I will break this review down into pros and cons.

Pros
Great location right in the centre of the old town, right on the front, with great views.
Everything catered for in the room from a massive very comfortable bed to toiletries, including a toothbrush, shampoo,  conditioner, shower gel and body lotion, so save some space in your luggage. There was also a sewing kit. They provided a face mask each and a small bottle of hand sanitiser. They provide beach towels too.
We booked a studio with a Seaview, room 111. This had a terrace too, shared with 4 other rooms, with lovely views over the ocean. The fridge is an advantage for keeping the drinks cold.
The breakfast was buffet style and very good with everything you could want  even sparkling wine! Although there was generally a queue, we didn't wait very long at all.
Outdoor and a heated in door pool, both very well taken care of.
Cocktails in the Captains bar were awesome  the margaritas were one of the best I've ever tasted (see cons regarding other cocktails in Promenade bar  don't get them mixed up).
Staff helpful when we asked to print some Covid documents off, and did this for us without charge.
They do a half board basis but the hotel is surrounded by so many wonderful restaurants because of its great location, I wouldn't recommend just eating here in the evening and the choice of meal in the hotel was just a selection of 2 choices rather than a menu.
Cons
Hot tubs/Jacuzzis closed, may I suggest to the hotel, opening them and having a booking system or ask for only 4 people at a time. Maybe this was because of Covid but there are ways around that.
Another con was guests saving the sunbeds in the morning and then leaving them. On the first day we were not able to locate beds together but there were plenty just with towels on but vacated.
Cocktails in the Promenade bar (pool bar and bar on the front) are just not up to the same standard as the Captains bar. It is in fact a different menu. No margarita for example. They taste very watered down and just not as good. There is a happy hour every night with half price drinks, this was amazing in the Captains bar but not the other bar, sadly it was one or the other as if one was open the other was not. We only did the Captains bar once and learnt our lesson fast. I would have paid full price for a cocktail in the Captains bar, but no option.

Conclusion
We really enjoyed our stay and would stay again, in Madeira, or even if we went to another location were this hotel is, such as Lisbon.

Regarding the Jaccuzzis we are not allowed by the Health autorities to open them yet, we will do as soon as possible. We booked this adults only hotel through a BA package and could not fault it, actually can't wait to return. We booked a side sea view studio and expected a side sea view but was pleasantly surprised by the full sea view which was great from our balcony. The room is spacious, with plenty of storage in the wardrobe, studio self catering facilities which we did not use apart from the odd coffee one afternoon, big bathroom with shower and bath tub. The balcony is on the small side but enough for 2 of us. We had room 123 on the first floor, the rooms on the ground floor seemed great as well, with access from the pool area.
Breakfast was very well organised with only a certain amount of people allowed in the buffet area , there were hot and cold dishes, fruits and pastries, cereals , soft drinks as well as the sparkling local wine.
The pool area is great, I have seen comments that the pool is small but there were lots of days and hours when i had the pool to myself, maybe guests are still afraid of using it, not sure but it had enough space for everybody. The only thing is that they still allow people to reserve the beds (for a max of 2 hours after which the towels are removed) so if you have a preferred area you will need to be an early riser. The most wanted beds are the ones nearest the pool or the bar area
A nice touch is that the hotel gives you free small sanitisers on arrival and there are plenty of sanitizing stations around the public areas.
The hotel bar has tables and chairs on the promenade area as well, they do a happy hour between 6pm and 7.pm when the drinks/cocktails are around 4 Euros.
All in all we had an amazing time at this hotel and would not stay anywhere else. The location is fantastic right in the Old Town, the staff is polite and friendly and the hotel is spotless. I work in travel and over the years have visited a huge amount of hotels, we could see that the hotel team is working extremely hard to maintain very high standards and would not hesitate to recommend it to my clients or friends.

This Adults only Hotel was the best we have ever stayed in and should be 5 star! The rooms were spacious and spotlessly clean, as was the rest of the Hotel. The sunbeds by the pool were sprayed and cleaned every day and Covid 19 measures were strictly adhered to. We had bed and breakfast, due to its excellent location with so many good restaurants close by. The breakfast buffet was excellent with a variety of foods available. The staff in the restaurant and throughout the Hotel were extremely helpful. There was a Happy Hour every night from 6 - 7.30 pm with a massive choice of cocktails and drinks at half price. There was also pleasant music every night from 9 - 11 pm.

We really loved it here and will have no hesitation in returning to this Hotel in the future, or recommending it to others. It was quiet and tranquil, even though it was situated so close to the Old Town.

Thank you so much to All the staff here, who made our first trip to Madeira very Special!

I came across the hotel as we needed to spend a couple of nights in Maderia, following our flight from the Azores being missed due to a late covid test result back, so had to come back via Madeira.

All the staff were very friendly and helpful and our room was a nice surprise, as it was much nicer than the pictures show on the web site, we stayed in room 207 with a partial sea view and it was a lovely corner large room, with nice bedding and lovely feather pillows!

The pool area was busy and they certainly made the most of the space with the lined up sun lounges, which isnt usually to our taste, however the area was pleasant and people were respectful to other peoples space and sound levels.

The hotel was well equipped for covid measures, providing face masks and hand sanitiser in your room on arrival.

The hotel is really well-situated! Right on the waters edge and steps away from lovely local restaurants and the old town and close to the harbour and perfect for a morning run along the promenade and right next to the gondola.

Breakfast was nice, the sparkling wine went down well with many guests :)

I would recommend staying here & we thought it was good value!

