Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

Really pleased we found this guesthouse. Great location: close to town, pier and the seafront. The room was lovely and the kitchen an added bonus. Owners were very friendly and approachable. We only stayed for one night, but this would be a brilliant base for longer stays.

Some friends and I stayed at the Guesthouse East prior to running the Beachy Head marathon. The owners are very friendly and helpful, the rooms are clean, spacious and tastefully decorated and have the added advantage of kitchenettes - amazing!! This was especially useful for us as we wanted to cook up our own spal bol the evening before race day and prepare our own breakfasts of choice in the morning. The hotel is in an excellent location just off the front and the start line for the marathon could have easily been walked to. It is also only a short walk from the train station. I would thoroughly recommend this B&B and I would certainly return!!

We stayed at The Guesthouse East for my daughters 4th birthday and it was fantastic. Not only was the room perfect for our family but the owners decorated our room with balloons, birthday card and teddy bear! We had a great night sleep followed by a hearty tasty breakfast. Would 100% recommend staying here and I'm sure we will back

We arrived early and could Check in straight away nice clean guesthouse rooms clean tidy and stylish beautiful view of the sea and beach. Only criticism we stayed for 2 nights and was under the impression that the room would be cleaned beds changed and toilet roll towels and milk tea and coffee replenished but wasn't we had to buy toilet roll and milk ourselves and we found ourselves sleeping in the same sheets as the night before and had to use hand towels to dry ourselves after our shower. The price was quite expensive and with these things missed out on we find the price did not reflect the services we got provided for us

I tried to book a room here for 2 nights to attend a conference. The web site was very confusing so I tried to ring. The phone was either engaged or no one answered. When I did eventually get through I spoke to a woman who I thought was quite rude. I explained that I wanted a room for single occupancy as I was attending a conference. She said the web site was confusing and in fact the price quoted for 2 people would not be reduced at all for 1. She suggested I booked into a hotel if i wanted a reduction for a single room. They have suites and cannot reduce prices.. Hmm!
I've booked nito anothe local B&B who were very happy to offer me a lower rate for single occupancy. I can understand if this is their policy but was very disappointed with the attitude of the woman on the phone she seemed irritatedat having to speak to me.. If she is like this when she is dealing with guests you would have a very misreable stay.

Thank you for the feedback Marta. I am so sorry we weren't able to accommodate you and that you felt disappointed during a telephone call. We make every effort to ensure that every call is answered promptly - after 5 rings a call is automatically transferred to a machine (our worse case scenario) and if we're out of the building all calls are diverted to our mobiles so I hope that every call gets through and is then returned. Sadly, we cannot offer a solution to a busy phone line. Sarah, my wife and joint-owner, was mortified that her manner on the phone was seen as anything less than friendly and helpful. Unfortunately we do not have single suites and whilst we do not offer significant discounts for single occupancy we will always look to make a reduction and will always recommend a good standard alternative guest house with single rooms to offer the best service for anyone who is in contact with us - after all, single guests will often return with partners in the future. I wish you could have actually stayed with us to experience our service, but at least your stay in Eastbourne was a positive one. Thanks again Carl

Fairly good experience. Room very dusty in the kitchen..The couple who run it nice enough people although as they say never trust a man who's eyes are too close together, but that apart as the title suggests not bad.

Very friendly, super clean :) , stylish decor, kitchen with everything you need, really close to the beach, atmosphere is so laid back , they really have thought of everything. Allowing us to keep our bags in the dining room after checking out really did make our day as the weather was surprisingly amazing and we did not want big bags with us all day. Really loved staying here and will be coming back ASAP thank-you! Oh and the beds are sooooooo comfy

Hi Holly Wow, you've just brightened everything up! Thank you so much for the positivity and lovely to hear that you enjoyed yourselves so much. The least we can do is look after you, provide you with accommodation that you want to spend time in and then give you ideas of what you might interested in when you want to venture out. There's so much left to see and do so I hope you can venture down here again soon. Thanks for staying with us Carl

We stayed at the GuesthouseEast in September for three nights, we were looking to get away for a few nights with our 4 month old baby and the en suite room we were given was ideal for us, with an kitchen containing microwave, bottle steriliser, and travel cot, baby bath too. We were made to feel welcome and enjoyed our stay. Great location too.

Hi there Great to hear that your family loved it with us at the guesthouse. We try to limit your packing as much as we can so are more than happy to provide cots, high chairs, sterilisers and all sort of other kit free of charge. The thick walls and insulation of this grand old building also help you to relax, I hope. See you again Carl

Some of the friendliest service I've ever had, everyone we saw was accommodating and helpful. The location was excellent too, a stones throw from the beach. You do get a parking permit but just beware, at peak times you'll have to spend a bit of time trying to find a space. Apart from that wonderful place, clean and well presented.

We stayed for 2 nights.

It could be better if we are not having the lowest room as it's just right below the dining area. Every single steps from upstairs including dining tools, chairs pulling, etc are so clear & loud.

I'm very sure the owners aware about this but they never mentioned during our stay at all but just greeting us with their 'excellent service' instead.

We were thinking to get cheaper accommodation therefore we decided to stay at eastbourne instead of Brighton. In the end we realised the room price is not much cheaper.

In the website it stated cycling is available in the hotel so we have more reason to stay there. guess what? The owner is just helping to call to nearby cycling shop for more info but the bad news is there were no kids bicycle for rent.

I will not recommend this hotel at all as they may misleading customer by reading the website. Waste our time to drive all the way to eastbourne.

What I'm trying to say is the noise really spoiled customer stay.

Hello Xiao I'm very sorry to hear of your disappointments. We always try our utmost to ensure that our guests enjoy their stay and get the most of their time in Eastbourne, especially when it's their first time in our town, We certainly do advertise our ability to help organise bike hire (with different options available depending on where our guests fancy heading), but since we are a small guesthouse we don't offer them on-site (and wouldn't claim to). Your choice of room was complicated by the fact you had only booked a double room despite then arriving with three people, but thankfully we were able to offer you a family room at a discount, but nevertheless perhaps you were unhappy at having to pay for a larger room. In terms of the noise at breakfast, the communal dining table can encourage interaction amongst our varied guests and I am sorry if was particularly boisterous one morning. We were completely unaware of your feelings while you were here as you always seemed so happy when asking for advice and thankful for help along the way. I do hope that you get the chance to visit Eastbourne again as it offers such a wealth of attractions and with a completely different atmosphere to Brighton, and at a greatly reduced price across the town. Good travels Carl
