We offer Bed & Breakfast at our 500 year old Tudor house on our arable farm 6 miles west from the town of Ipswich on the A1071. There are 2 Double or Twin bedrooms, both with ensuite bathrooms. One of these is a ground-floor room separate from the house. We are surrounded by fields and meadows in a quiet part of the farm. Nearby is "Constable Country", National Trust properties, the Suffolk Coast and pretty wool towns. Come and see what this part of South Suffolk has to offer -- you will be enchanted!

We spent 3 days at this charming and peaceful farmhouse B&B standing in a large garden and surrounded by fields and meadows.
Not far from Ipswich, it is a Grade II, 500 year old listed farmhouse, once belonging to Cardinal Wolsey.
Much of its character remains with its inglenook fireplace, oak beams and traditional furnishings. Not forgetting its sloping floors which we experienced in the Oak Room bedroom.
We were welcomed by our hosts, Rosemary and Ian with a lovely hot cup of tea, scones and biscuits in the guest sitting room upon arrival. Here, you can find local area information as well as books and magazines available.
We had the upstairs Oak Room with a lovely view over the countryside and the garden. The room was cosy and spacious with two chairs to relax in. The bed is a comfortable superking size and close by is a nicely sized wardrobe with bathrobes available.
The Central heating was greatly appreciated on an Autumn day! Facilities include a hot drinks tray, mini fridge with fresh milk and water as well as a hairdryer and toiletries. Freeview TV, WiFi, USB charge points and an alarm clock. A small torch can be found in one of the bed side drawers which is useful.
The bathroom has an En Suite Shower and toilet.
Breakfast was served in the dining room where you can choose from a variety of dishes from the menu freshly cooked on the Aga. A ' Breakfast Award' from Visit England can be viewed for the quality and presentation of the farmhouse breakfasts. We enjoyed sampling several different breakfasts during our stay. Two or three options have to be ordered the night before - for example, the poached smoked haddock which was delicious. The porridge was also very good - a favourite
of my husband!
There are some good restaurants around. We found a pub just a few minutes down the road, called The George which was very good.
College Farm is in a very good position for visiting places of interest. We managed to visit Sutton Hoo, Lavenham, considered to be Britain's best preserved medieval village as well as the infamous Rendlesham Forest!

After an awful journey being welcomed at this lovely farmhouse with roses climbing over the front of the house made us feel at one with the world. Lovely farmhouse room, and display of hand picked flowers was perfect. Fab breakfast. Friendly hosts working from a working farmhouse kitchen. Perfect farm stay. Highly recommend.

We were made very welcome here in such a lovely old farmhouse with a big bedroom. The hosts welcomed us with tea and biscuits and provided us with local information. We enjoyed our chats with the other guests over an excellent breakfast. It's in a rural setting far from any noise and walking distance from a nice pub to eat. Ideally located for many of the Suffolk places of interest and we did not get chance to see all we had wanted to so will be back next year.

Could not fault the warm welcome at this beautiful old historic farm house. The breakfasts are wonderful and well prepared and cooked. Would give six stars if I could. So peaceful and quiet the whole time we were there. Just about perfect setting. Would recommend staying there anytime even the weather was perfect that was in Mid June. If in doubt just go you want be disappointed.

A beautiful & historic farmhouse with lots of quirks. Very friendly atmosphere, spotlessly clean & all our dietary needs were met in full. Breakfast was extremely good with generous portions & home made jam as a bonus. Lovely garden, just right for relaxing after a long day.

We spent a week at College Farm, beautiful historic building, set in the Suffolk countryside. Lovely clean room and comfortable bed, very welcoming and accommodating hosts and delicious breakfasts.I loved the fresh flowers in the room and huge bath towels. Felt very well looked after and look forward to our next visit. Exceptionally good value.

This was an ideal location for our 3 day stay. We were able to visit many sites in both Norfolk and Suffolk. Rosemary and Ian were welcoming, informative and provided an excellent breakfast.

My wife and I went to a family wedding at nearby Hintlesham Hall, Suffolk, so we needed a B&B close by, to save on taxis etc.
I discovered College Farm through the net, what a find! College Farm is within walking distance of Hintlesham Hall and in the middle of some of the most beautiful countryside in the UK, and Ipswich is only about 3 miles away.
The rooms have been recently and sympathetically redecorated bearing in mind that this is a 15th century Tudor farmhouse, very comfortable beds, en suite in the master bedroom.
The floors are a little uneven in places, which is only to be expected in such an old building. We really felt that we were staying in a historic building which really added something to the two nights we stayed there. Mrs Bryce couldn't have been more helpful or accommodating, because we were traveling up from Southampton in the evening she waived the normal 6.30 check in. The breakfast was wonderfully cooked by Mrs Bryce in the traditional home-cooked style, very generous! We were the only guests on those two days so we had the run of the place. There is a front room with a TV and other entertainments, books, magazines etc. We stole a few glances in to the other rooms as they were empty, and they looked just as comfortable and well appointed as ours was, although the bathroom is not en-suite on one of them.
If you are touring in the Ipswich, Suffolk area I can heartily recommend College Farm, Hintlesham, as a perfect base for exploration. See the excellent web site www.collegefarm.net I think.

We found this B&B on the internet and decided to go for it instead of a hotel for convenience sake, as it was only 0.5 miles from the wedding venue, Hintlesham Hall. The website looks good and promising, waxing lyrical of its history and country charm. As with most hospitality, it promises early check-in, which was perfect for us as we were traveling in from London the same day for a 2pm wedding church service. We should have known from the very beginning at the first call. When we asked for an early check-in, there was an audible burdened sigh on the other line. The proprietor said, "We'll have to charge you extra as I have to leave the shop and open the house for you." The extra charge was minimal, which we did not mind paying for. However, neither extra charges were mentioned in the website nor was the laboured customer service on the phone. When enquired about methods of reservation, we're told to pay by cheque or cash on the day of the stay.
A week later, we received a call saying they were not able to accommodate us anymore. They were expecting some "old friends" from Australia and they would need all the rooms in the establishment, including our "reserved" room. This is because we were told, these old friends were staying 4 nights unlike us who were staying a mere 1 night. We were terribly shocked by this turn of events. They recommended us another B&B. But one week into the wedding, the alternative was also fully booked. At the eleventh hour, we found another B&B in the vicinity through Google. It was leaps and bounds better than what we had signed up for originally and thank our lucky stars we found the latter.
I have traveled a fair bit and had my fill of budget stays. Here I am thinking the hospitality business is meant to make one feel welcome and at home. College Farm B&B surely challenged this definition.
