My husband and I stayed for two nights as our friend was getting married in the Italian Villa in Poole, and the location of the hotel just a few minutes from the beach and venue seemed perfect.
When we arrived we were upgraded to a suite with a four poster bed at no extra charge, and the room was spacious, yet still cosy and warm. The staff were very welcoming and friendly, and after a twilight stroll along the beach we stopped off at a pub a few doors down before coming back for some drinks at the little bar, which we then took to our room. Breakfast was just right, a simple menu but good choices and enough to fill you up for the day ahead and very well cooked.
I felt so comfortable and at home, it was a pleasurable stay. My only criticism is that the shower was very weak and a little cold, despite a pressure booster being attached to it, but other than that it was wonderful

We've just stayed here last weekend. We had a lovely warm welcome by the owners grandson and also met the owner who made us feel very welcome. We were fortunate to have a free upgrade and was put into room 14. This is a very big room which has a superior king size bed, which was new and very comfortable.
Breakfast was nice, just the right size portions for us with plenty of toast.
We will definitely be going back for another visit

I came for the weekend to attend Sandpolo and stayed one night in a bedroom on the first floor. I was welcomed by Stephen, the owner’s grandson. The room was large and well furnished with a comfortable king sized bed. There was a large flat screen TV although I didn’t switch it on. The remote was in a plastic bag so it was hygienic. The first time I’ve seen this in a hotel even with Covid around. Lovely toiletries were in the en-suite shower room with large fluffy white towels. I had a great night’s sleep. Breakfast was from the buffet only: a good spread of cereals, fresh fruit and juices. Croissants still warm. One could order toast from the kitchen. The owner Chris is very engaging and they care very much about their guests. I wouldn’t hesitate in coming back as it is really a home from home.

We stayed at Grovefield Manor last year and enjoyed our stay, so when we had the opportunity to get away for a couple of nights I thought it would be lovely to be by the sea, hence why I booked to stay at Grovefield, but chose a different room and booked the Dolphin room which is an annexe to the main building, but no stairs.
As the hotel had been closed for a while due to the Covid 19 out break, I had hoped that the standard of cleanliness might have been better then last year, but sadly not in fact worse.
I sent an email prior to our stay to ask them what precautions they had in place, so we could be prepared, all I got back was that they had "precautions in place", what those were I am not sure. On our arrival there was a bottle of hand sanitizer, once our host arrived with our key I asked again what precautions there was in place, we were told that they had removed the fresh fruit from the communial table, otherwise not much else had changed.
As our room was an annexe we got told that we could use the table and chairs placed outside, as the weather was lovely we thought we would take them up on this offer, however it hadnt been cleaned, I mean really!!.
Our room was made ready for guests, the room is tired with miss matched furniture, mouldy curtains, and a friendly spider to share our shower with.
We were staying for 2 nights, on the second day after coming back from the morning at the beach, someone had been in the room as the loo had been cleaned, leaving our friendly spider in the shower, cleaned our cups but didnt make our bed so it felt creepy that they came in but only did half a job, they still didnt clean the table and chairs.
We also found a pair if socks (not ours), I dont know when the last guest before us stayed in the room, but that is just not a pleasant find.
Breakfast was ok, no obvious vegetarian option, or other milk options, I dont have to have almond milk it's a choice, but nowadays people, like to have other options.
No evidence of certificates showing if any of the staff had taken any Covid 19 training, which I am sure they should have taken. I dont think they were Covid ready at all.

