Amazing two nights in spacious and luxurious bed and breakfast. Breakfast was great and Gaynor was attentive host. Gaynor left a bottle of Prosecco in our room for our 36th Wedding Anniversary . This was a wonderful surprise. Can’t wait to book up for celebrating next year.

We stayed at number 91 for 2 nights as part of a road trip. You can not fault this B&B. Lovely warm welcome, helpful and accommodating with good communication. Our room was massive, with a lovely comfy bed, sofa, table, quirky balcony with a sea view overlooking the gardens, plenty of wardrobe space and then you go into the en-suite, which is bigger than some rooms we have slept in. Bath and large separate shower., with dressing gowns and large fluffy towels aplenty. The room has everything you need, tea, coffee, biscuits,toiletries and a small fridge with some fresh milk ( always nice to have rather than UHT cartons). Pre ordering breakfast was simple, and what a breakfast, everything was perfectly cooked, really good quality and piping hot all in really nice surroundings. Set 5 mins walk from the pier, and you can see the ocean so a quick walk across the road and you are on the pebbles. 10 out of 10 and worth the price, which was very reasonable for Eastbourne. Would gladly stay here again.

Absolutely wonderful B&B, we couldn't believe our luck! The room we had overlooked the sea and had all mod cons. The nicest thing was having fresh milk for the tea making, never had this before. There was plenty of choice for breakfast. The only thing I didn't particularly like was it was just under a mile from the pier but really wasn't a problem . There is also free parking outside.

We stayed this weekend in room 2. It was absolutely beautiful. The decorations, furnishing and facilities were top notch. The bed was so comfortable, the bathroom is huge. It just felt opulent. I have dietary restrictions, both gluten and dairy and I felt that I was treated so well. Biscuits and soya milk in my room which was a lovely touch and so many choices for breakfast which is almost unheard of. Nothing was too much trouble. I can not praise Gaynor or her lovely property highly enough.

We had top room with lovely views of sea . Lovely and clean .lots of all the things in there for us to use towels . Soaps .shampoo s .plus teas and coffee ect . Bed very comfy .lady was very nice and done everything herself and made us feel welcome and made us nice cooked breakfast which had lots of choices. It was the not that far walking to beach and to the town and pier and to other attractions. Pubs .

A lovely visit, very comfortable room, great location, excellent breakfast choices all freshly cooked and of good quality. Gaynor was extremely helpful and friendly and nothing was too much trouble for her.. Would definitely recommend and l look forward to returning.

Lovely spotlessly clean room. Large comfy bed with quality linen. Excellent good variety of teas/coffee on the hospitality tray with fresh milk in a fridge which also had some bottled water....much welcome in the hot weather. Also much appreciated a fan in the room. What can we say about the breakfast which hasn't already been said. Huge choice, beautifully cooked and presented, quality ingredients. Gaynor is very welcoming and efficient. The only reason we gave 4/5 was the bathroom was on the small size for us. but believe as all the rooms were different other rooms had larger bathrooms which would of suited us better. Excellent value for money. Thank you Gaynor a truly amazing B&B

Picked this B&B from a hotel comparison site on reviews left by other guests. My wife & I were looking to take my mother in law away for a few days, as she was on her own. Well, what an amazing woman the landlady Gaynor is. She was there to welcome us with a cheery smile. We went up to our rooms (top floor, rooms 4 &5) Ours was room 5. Lovely room, very clean & tidy with a spacious shower en-suite. A handy little fridge with bottled water & milk. Plus on the drinks tray a wide choice of teas & coffees. There were lots of thoughtful touches that made it that little more special. Oh, & a great view across the promenade out to sea via the double width window. Amazing choice of breakfasts, all done to perfection & tasted lovely. Once again by the multi skilled Gaynor. Just a 15mins walk along the front brings you to Eastbourne Pier & the main shopping area. Plenty of shops & eateries to choose from. A definite second stay is on the cards. Once again, thank you Gaynor for making it a most enjoyable stay.

We first stayed here in April , we went back again in May and have already booked another stay . We have stayed in room 2 on both occasions and will always try to get that room , amazing room , sea views and a balcony . Gaynor the owner is a lovely friendly lady who goes out of her way for everyone . Amazing breakfast.
