Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

The house is in a nice and quiet property, very close to Lucca.
We had a huge apartment ( lavanda), with 4 rooms and bathrooms.
Everything worked well: the kitchen, the heating, etc.
Andrea was extremely nice, he allowed us to arrive sooner than the check-in hour, gave us milk for the kids, recommended us restaurants and a place to buy tipical pastries...we can’t thank him enough for making us feel at home from the first minute!

An amazing place to stay close to the Lucca and Pisa.
Andrea and his family are the perfect hosts with a vast knowledge of local places to visit and eat.
The (Lavanda) House is very comfortable with a great pool and outside space to dine, cook and relax.
Car charger at the house perfect for those with EVs.
Thanks for the invite to pasta making, one of the highlights of our trips from the UK to Italy.

Great place just 10 mins away by car from Lucca and 15 mi a away from Pisa . There were spacious rooms, friendly hosts and calm atmosphere. On premises you can buy local organic good, accessories and artwork from the local artist Lisandro Rota, which you can purchase . We will be back when visiting tuscany again. Recommended !

My stay at the property was awesome! Very kind and helpful personnel. Furthermore the outside area in regards to the pool was huge and very enjoyable! Moreover, the interior of the house gives you a truly Italian Tuscany vibe. Thank you very much!

Firstly I will say that the apartment was beautiful and well appointed. The setting is fantastic with lovely hills all around. There is a nice pool, although closed at this time of year.

We did not have a car for our three nights here and felt isolated. A bus runs into Lucca (takes about 20 minutes) but only about every 90 minutes and stops running by 7.30 pm. Taxis into Lucca and back are quite expensive. Although it was our research error I am afraid that it did slightly mar our visit.

I must say that the café/bar at the end of the road was life saver for breakfast and on one occasion an evening. Many of the restaurants which are within walking distance are shut at this time of year.

The accommodation is great however and Andrea makes you very welcome. My advice though is to have a hire car to enjoy this at its best.

We stayed in a one bedroom ground floor apartment which was lovely. Andrea and Vanessa made us very welcome on arrival, and provide an excellent guide with some very helpful advice on places to go, places to eat and so on. We ate at la Cecca, and I tre merli, which were both recommended and very good. We also had breakfast at the pasticceria at the end of the road, which we also enjoyed very much.
Everything in the apartment is really new. The pool is lovely.
All in all great.

What a beautiful home, with all the original Tuscan styling! We had a wonderful stay and enjoyed the beautiful area.

Our hosts Andrea & Vanessa have been exceptional and even assisting us with matters beyond our stay - Thanks!

We highly recommend Tenuta San Giovanni in Lucca.

The Tenuta has several types of apartments. This review relates only to the ground floor of the ‘dependancel’. This dependance is completely built in between what looks like a barn and the house of the neighbours. These neighbours also have direct access to the 'terrace' which is no more than a courtyard with disappointing views. You only have a view of the mountains when the awning is folded in. But strangely enough you can't control the screen yourself. Apparently, the neighbours determine when the screen should be unfolded. And what makes it even more bizarre: the neighbours have 2 cameras that are aimed at that courtyard. When I reported to the owner that we did not feel comfortable with this, he offered to move into another apartment (without any further explanation about the presence of the cameras, of which at least 1 seemed to be active, given the glowing sensor lights when movement was detected) .
Furthermore the facilities and equipment as stated on Booking.com do not correspond to reality at all. No trace of an oven, coffee maker, toaster, washing machine, tumble dryer. The equipment of the kitchenette is below standard: not a single pan lid, for example, and not even a corkscrew could be found in this apartment of a winegrower (although we noticed a rusty bottle opener). Several appliances were dirty and greasy. The free toiletries are limited to a small bottle of shampoo and body lotion for 2 people for 4 days (and no trace of bathrobe/slippers either). I guess supplementary items will be provided upon request (indeed, the host is courteous and responds quickly to messages).
In general, the state of maintenance and cleanliness is not at a satisfying level: the door giving access to the courtyard does not close, the shower head that is no longer height-adjustable on the rod and the bed of questionable and back aching quality. Dust can be found about anywhere.
And to put the above in perspective, I've posted over 50 reviews n the last few years, with many high marks because the accommodations met our expectations which were based on the online descriptions. This is the lowest rating I've ever given. I hope that the owner will understand this particular apartment needs a real check-up to ensure that people rent the apartment they think they will rent after reading the description on Booking.com.
