Privately-run Edwardian (licensed) Guest House in a perfect location on Eastbourne's seafront. We offer a relaxing stay with an excellent home cooked breakfast or a lighter continental option with fresh fruit, yoghurt, selection of cereals etc. All rooms are individually and stylishly decorated and have a modern en-suite shower room, hospitality tray and wall mounted tvs with built in dvd players. Many of our rooms have fantastic sea views. We have a small a private car park behind the property and the 5 spaces can be reserved for a small charge, and there is also plenty of free parking nearby. Free Wifi is available throughout the building. The pier, bandstand and town centre are an easy 10-15 minute walk away. A frequent bus service also operates just outside the property. All in all excellent value for money.

Was a lovely B&B , the staff were very friendly and helpful was a little bit skeptical because of the indifferent reviews I will most certainly visit again , we was given a freshly cooked breakfast and a nice clean room with a sea view , felt really relaxed and the staff were very welcoming would highly recommend to visit this place 5 stars .

Had just been taken over we were not informed when booking if we had known we would not have booked. Great location poor breakfast and staff not really interested. The previous owners never informed us they were not going to be there for our booking and that's what we booked on there reviews.

Every aspect of our stay was perfect. Extremely warm welcome, very good price. The room was spotlessly clean with a balcony and lovely sea view. Plenty of towels and really comfortable bed. There was a fridge and tea, coffee and biscuits in the room. Included in the price was a delicious breakfast with cereal, yoghurt, fruit and a cooked breakfast. Offering all types of cooked egg, bacon, mushrooms hash browns, tomato, toast etc. nothing was too much trouble they even offered us some bottled water for our journey home. Highly recommend and will definitely go back when next visiting Eastbourne … thank you

At the owner's request, I wrote a review for Tripadvisor but somehow it hasn't been posted. I hope not due to the fact that the current owner didn't like what he had read. I had booked three rooms for six people for five nights based on the excellent reviews awarded the previous owners. Having read on Tripadvisor however, that there was new ownership, I decided, to avoid any misunderstandings, to confirm all that had been agreed. I was assured that all was in order and would be to my satisfaction. Unfortunately I have to agree with many of the reviews lately given. The location was good, the rooms in themselves as well, and breakfast, once ordered, arrived quickly. Also the quality of the breakfast was good - well-cooked eggs, freshly-cut fruit and good yoghurt. Full marks to Andy who did his utmost best to keep things going and for whom no effort was too much. It was quite unfortunate that the kitchen couldn't keep up with demand though - never enough fruit or yoghurt, we had to raid the fridge for more butter, jam or milk and often even there, there wasn't enough. The fridge was clearly not stocked the evening before! There were no bathmats in the bathrooms. We were given fresh towels after we had asked for them, but the dirty ones were left on the floor. Coffee cups were initially not cleaned after use. I had booked the extended parking spot as we were coming with a minivan, but it was not available when we arrived so we had to park the car in a smaller spot, which we used for the next few days. Despite the barrier being partially kept up during the day, we came back on the fourth day to find that a scooter had taken our spot so we proceeded to take the only other available spot which, unknown to us, had been promised a different guest. On the final morning, there was a dispute regarding the outstanding payment, which should have been resolved in the manager's office but was instead discussed in the breakfast room in the presence of all the other guests. I must admit that whenever we had a complaint, it was quickly acted on, but these could all have been avoided with better planning. I have laid out the above-mentioned complaints and a few other issues in a personal email to the owner, but have yet to receive an answer or an apology regarding the disputed payment even after immediately sending proof of my pre-paid deposit the following day. I wish the current owners much success and hope they will pay attention to the reviews given. We, for one though, will not be returning and unfortunately can not give a recommendation.

