We received better service here than some top hotels!
We’ve just spent 2 very comfortable nights here with our two teenage daughters. Communication is fantastic from the start. We received an email explaining procedures for the current Covid situation and I must say they are so efficient ensuring guests all check in at separate times and the same for breakfast. Hand sanitizer on entry and the bedrooms are spotlessly clean with extras you don’t expect in a b&b. Tea and coffee tray with biscuits and bottled water by your bed. Lovely white towels. Powerful shower and toiletries in bathroom. We were greeted by Duncan who couldn’t be more helpful or efficient he quickly got us parking tickets £2 a day and we had no problem finding spaces. Amazing location right on the seafront walk across the road and your on the beach very convenient if you have small children. The b&b also has a comfortable lounge to relax in and enjoy the view. Breakfast was delicious and again so organised and efficient! Tables all spaced out and spotlessly clean. Nice relaxing room and I liked the radio in the background. A rather lovely fresh cafetière coffee was served. We had a very tasty full English with all good quality ingredients. Eggs cooked to perfection even my poached egg. All served with a selection of toast and jams. Duncan is so efficient and organised can’t do enough for you but also gives you space to relax and enjoy. I also noticed that chairs and tables are sanitised after every guest.
The B&B also sells drinks we needed a few to take to the beach and they are not trying to rip you off very reasonably priced and convenient.
Thank you for a great stay we wouldn’t stay anywhere else if coming to Eastbourne again we wish you every success.

To start with - the questions that are being asked to complete this review are mainly based around covid restrictions. I do not want to review covid restrictions or the facilities in place to address them. I want to review the accommodation and the area.

Beach Front Guest House is a really nice place stay. It is a converted Victorian town house that has not lost its character from being modernised. There are little things that stand out. It still has timber sliding sash windows that actually work in a number of rooms and some early vintage timber doors in the communal areas.

The bedrooms are all spacious with the exception of room 3, which is bigger than most modern day houses but smaller than the other rooms in the property.

Rooms 4 and 11 are what you would call massive!

You can trust the photographs on the website they are accurate.
All rooms are carpeted and have a TV, bedside cabinets, hair dryer, tea and coffee making facilities and en suite. Some rooms have sofas and small chiller fridges and mixed double single and twin bed provision. The beds are comfortable and large.

The whole place is spotless and well maintained. The dining room will easily hold all of the guests at the same time if necessary. Breakfast is provided and finishes at 10.00am at the weekend and 9.30am on week days. The food is well prepared and presented and vegetarian options are available. There is no residents’ bar but there is a well stocked fridge in the dining room and the prices are very reasonable.

The proprietors, Duncan and Kris are friendly and welcoming. They have a good local knowledge and are helpful with places to go or pointing you in the right direction if they don’t know.

If you like live music The Prince Albert is the place to go (Chasing Cars are a good covers band). There is a band on every Saturday. The Town House, The Crown and Anchor and The Emerald have solo artistes (and some bands) at the weekend. The Bandstand also hosts various live music events. The Marine, Dew Drop Inn and The Dolphin are all good pubs.

The woodwork on The Dolphin doors and windows is worth a look at - if you are into that sort of thing! Also if you like some kinky woodwork, just past the Redoubt Fortress on the sea front is The Allchorn Pleasure Boat Trust where you can see some ancient boat renovation in progress The architecture of so many of the buildings is amazing. Shore front Hotel is an ingenious feat of stone masonry.

I’ve never been to Eastbourne before but there’s a lot more to see than just sea in Eastbourne!

We stayed for a few nights early August 2020. We stayed in room 8 which had a sea view. The room was spotless and roomy and I believe this room is to be made even larger in future renovations.
The breakfast could feed an army with nothing being too much trouble for our hosts Duncan & Kristian.
The B&B is located centrally to the front , near the pier , and is also only a few minutes walk to the town centre.
If you are planning a break to Eastbourne , this B&B is a little gem.

Booked this place last minute for the bank holiday weekend but am so glad I did so!

From start to finish was such a lovely experience. Day before checking in, received a message from the owners outlining important details regarding parking etc which made me feel much more organised. We stayed in the second floor King Sea View room which was absolutely beautiful with amazing sights of the beach. Paying that little bit extra is so well worth it and definitely recommend.

The room was exceptionally clean and to a very high standard. The sofa bed was already made for us so we didn’t have to worry about anything and the breakfasts were delicious and to a very high standard. The staff were so friendly and were always so helpful with nothing too much trouble. I especially liked that you could just text Duncan (co-owner) if you needed anything rather than traipsing down to the reception for anything which seems small but made such a difference.

The location is brilliant and is within walking distance to everything. Definitely recommend contacting them directly through their website as you may get a better price.

Pros: location, service, cleanliness, views, parking, breakfast, staff

ONLY con: as it’s a Victorian town house, there are no lifts. Didn’t bother us much but something to be mindful of if lugging heavy suitcases or mobility issues.

