B&B with all the facilities needed during a sunny holiday in Palermo! The location is perfect, on the main avenue (Via Roma), which is 2 min by foot from the Central station of Palermo and 10 min from the historical center! Thank you for making our holiday unforgettable!!