Good points: Nice and airy room with balcony. Has own parking. Gentlemen that served breakfast very polite. Fridge in room a benefit. Bad points: On arrival should have been given a key to barrier did not receive until the third day. Towels in room received two bath towel and one hand towel and towel mat for shower had to ask for an extra hand towel. Half way through the week had to ask for towels to be changed which they did but did not take away the dirty towels they were still in on-suite on the eighth day. Towel rail dusty where no towels were. Shower was not cleaned on a daily basis. There was no Shower gel in the bottle on arrival was given a bottle of radox rather then filling the bottle in the shower. After two days fridge had dust on it was not cleaned and could write your name on it when we left. Beds were not made on two days when we came back from a day out. Cup used on the third day was still dirty on the day when we left. Breakfast asked for eggs benedict that was showing on the menu to be told they do not have the ingredients for it. Fried eggs came out either hard or broken. Worst experience ever. For the money which was not cheap I will never return to this establishment.

We had a seaview room with a balcony . The bed was really comfortable and the facilities in the room were enough and was clean and tidy. The owners were very friendly and went out of their way to assist if needed. Breakfast was a bit disorganised but due to just taking over they are still finding their feet and we are sure they will improve as time goes on. Good location and would stay again if we go back to Eastbourne. Thank you for everything

Have stayed here previously and like the parking and location. The new owners seem to be new to the hospitality industry but were friendly and helpful when asked for anything. The room was great and suited our needs; bed comfortable and room clean. Breakfast was entertaining as the first 2 mornings our hosts didn't seem to know what they were doing, but on the 3rd someone who clearly did was serving. The food was acceptable though nothing special but insufficient butter for the amount of toast and no marmalade/jam the first day. Hot drinks served in mugs despite cups & saucers being on the table, though on the last day I did get coffee in a cafetiere. I think if the team can get the hang of breakfast previous visitors would return. They seem a nice family and I wish them well with this beautiful B&B.

We stayed here for 4 nights in a superior sea view room.if was stunning and freshly decorated with a balcony and sea view and king size bed which was very comfortable. Unfortunately the new owners have only been here a month and several things were missing from the room ie no toilet paper, no shower gell and shampoo,no coffee pods for coffee machine,this was rectified when we told harry who was extremely helpful and sorted these problems but should have been there anyway. The breakfast was chaotic they had run out of fresh fruit and yogurt and orange juice so asked for full English which took 45 mins to arrive but when it didn’t was very nice.all in all we enjoyed our stay and wish the new owners well in there new business and would return in the future and hope they have got it all running well by then

The property is in good condition and across the beach, but it takes a good 20 minutes to get to downtown and the action. The area is "residential" with anything but shabby food stores and shacks along with a sorry Tesco express. The staff ,which constantly changes, is friendly but deeply disorganized and constantly improvises. Good breakfast but no housekeeping or free bottles of water as advertised. Had an issue with the blind that was not solved

This property has changed ownership, so the 9.2 superb rating is not relevant as this was gained by the previous owners, and therefore should have been removed, and replaced with a status of no reviews. Being unaware at the time of booking, it had changed ownership and not having read the reviews for July 2023 we had put our trust in mis information. So our experience, on route to Beamsley the new manager rang me to say somehow the booking had been missed possibly why our deposit had not been taken, he explained the room should not have shown as available, he was very apologetic, he explained that they were in the process of refurbishing and this room was not up to the standard he would want to offer for the amount we had been charged for it, he was completely honest about the room and offered it to us at a much reduced amount for the two nights if as we were on our way we still wanted to use it, I think he was very honest and fair. The room was okay, the shower was hot and worked well, towels were plentiful and clean & the bed was comfortable and the room had lovely sea views, yes it was not luxurious or perfect but we didn’t intend to spend much time in it so it was fine. In some of the recent reviews people have been very critical of the breakfast, we did not experience a particularly slow service, there was a bowl of freshly prepared fruit with lots of variety both mornings to compliment yoghurt or cereal, coffee was good lovely and hot, there was plenty of milk, fruit juice was also available and unlimited. The picture in a previous review of the tiny breakfast is accurate as my first breakfast looked similar, but I think it’s a communication problem I had asked for scrambled egg and bacon and I got one egg scrambled and one rasher, exactly as I had asked so the following morning I asked for two eggs scrambled and one of everything else and got a much improved breakfast, the coffee was good and there is plenty of toast too, I would have liked the option of other mills rather than just dairy. The staff we met were friendly helpful and keen to please and obviously finding their feet in a new business but they were trying their best and we wish them well.
