Situated directly on the beach just on the edge of the town. Handy to sunbathe and swim and loads of great restaurants and bars nearby. The apartment itself was Cretan in style, dark wood and beautiful tiles with more modern communal areas.
Popi on hand most mornings for tips and advice also does breakfasts at an extra cost. All in all a great fortnight.

This hotel has all the charm of the authentic old greek style with a modern standard. We had a wonderful chamber with a balcony right on the bay. Entering we were welcome by a lovely architecture and the old tiles of a magnifiscent floor. We spent a best of times and if the wide windows-doors were equipes with mosquito nets I would give it the maximal note. In this hotel you are inmersed in the greek town with greek people to garantee you a full inmersion in this Cretan adorable town. Bravi!!! Congratulations!!!

Lovely suite on the beach,clean and elegant.The view is amazing!in the evening you can sit on the balcony overlooking the sea,just above a lively bar..it feels like going out even if you're in your pjs.Our baby slept peacefully in the bedroom-the noise of the street was not in issue.You do hear however the sound of the waves during the night-which is so peacefull!

Stayed 3 nights in September
Location was good, short walk to harbour, downtown; balcony overlooking the small beach, the road in front was the main route for tour buses to the parking lot by the harbour, so quite busy and noisy and a chorus of horns if anyone got in their way.
The apartment was huge – separate bedroom, large sitting area with dining room and basic kitchen, good size balcony looking on to the beach.
Everything very dark and well worn, questionable whether furniture was antique or just old. Floor tiles cracked and broken – we had to cover one area with a towel to prevent tripping over broken tiles.
Kitchen had all the equipment but all ancient and not very appealing.
For such a large apartment the bathroom was tiny – the tiles in the shower stained, the caulking black with mildew and no storage whatsoever.
We never did encounter a staff person although they were quick to respond via text; we asked for a shower curtain and it appeared the next day.
We were expecting something more luxurious for a short stay; this is better suited for a longer stay beach holiday.

I have lost count of the amount of times that my husband and I have now stayed at this hotel! We have already booked our next 2 trips for 2015. We have stayed in a lot of the top hotels in Ag Nik but from the first time that we stayed here we would never dream of staying anywhere else again! Our room overlooks the sea and is large and comfortable. Also this is the best service that we have ever received from any hotel in Ag Nik. See you in just over 6 weeks Popi!

What a brilliant find! Spent a lovely week here. The apartment was spacious, clean and friendly with a wonderful view right over the bay. Location was perfect with a beach and restaurants all at hand. Would thoroughly recommend it to anyone.

The Palazzo Arhontiko is in a good location in Agios Nikolaos with everything in easy walking distance of the hotel. The beach is directly in front of the hotel and car parking is fairly easy along the sea front. There are lots of great tavernas within walking distance of the hotel. The hotel offers breakfast which is a wide variety of Greek and continental choices. The hotel staff are very helpful and the manager Popi is very knowledgeable about the local area. Agios Nikolaos is a good base for touring the east of the island. We would definitely consider staying in this hotel again if we visit the east of Crete.

We spent four weeks traveling around in Eastern Crete this summer. And the best hotel was indeed Palazzo. Not the fanciest, coolest or trendiest. But it is a honest hotel were you get your moneys worth and more. Right on the beach, goog sized rooms, extremely friendly staff, clean and almost in the middel of the lovely city of Ag. Nicolaous

If you're looking for pampered resort treatment, this place is not for you, read no further. If you're looking for a relatively quiet place next to a picturesque beach, with beautiful rooms and amazing local hospitality, you can't do much better.
The hotel is run by a woman named Popi, who genuinely seems focused on making guests feel comfortable and welcome. From knowing what pharmacy was open on a Sunday (a bad day to get sunburned in Crete) to helping arrange airport transportation amidst striking taxi drivers, Popi really goes the distance.
I stayed in a room that overlooks the beach across the street, with a small balcony perfect for watching the street below in the evenings. The windows in my suite opened up fully, allowing a nice breeze to flow through most times of the day or night (good enough that I had no need for the air conditioner, even when it was 30 celsius). Flooring throughout my room was intricately printed stone tile that appears to have been reclaimed from an older building. Furniture and trim appear to be antique hardwood of some sort, slightly worn but relaxing. There are some visible signs of electrical and plumbing retrofits, but nothing alarming. Water pressure in the shower was consistently strong, although the hot water was often lukewarm instead.
The only thing I would do differently if (most likely, when) I come next time is bring some ear protectors for sleeping: after 8:30AM, the street in front gets pretty bustling with traffic.

Palazzo Apts Agios Nikolaos

Rooms are not like the condition of the Internet photos and only 2 seem nicely laid out..

Staff are nice and its a nice location beside the beach, but the rooms are run down, worn and gloomy.
It is 'clean' but so many things seem to be worn, break or be broken it seemed like Faulty Towers.

Pros:
Clean and good location, balconies in 6 of the rooms have good aspect.
Staff are nice. Good location.

Cons:

1. Kitchen cupboards fell off
2. No hot water (only cold some days or lukewarm at best)
3. Floor tiles cracked and mosly all chipped and very worn
(as were most of the wooden surfaces).
4. Only 2 perhaps 4 rooms were reasonably well laid out,
The others are bad and terrible.
5. Bed collapsed me to the floor when I laid on it horizontally.
6. Entire appartment resembled one big public kitchen/toilet
with its brown chipped tiles on all ground surfaces.
7. Toilet did not flush, and dripped/ran.
8. Shower dripped and leaked.
9. Hairdryer doesn't work (but they explained there's another one in the
wardrobe as the fitted one in the bathroom was too weak).
10.Behind building locals hotel (very close) looks directly into your bedroom window
and living area, and they only have one room and one window so have to look.
11. Electicity dropped out for an hour at sundown - complete blackout
(this was the area though, we were told this happens regularly)
12. Electrical wires exposed all over the place, holes in the wall with bare open
electrical wires and concrete holes covered with things like napkins etc,
2 feet off ground, beware if you have small children.
13. Windows fell out when using.
14. Breakfast is served to you - its big but not quality, loads of white bread
and biscuits and cakes, a biscuit thing covered in a red sauce and fetta (this was
not bruscetta btw) a few sparse bits of fruit - lots of stuff but not much there if you
are trying to stay healthy in any way. We had to buy breakfast ourselves from the shops.
15. the Previous occupier had obviously used a few things from the mini bar
and the hotel did not notice - we noticed as we were leaving, but in such a hurry
we just paid the items anyway. The staff are nice, can't fault them - I'm sure they would have corrected it,
but the point is they had not noticed and left us uneasy about it (that has never happened to us before in 30 years of travel,, have we just been lucky)?

The girl who runs it (short staffed) is nice (but most greek ladies are), but the product is really
not at all what it should be, its about 40 years past its best and era.

Make sure you get one of the 6 rooms at the front or you will have a really
horrible time. Those 6 rooms at least have a nice balcony, albeit with a big aircon on them, maybe you can acceot old worn out and broken or unfinished work everywhere.
The rooms at the back are very dark, and your balcony looks directly into the "locals"
hotel opposite which is very close.
