Osborne House is a pretty, Victorian house set in a quiet spot close the centre of Ballater. There are two large double/twin bedrooms, both are en suite. There is a single room on the ground floor with its own private facilities. We offer a choice of delicious home-cooked breakfasts: salmon and scrambled eggs, muesli, fresh fruit and yoghurt, porridge and cream or our Aga-cooked hot breakfast with black pudding and bacon. All breakfasts are served with freshly ground coffee, fruit juice and home-baked bread. Guests can relax in the spacious drawing room where there is a television and open fire. Breakfast is served in the dining room which looks out onto the garden.You can be assured of a warm welcome at Osborne House, guests who arrive at tea-time are offered a complimentary slice of home-make cake or a flapjack and coffee and tea.

We stayed here for 1 night whilst having dinner in the village. We chose Osborne house due to location and previous reviews. A delightful house, and equally a delightful evening. The room on the top floor was light and airy with ensuite bathroom. The entire place is comfortable and spotlessly clean. Comfortable beds and good quality bedding. Breakfast served in a room overlooking the beautiful garden and forest hills beyond. Breakfast was selected the evening before and was very good. The owners of the house are accomodating and friendly. We would stay over again the next time we are in Ballater.

We recently stayed here for two nights and so wish we could have stayed longer. The hosts are so delightful; we arrived as strangers and feel like we left as friends! The room was just beautiful and spacious, with a lovely en-suite and every convenience, The hosts were warm and so very helpful. The breakfasts were exceptionally good; the wifi was perfect. Location is in a darling little town with others nearby and many sites to see Wonderful choice!

Having been at Osborne House 3 years ago we returned this year and it was as perfect as it was at that time. Heather and Neil were so lovely, the room (with ensuite) was really comfortable and pubs / restaurants and a supermarket are in walking distance. You don´t need more! Additionally, there are a lot of things to see and to do in the region. What a pity that holidays are always too short, otherwise we would have stayed much longer. Thank you, Heather and Neil!

We stayed here during our trip around Scotland. The house is so lovely and the room was very big and comfy. The hosts were lovely and nothing was too much trouble. Excellent location for a walk into the town. Breakfast very good. Would recommend.

I had single occupancy of a spacious double room, with ensuite and shower. Tea and coffee (both in bags) in the room, TV is communal in the ground floor guest lounge. I'd have welcomed somewhere to sit comfortably and use the laptop, but no problems with the wifi. Friendly welcome, good choice (pre-ordered the night before) at breakfast (standard times 0830 or 0900, but I think they can be flexible in case of need).

Thank-you for taking time to post a review and for your kind words. Had we known in advance you wanted to work on your laptop, we could have let you have the other double room which has a desk at which to sit and work. Also, after breakfast has been cleared, guests may request use of the table in the dining room for writing or working on laptops. The dining room is usually free in the afternoons and evenings too. You are quite correct. Generally, we say breakfast is between 8am and 9am but we are happy to be flexible depending on requirements. We were so pleased that you had such fine weather for your walking and climbing expeditions.