Generally a very good hotel for the cost.
Checkin a little confused as you need to snap a qr code and then fill in a form but not the most intuitive to get it changed to English.
Room itself was nice. Comfy beds (note 2 pushed together but made up seperately) but pillows a little lumpy and old. Bathroom fine with bidet and over bath shower. Multi use refilled toiletries.
Small fridge and ring with glasses, plates, etc and cleaners cleaned any glasses we left lying each day.
Small balcony and nice view.
The pool area was nice with a shallow pool. We had no issue getting a longer each day. Occasionally there was a smell in the area though. Toilets were by the indoor pool and one day the lock broke and hubby got stuck! They did get him out quickly but the next day it was still tight.....
Breakfast was the biggest issue as they seemed to change things every day due to covid e.g. removed trays so how you were meant to carry juice, bread and breakfast meant there were queues - surely they could sanatise trays?! Also initially served then they gave you a fork and spoon to serve yourself- rather interesting when it comes to a fried egg...
Very central location and nice sandwiches at bar ideal across from the entrance and the restuarant right by the gate had an excellent 3 courses for €10 deal that we felt had the best of the Maderian kebabs we tried on the trip.

We enjoyed our stay, the location is key to us, in the heart of old town with great views and a lovely balcony to enjoy the view.

Breakfast was well organised, socially distanced with strict hand sanitizing prior to visiting buffet. Lovely to sit outside every morning.

Work on the area outside the hotel was intrusive at times but not unduly so and didnt spoil our enjoyment.

At this difficult time the staff are efficient and pleasant but somehow have lost their spark if enjoyment but this is understandable.

Enjoyable, we will return.

Having staid at one of the groups hotel in Lisbon, when I saw this advertised I had some idea of what to expect.

On entering the hotel, you are met with an an open and airy foyer, which leads through to the restaurant, bar and ultimatly the pool area.

The room itself was more of an apartment, as opposed to an ordinary hotel room. On entering, you are greeted with a small hob oven, complete with kitchen and dineing equipment. The bathroom is spacious and the room itself is well proportioned with 2 beds, a dressing table, wardrobe and a small table with chairs.

Room service is carried out daily.

On our arrival, we were told that the room wasn't ready, so we went for a walk to see what the local area had in store for us. On our return, the room was ready and our bags had been taken to the room for us.

During our stay, my wife reached her 60th birthday, and on that day, she was presented with a birthday card and cake! She wasn't the only one on that day either.

We were on a bed & breakfast basis, and the breakfast spread was more than enough to set you off right for the day ahead. Fresh fruit, cereals, cooked food, etc.

All in all, well worth the outlay, and would recomend this property

Just come back from the Porto Santa Maria this being our tenth Visit to this hotel. My wife and I are disabled and take a mobility Scooter with us, We go to this hotel at the same time each year during first week in January. We get the same room every year Room 040 which is wonderful as the room has a wet room which being disabled makes a great difference. The staff are wonderful and very helpful. We go there on a Bed & Breakfast basis, though we do have Dinners in the Arsenal Resturante or ala carte in the Captains Bar, which is good value for money. About five years ago I was given a Prestige Gold Card, which has big savings. Theres a Happy Hours every night and drinks are half price and with the Prestige Card you get a discount on top of that, plus some weeks you get double discount, so a drink in the bar works out much cheaper than any of the bars and resturantes just outside the Hotel. This visit I celebrated my 80th Birthday at the Hotel and was even presnted with a nice birthday cake. One small gripe, I note that this year being a prestige member the daily free bottle of water size has been cut from 1 Litre to 500 Mi. If my health holds out I will be back again in January next year

Just back from a fantastic week in Funchal Madeira. We stayed at this excellent hotel on a half board deal. This hotel is located right on the sea front in the old town, which perfectly placed for everything Funchal has to offer. It was a few minutes walk from all the old town has to offer, as well as proximity to the city centre, and the cable car terminal and marina. There is a booking office for Levada walks, dolphin/whale watching trips etc nearby. I would recommend booking some trips directly with the providers in Funchal, very good value for money compared to booking ahead. We spent a week at this hotel and getting to know the area, and this has to be the best situated hotel in Funchal. Never a need for taxis or public transport.
We had an ocean view room with balcony (it’s worth paying a little extra for this). The room was very well equipped and spotless, with a decent sized en-suite bathroom, including a bath and shower. There was also a small kitchen area with full size fridge and two ring hob if you were minded to do a bit of self catering.
The staff were excellent, providing top notch service without being overbearing or obtrusive. The food was really good, very wide choice at breakfast, and the evening 4 course half board menu was truly excellent, real fine dining.
The outside pool and bar area is peaceful and attractive (this is definitely an adults only hotel), and there was direct access to the sea front and promenade literally meters away. The pool wouldn’t really be for swimming enthusiasts, it is designed more to relax in and cool off. There was an outdoor lido with ocean swimming a few minutes away, which I would recommend.
Overall, I could find no fault with this hotel, and would recommend it without hesitation.

The hotel its self is in the old town however at no time did I feel unsafe. Also although there are many narrow alleys they are full of diners and people browsing. Go and enjoy yourself.

Just back from a two week stay in a J Suite. we stayed in 313. 311 has the same full all day sun and sea views 312 is a bit restricted in the afternoon. 310 has the full monte. 305 is also restricted in the morning. The 2nd and first floor suites in the corners of the building or at the ends. Not recommended. The rooms at the PSM all have plenty of space. You will not have to sit on a bed. The twin beds are together just like a v large double. Get on the site and request a room . They will do their best to comply with your requirements. I have photos of the floor plan . Are you booking direct with the hotel ?
