Privately-run Edwardian (licensed) Guest House in a perfect location on Eastbourne's seafront. We offer a relaxing stay with an excellent home cooked breakfast or a lighter continental option with fresh fruit, yoghurt, selection of cereals etc. All rooms are individually and stylishly decorated and have a modern en-suite shower room, hospitality tray and wall mounted tvs with built in dvd players. Many of our rooms have fantastic sea views. We have a small a private car park behind the property and the 5 spaces can be reserved for a small charge, and there is also plenty of free parking nearby. Free Wifi is available throughout the building. The pier, bandstand and town centre are an easy 10-15 minute walk away. A frequent bus service also operates just outside the property. All in all excellent value for money.

Lovely stay. Hosts friendly and welcoming. Ground floor room nicely decorated, clean and airy. Covid observed fully throuhgout our stay with social distancing at breakfast, the wearing of masks, and sanitiser available. Breakfast was delicious and perfectly cooked. Have stayed in many B & Bs over the years and this rates as one of the best. Thank you, and hope to be back again some time.

Booked a double room for my niece and her partner. Alison and Dave the proprietors are very friendly and the house has a great atmosphere.Lovely ensuite room, spotless. The couple said they had a very comfortable night, with an excellent cooked breakfast. In addition,the room was ground floor, which would suit someone with mobility issues. This B and B, located just yards from Eastbourne seafront is a great find. I will definitely book again.

Excellent b&b! AMAZING breakfast (the scrambled egg was the best I’ve ever had) and excellent location right by the beach. The host was very friendly and helped us feel at home for our short break and was happy to answer any questions we had. The host would remember little things about us and our previous days and incorporate it into our next breakfast which made the experience 10x better. (e.g he remembered my partner Matt has tea and I have apple juice at breakfast, or asking us how our day trip to Beachy head etc was) Good sized clean rooms with en-suite bathroom. We were nervous going for a short break with the pandemic but they were excellent with keeping to the COVID guidelines and made us feel at ease instantly. Private parking was very important for us, so it was a huge plus (you need to reserve the parking space) There is mini golf across the road which was very enjoyable, and an Eastbourne Sightseeing Bus which starts at the pier (15 minute walk away) that takes you to places like Beachy head, the seven sisters etc, so there is plenty to do and the B&B is close enough to town etc. the host also showed us some of the rooms he has been refurbishing and they look absolutely incredible and spacious with a lovely balcony. Highly recommend and we will be coming to stay here again :)

Just had a Great Few days Away at Beamsley Lodge lovely Rooms and Breakfast I think it is the Best Guest House in Eastbourne a Lovely Couple run it you will want to come back after staying there I am coming back soon.
