Fairydean Mill is a hidden gem, nestling on the edge of the Meldons. The listed part of the property was once a Mill with waterwheel on Black Barony Estate. This has now been sympathetically extended to incorporate three beautifully appointed B&B rooms. The atmosphere is relaxed and luxurious. You may wake to the sounds of woodland birdsong and fall asleep to the music of Fairydean Burn, which runs through the garden, beneath venerable yews.Extensive cooked breakfasts each morning include freshly prepared fruit salads and freshly baked bread made at Fairydean Mill, together with a choice of cooked breakfasts, including vegetarian and healthy options.Beds have Hypnos mattresses and soft Egyptian Cotton sheets so you can be guaranteed a good night sleep.

Stayed for one night 21st Dec. From our first step through the door, to our check out the next day, we were made so welcome. It wasn't simply just another B&B, you were made to feel as if you were being welcomed by family. As we were there to discuss wedding cakes (if that's what the purpose of your visit is), remember to ask about their lovely cupcakes. After our journey from Manchester, we were ready for a brew and Mandi presented us with the most delicious cupcakes, fresh brewed coffee and samples of wedding cake. Rooms are light, furnished beautifully and cleanliness was of an extremely high standard. You're not just restricted to your room, there is a lovely area where larger families can congregate, lots of books to peruse, really comfortable. I could imagine that on a cold, wintery evening, this area of the accommodation would be very comfortable to partake in a wee whisky while reading your favourite book. Fairydean Mill is set in a beautiful, exceptionally quiet location. I just wish it had been warm enough to sit outside in the evening as there was a lovely little stream running by. So peaceful and ideally positioned for sightseeing the surrounding areas. Breakfast - well what can I say. I am a sucker for a good fry up, but there are plenty of choices if you prefer something lighter. Lots of coffee, oh and the home made bread is to die for... I took some home with me. Not only myself but my son and his bride-to-be, would highly recommend Fairydean Mill, you really are made to feel as if you're one of the family and not just a paying guest. That means a lot to me.

Amazing place to stay in woodland setting with a pretty stream nearby. The Tree Top Suite was a spacious and comfortable place for us to rest, with two double bedrooms, bathroom, sitting areas packed with books and games and for those musically inclined a piano. Breakfast is home cooked on demand with cereals and fresh fruit. Bread is baked daily. Mandi and David welcomed us on arrival with fresh cakes and tea. They were there for us throughout whenever we needed them. A wonderful location that made our trips to - the Border cathedrals, Edinburgh, Glasgow and St Andrews an easy drive away.

We loved our stay at Fairydean Mill. The owners, Mandi and David, have converted the premises to a very high standard and deliver their services with a great personal touch. Our rooms and bathroom were very comfortable and cleaned daily. Both us and our dogs were made to feel so welcome, with friendly advice given on places to visit and eat locally. The Mill breakfasts were very healthy and hearty and set us up just right for each day. The Mill is tucked away in a lovely forest environment, there are great walks in the grounds and into the countryside. The location is great for visiting Edinburgh and also for enjoying Peebles, the beautiful Tweed and the border towns. We hope to be back!

We had a fantastic time at Fairydean Mill in the Tree Top Suite. It was the perfect start to our Scottish staycation. Our son still talks about Robert the goose! Mandi and David were the perfect hosts. The accommodation is of a high standard and they obviously take great care to ensure a faultless standard of cleanliness. Fantastic breakfast where they managed to cater for our daughters dairy allergy. The cakes and tea on arrival is a nice touch. Thanks for a great stay!

We had an excellent short break with Mandi & David. Tea & cakes on arrival were a very nice and personal touch, and breakfast was absolutely outstanding. The quality of accommodation was pristine, comfortable and homely with an extremely interesting and extensive selection of books, and our hosts made us feel so welcome with their relaxed and engaging manner.
This is an undisputed gem of a place which will spectacularly exceed even the highest of expectations.

A hidden gem tucked away in a quiet and lovely area.This is my second visit to Fairydean Mill, this time bringing a friend too, and was not disappointed. I could not fault any aspect of our stay. We were warmly welcomed by Dave and Mandi and provided with tea and delicious homemade cakes on arrival. Our en-suite rooms were modern with very comfortable beds and well supplied with tea making facilities and toiletries. Dressing gowns were also provided. Table and chairs were in the garden outside the patio windows.
The breakfasts included an impressive choice of hot food cooked by Mandi. The yoghurt, muesli , bread, jams and lemon cheese were all homemade too.( Mandi and Dave run a small business making beautiful wedding cakes and their expertise is evident in the food at breakfast) .Fresh flowers were placed in the rooms and on dining tables and a large library of books was in the dining room.
In Eddleston village (about 15-20 mins walk away) is The Horseshoe bar and restaurant or The Barony Hotel ( 5 mins walk) which both provide a good evening meal if you prefer not to drive.
Mandi and Dave have been very helpful and kind during our stay and will definitely be coming again! A very enjoyable experience.

A hidden gem to be sure and excellent hosts in David and Mandi. We stayed in the Tree Top suite as a family of 4. We were greeted by our hosts along with beautiful cakes and hot drinks. We had the 2nd floor to ourselves and everything was spotless. We gained local knowledge from David and Mandi, which resulted in a great choice for dinner location.
In the morning we were greeted with an expansive breakfast menu that would suit all tastes and our choices were beautifully prepared. If you read this review don't miss the opportunity to stay here. I would recommend this location and would love to return.

Fairydean Mill was recommended to us by a friend and it did not disappoint. Mandi and David were so welcoming and nothing was too much trouble. My partner and I and our 7 month year old daughter had such a lovely stay. We hired out the Tree top room and had use of the whole of the top floor which was great for spreading out with the little ones things. The breakfast food was delicious and as an extra special treat we got amazing cupcakes and tea on arrival. A quiet and secluded location within reach of soooo many walks.

Fairydean Mill is the best B & B we have ever stayed at. This was our third visit to this beautifully presented, bright and clean converted sawmill in an idyllic quiet location nestled beneath the hills near Peebles with easy access to Edinburgh. Hosts, Mandi and David are so welcoming and friendly, the breakfasts, and home made cakes on arrival are absolutely delicious.

We had the best time!
David and Mandi are the perfect hosts and nothing is too much trouble. Such lovely people.
Location is just stunning and so peaceful.
The rooms are very comfortable and relaxing. Everything one could need in a room is there.
The breakfast is absolutely superb, everything is fresh everyday.
The cakes are also exceptional if you choose to partake.
There are plenty of places to eat nearby and although a car would be preferable for some who are less mobile, the buses are close and pretty regular for a countryside location.
We loved it here so much we’ve already made enquiries to book again for next year! 5/5