The owners of this Guest House, Kris & Duncan are most welcoming & obviously put in alot of hard work to maintain their high standards.
The premises are spotlessly clean throughout, every comfort is catered for & a very good quality breakfast is served by their two lovely waitresses in the light & airy breakfast room.
We stayed in Room 4 on the 1st floor, a wonderful big room with large sash windows allowing access out onto a small balcony with table & chairs. A lovely spot to take in the sea views.
Room tea/coffee etc generously stocked, cold water in room fridge & parking permit for just £2.00 per day.
Don't hesitate to book!

Duncan ,Kristian and their staff are so welcoming, all aspects of hygiene and distancing are well thought out and put into place.
We stayed in room 11 on the top floor, with a lovely sea view, at the beginning of August.
All the rooms we have stayed in over the last few years are spotlessly clean, comfortable and tastefully decorated with all amenities we needed.
The breakfasts are delicious, well cooked and presented- worth going for on their own!

Superb stay at this really friendly b and b.
Duncan and Kris are most welcoming of hosts from arrival to departure and nothing is to much trouble.
Breakfast is exceptional with the freshest ingredients cooked to order.
Scrambled egg and salmon was gorgeous.
Full English was so tasty and they use the most amazing free range eggs.
It was also evident that they catered for individual needs very well.Helped by being asked before arrival if you have any needs etc.
Karen who takes the orders is a bright and cheerful person who makes you feel at home.(lady who covers her days off is also lovely but didn't get her name)
We stayed in sea view suite which was worth the money as well arranged and extra room.
Sea view was fantastic.
Location suited us well as you could walk in either direction for daytime walks and town short distance for evening stroll or shopping.
We found plenty of eateries close by with plenty of choice to choose from.
The Marine just behind was good pub food and also the Dolphin fish and chip bar was good,a takeaway with inside seating as well.
I would return to eastbourne as we found it had a lot to offer and would certainly book back here.
Thankyou guys,it may not have been the med but it was fabulous.

Just returned home after staying 4 nights here & I can not recommend it enough.

Duncan & Kris we’re both very helpful & friendly from the first conversation regarding the booking & was very accommodating with my health issues.

We had the second floor sea view room which was lovely. When we arrived we managed to get checked in earlier than expected & room was spotless & very spacious. We loved siting be the window on the two chairs listening to the sea & watching the world go by.

The bed was really big & extremely comfortable. Obviously due to covid they wasn’t able to make the room daily but they was always checking if we needed new towels or more tea, coffee & milk.

This room also had a second bedroom with bunk beds in which children could stay

We booked breakfast when we made our booking & we were really pleased we did because there was lots of options & tasted delicious, again they was very accommodating with changing things around.

We would definitely book again & recommend to family & friends.

All covid precaution were in place & we felt completely safe

Big thank you to Duncan, Kris & also Karen who served our food daily for a really wonderful stay

This is a real Gem of a place. Had a fantastic weekend last week staying here with friends. The staff are out of this world, after only 2 nights felt we had known them for years and made friends for life. It is a real home from home experience with exceptional accommodation that is so unique and tastefully done. It’s clear to see it’s privately owned and run by the attention to detail in all areas. The rooms are immaculately kept and each room has its own character. The Breakfast is freshly prepared serving local produce again to very high standards. I will go as far as saying it was the best breakfast I have ever had when away from home. The location is perfect with a lovely front garden to watch the world go by and look out to the sea. We can’t wait to book again sometime soon. Book early to avoid disappointment as reading through the comment book in reception that repeat customers is very much the norm so book now.
The only negative is I wish we had stayed longer. See you soon kept up the hard work. Selina and Karen you are an absolute credit thanks for the memories

Location, location, location! Perfect right on the Royal Parade, amazing direct uninterrupted views of the beach and sea, you cannot get better. Decor classic boutique that’s very well maintained with the owners and managers on site to ensure your stay is comfortable and relaxed.

We stayed in room 11, top floor with great sea view. A spacious well presented double room with en-suite and sofa lounge area, TV and mini fridge. As an extra touch a large upright fan.

The windows open up so you can hear the waves crashing on the beach - a strong Easterly wind was blowing during our stay which was great!

Breakfast was very good with all the usual choices.

On the ground floor you have a comfortable lounge, small conservatory and an outside seating area. with stylish furniture overlooking the beach.

Parking is permit with our hosts suppling a free pass for the duration of our stay.

Shopping, the pier and good bars and restaurants all within a 5 to 15 min walk.

All in all a great stay here and will returning soon.

Parking can be a bit of a problem at certain times due to the guest houses location, you do have to drive around a bit to find a space. The guest house has daily parking permits at a cost of £1 per day but this does not guarantee a space outside. There is a loading bay close by which makes thing a little easier and not too far away the is a car park but we never needed to use it.

Like any busy seaside town parking is at a premium but all our guests do manage to get parked parked. Parking is on street public parking. If you find a space on the seafront you can buy a parking permit from us for just £1 a day which lasts until 11am the following day. This is much cheaper than paying at the machines. Alternatively you can park for free on the roads behind the guest house but those roads do get very busy as it is free. There is a loading bay to the left and right of our guest house which you can use to unload any luggage first in case you have to park further away. There is also an NCP Car Park on Trinity Place which is a 10 minute walk away. It is open between 06:00-21:00 and will cost you around £5 per day.