When the opportunity for a weekend in Poole based on a party invitation came, we decided to treat ourselves to a luxury hotel and spa for a two night stay. My wife booked through Booking.com and at £400 for two nights in early November with a four star rating, an experience of ‘Old England’ coupled with the comforts and expectations of the 21st century, where personal service is important, great Food: meals here are highly recommended… said the website. At £400 for a double room for two nights it should have been great… it wasn’t.
We booked in late September and the first reality check came when we checked the website for directions. The week of the trip and found the offer for a two night stay on the November weekend we had chosen at almost half the price we had paid a deposit of £200 on.
We immediately contacted the hotel and the proprietor answered the phone. His explanation that when we had booked it was sunny and he could anticipate bookings and now it cold and damp forced him to have special offers, did not cut any ice but he did offer an extra room. Booking.com were contacted to invoke their advertised price match, but failed to do anything, other than to confirm we were being upgraded to a superior room
The second reality check came on arrival after a three hour drive, arriving at 19:30 to be met by the proprietor and told there is no food available “ it says so on the website”.. it doesn’t it says,” Great Food-Meals here are Highly recommended”
Third reality check came on sight of the room – four poster bed, bright décor, but only one luggage rack and nowhere to hang clothes – the extra room turned out to be a 6 foot square extension to the room with the bathroom attached. There was a wardrobe in here, if something 46cms wide counts as a wardrobe, a television powered from a 4 gang trailing extension socket, a two seater mini settee and a coffee table with a kettle. The bathroom had a door that wouldn’t open past halfway and the wall mounted electric shower had shower head connectors, black with damp. No bath.
The website also mentions – really clean – friendly staff – lovely room. Certainly the cleanliness was generally good, the only staff seen were one house attendant changing linen and the chef who cooked and served the full English Breakfast to order. Good breakfast – not sure about award winning though.
Overall this is not a four star hotel but an upmarket Bed and Breakfast guest house with delusions of grandeur. It would have great value at £85 per night but £400 for two nights is bordering on mis-representation.

WE ARE NOT A SPA HOTEL! And we do not advertise as such. Prices fluctuate as per supply and demand. We would expect you to understand this, being the managing director of a company yourself. As you stated in your email to us, Caveat Emptor applies here as you well know. You did not check our facilities list before you booked. Had you done your due diligence you would have known that we do not have an on-site restaurant, we serve breakfast which IS A MEAL. (In reference to booking.com stating "Great Food-Meals here are Highly recommended") We feel that your objectively unreasonable and unfair review, is based purely on your incorrect presumption of what we offer, you can find a full list of our facilities on booking.com. On arrival the owner demanded the cash in full, prior to us going to our rooms. We asked that we unpacked first. We had already paid a deposit and given credit card details.
Both rooms were dirty, a squashed fly on the pillowcase, a spider ran out from the mat a spider in the lampshade. The rooms were cold no heating not even a heated towel rail..
We told Chris the owner we wanted them cleaned. He sent the cleaner for 5mins. His response, the cleaner said they weren’t very dirty!!! also its near the garden hence the spiders!
We decided we would leave the following day..Early evening Chris came to the door demanding that we pay the full amount of money in cash. I told him I was undressed and just about to take a shower, he was aggressive and said he would return in 10 mins. When he came back we told him the place was dirty and we did not wish to stay for the 4 days, he was aggressive shouting in our face and demanding payment. He would not leave (we are 2 ladies) We told him we would not stay longer than one night and would only pay for one night. He shouted and threatened, demanding the full payment. I then phoned my husband.. Chris then said he would not charge the full amount. He insisted on us paying him £250.00 in cash, which I did. He then left.
This experience was frightening. We left and booked into the Hampton. The Hampton was clean and cheaper. This horrible experience cost £350.00 for 1 night (2 rooms)
I wrote to the owners prior to posting this review. NO RESPONSE.

Great location, just 10 minutes walk to beach and bus stops outside, one side to Bournemouth and the other towards Sandbanks and Swanage.
You are given your own key which opens the main door to the Manor.
Room OK, but carpets could be replaced as they had bleach on.
Breakfast OK but tables need to be wiped properly as well as placemats, as they did not move due to being stuck to table.
Parking on site but can be tight when full.

