The inn place is definitely the best guest house in Skegness. Barbara the host should be a national treasure, she gives the best welcome you could wish for, her rooms are absolutely spotless and cleaned daily, nothing is too much trouble and she goes above and beyond to ensure you have a fantastic stay. As for her breakfasts, everything is cooked to perfection if having the full English. There is also a varied option of cereal, fruit, and toast if you prefer something lighter. This is our 2nd time here and already we have booked 2 breaks for next year also. We would never stay anywhere else now, and if you decide to give Barbara a visit, then I can say with confidence that you would also be a returning guest. Wonderful Bed and Breakfast at a really good price. Barbara was an efficient friendly host. The rooms were very clean with lots of facilities. Added extras like tea/coffee making facilities, biscuits, water and shower gel a nice touch. Breakfast was very good with plenty of choice.

Stayed for 5 nights, we were looked after the moment we walked in . The whole place was spotlessly clean , rooms were lovely, cleaned every morning and tea ,coffee and biscuits replenish daily.. The breakfast was lovely, piping hot .. Barbra is a lovely host and nothing is to much bother .. would definitely recommend.

This lady who stood in for Barbara,we went Monday to Friday, we leave my scooter at the back of the gated building,I gave her £20.00 for electric, so I could charge my scooter up,on the Wednesday going into Thursday, my scooter was nearly out of charge, I thought it was the charger, she must of turned it off,it's the only conclusion we could come up with,it was fully charged on the Friday,she watched him like a hawk, we had to knock on the door, everytime we wanted to get it in or out, he was taking it out Tuesday morning, and she accused him of hitting her car, we bought some T Cut,he got some marks off the side of the car, then she said it was the back of the car, and she had tried for a hour and a half, to get the marks off,he went back out it took him 10 minutes to get more marks off, I asked her if she would pull the car out,so it didn't get anymore damage, she then started to tell my Husband how to get my scooter out, she was mortified I had asked her, I asked her to take it to get a quote,she said she had the quote on her phone,I said how have you got a quote without the garage seeing it, what if I wanted to talk to the garage,she just kept saying it was £80.00,I asked her to see the qoute on her phone, she said she couldn't find it, I was just so upset, I gave her the money, and said I would never go again, my Husband told her he hadn't hit the car,and he still says he never hit it, we've been going for 8 or 9 years,but NEVER again, I just want to WARN other people, so no one goes through what we've just been through.…

We have stayed in many b and b’s , this has to be one of the best. Exceptionally clean, quality breakfast, great location. Barbara made us feel very welcome and we will certainly return and recommend to friends and family. Understand why reviews are so positive about this lovely find.

We Have been visiting Skegness for so long we even ran a small hotel there, we came across the Inn Place B&B , which is run by the loveliest owner Barbra the price was great, the breakfast is included and it defiantly the best breakfast ever. You can park up there and just walk to anywhere in minutes, The rooms are ample size all with ensuite, the dining are is beautiful, to be honest there was no Faults at all, we had a great time there, We got on great with Barbra, The perfect host. i would highly recommend This B&B, you wont be disappointed
