I really had no idea what to expect when we arrived to Franz House. The room was very spacious and more than adequate with a GREAT view of the Arno River. Its extremely close to the Ponte Vecchio. Our room wasn't ready when we arrive due to the cleaners late arrival completely out of the managers control, however we were allowed to leave our bags safely in Franz hour until our room was ready saving us from having to carry our luggage round...

My husband and I were travelling with our adult son and this large, private bathroom, air-conditioned room with free WiFi was perfect for us. Noisy plumbing but this is common in many of the older European buildings. Well located for sightseeing, shops and food. Tea/coffee/snack in your room - good value for the price. This was my second visit to Florence. It was an easy and short walk a way from Santa Maria Novella station and also close to main sights. The room was a little bit shabby but clean and cosy and the common areas were ok.

The bedroom was clean though shabby. The shared bathroom was clean also. Communal areas were awful. The owner is unreliable. You can stay in wonderful places in Florence for the same price. My advice is stay elsewhere.