We stayed here for two nights for which we paid £480. We asked for a room with a view - for which we were given a small room (where we could not both move around at the same time) overlooking the next door property. The first night we were there there was loud music from this house until late into the night. The bathroom fittings have been done on the cheap - we had trouble pressing the button to flush the toilet as it was so stiff.
Breakfast was also done on the cheap - the cheapest form of bread for toast, cheap orange juice, and coffee from a communal pot, one rasher of bacon for cooked breakfast…breakfast table stained.
This was not what we anticipated when we had spent such a significant sum of money. We were hugely disappointed and would certainly not recommend this place.

If you wanted a room with a view, perhaps you should have done your research prior to booking. If you had, you would have known that we don’t have sea views where we are situated. With regards to the loud music, this was NOT coming from our premises and we cannot be held responsible for the actions of others. (This would be absolutely unreasonable as we are sure you would agree) This is not a regular occurrence in our area as we are on a quiet road. We have not noticed any excessive stiffness on any of the rooms toilet flushers, however we will look into this further and we thank you for bringing it to our attention. With regards to your complaint about breakfast, we quite simply do not use substandard product of any sort, and one rasher of bacon is standard in a full English, however we are sure that had you asked, we could have given you another. We have high quality hard wood tables in our breakfast room. Even so they are still susceptible to the occasional tea or coffee stain and, short of replacing them to great cost, there is not any reasonable method to remedy this. Thank you for your review. This B&B is in a great location, nice building and ample parking which would be very important in the summer months as it is very close to the beach.
The room was OK, it didn't live up to the decor of the general area's of the house and the bathroom needs some updating.
The breakfast room is a very good size, but the order taking was slow. The cooked breakfast is good but the continental offering is poor which is a shame as this is much more important in today's world.
For the time of the year, the price was excellent and the reception by the host very friendly.

Booked bed and breakfast £150 per night through booking.com . Owner called us less than 5 minutes asking us to cancel booking and go direct with him saying we wouldn’t be able to stay in hotel due to ongoing restrictions but he could offer us self catering in dolphin on hotel grounds he would sort out breakfast so we went ahead with booking on arrival after paying cash he informed us breakfast wouldn’t be included even though he sent me invoice with breakfast included not the best start . Shown to our room and that’s what it was room only tea making facilities and bathroom no fridge but he told us we could come to hotel and buy a bucket for £2 I was speechless but away from home we just had to accept it he was extremely unhelpful and thought it was funny when I expressed opinion of what a self catering room should have .we spent most days out returning after eating at tea time. First morning I see the hotel dining room full of people having breakfast and car park full owner saw me and ran out the hotel like there’ was a fire to tell me some were workers and some were attending funeral very convenient .The afternoon was beautiful sunshine so sat outside room at garden table and got talking to some of the guest staying there having an afternoon drink served from hotel bar ,they were not workers and we’re not going to a funeral they didn’t know the owner and had basically booked into hotel to take some photos on Bournemouth beach , final nail in coffin we was basically robbed and put in room with mouldy curtains so not sure where some of his reviews came from !!Probally his workers having breakfast in a so called closed hotel safe to say we won’t be returning!!!!tried to upload more pictures but something went wrong my advice don’t waste your money!!

Dear Ms Beverly, It is not our fault that the world is engulfed in a terrible pandemic that has forced restrictions on our trade as well as many others. You were informed very clearly of what services we could and could not offer in the period beginning 12/04/2021 and ending 17/05/2021. You were made aware that due to the fact you were not on a work trip that you would absolutely not be able to use any communal areas and that therefore you would not be permitted to enter the hotel for breakfast. As you were informed, we have 3 self-contained rooms, NOT self-catering (which you and the rest of your party seemed perfectly happy with at the time). With regards to your dismay over being charged for an ice bucket, they are free to those who purchase drinks from us, which you chose not to do. Now on to those who you claim were not working, their company booked their rooms. If you work in the area of photography, taking pictures is really an essential part of your work as I’m sure you can imagine. "There is a short cut to the beach where there is a car park. Right out of the hotel and then left. The nearby inn is well worth a visit."
