Value
No 45 Guest House is located in the village of Ballater in the Cairngorm National Park. A large Victorian house set in walled gardens and with original features such as pitch pine staircase and open fire. It has a traditional Scottish feel with tartan carpets, stag's head and plenty of leather chesterfield sofas for relaxing. It is a short stroll to the River Dee and to the many shops and cafes in the town. All rooms are en-suite. Guests at No 45 can enjoy a delicious breakfast served in our conservatory in the summer and in front of a log burner in the winter months. We take pride in serving a quality breakfast which includes homemade and locally sourced food. We have plenty of free parking available for guests and just a short walk to the centre of Ballater and its many shops, restaurants and cafes. Packed lunches are available (please pre-book the day before) and we can provide a drying room for wet clothes if you are caught in the rain. We hope you choose to stay with us at No 45.

We had a delightful stay at No.45 bed and breakfast in Ballater.
The owners, are the best hosts and made us feel very welcome for the duration. Location wise, it's a short walk to the centre of town and there are lovely scenic walks right on the doorstep!
Our room was meticulously clean and had beautiful views of Craigendarroch hill. There were homemade shortbread as well as a selection of teas and coffees in our room. The bed was extremely comfortable and the bathroom was kitted out with plush towels, Scottish soaps, lotion and shampoo, the kind you expect to find in an upmarket boutique establishment.
Breakfast was out of this world with locally sourced everything, including the coffee! Even the eggs were from their own chickens and there was a selection of delicious homemade jams and jellies, muffins and scones which the owner makes herself. Absolute perfection!
We'd highly recommend a stay at No45 and we look forward to our next visit!

From the moment that we booked our stay at No45 Guest House we knew that we had made a good choice.
Alison responded quickly to confirm that accommodation was available and she was very helpful in supplying advice on the best places to eat during our trip.
Quality location. The house is easy to find, good parking and within walking distance of all amenities.
Quality accommodation. The room that we booked was very comfortable, well furnished and fitted out with a large comfortable bed, a flat screen television and a window with a panoramic view across the town. The En Suite with a WC, Wash Basin and Bath / Shower was very fresh with excellent toiletries and fluffy white towels.
Quality food. The Breakfast is served in a large Conservatory with nicely set tables for all of the guests to enjoy a good start to their day. The food is amazing, being either homemade or from a local superior supplier. Breakfast is a choice of teas, coffees and fruit juice with a good array of cereals, fresh fruit, yoghurt, fresh bread and scones – to suit all tastes. The cooked breakfast is the full works with a stunning choice of sausage, bacon, eggs, black pudding, haggis and more. The diet starts when you leave.
Quality service. Alison, the Host is very focussed, positive and friendly – making sure that every detail is attended to.
Ballater is in a very quiet corner of Scotland; however it is very vibrant town with a selection of shops, cafes, pubs and a large choice of eating places where you can enjoy good quality, local, fresh food and simply – relax.

Wow, Alison and Les have done a wonderful job with this beautiful B&B in the lovely village/town of Ballater.
Arrived to a warm friendly welcome from Alison and teddy, teddy is their dog and is so friendly. I'm not the biggest fan of dogs but he is so cute that you can't help but love him.
Our room was immaculate, with a 4 poster bed. We looked onto a pristine back garden where they have chickens and grow their own produces.
The breakfast is amazing, all locally sourced products and sets you up ideally for what you have planned, be it a lovely walk, stroll or just relax in the beautiful surroundings.
Alison was really helpful in pointing out some local eateries and places of interest, which to a first time visitor to the area was a godsend.
Overall if your looking for somewhere to relax, unwind or explore the area then No 45 is the place. Would have no hesitation in recommending this B&B and will definitely return in the future

We spent the night here after a day bagging munros. We received a very warm welcome to this beautiful house and shown to our lovely room. Everything was just lovely, everything we needed was therein a beutifully decorated and furnished room. Homemade shortbread and a lovely selection of teas and coffees.
We went out for the evening and when we got back we sat in the lounge in front of the woodburning stove - what a lovely way to spend our evening.
Breakfast was chosen the evening before and when we went down in the morning everything was just perfect. The service and food was very good and we could have eaten as much as we liked. - nothing was a problem.
We would definitely recommend staying here in this lovely house.

My partner and I have just arrived home following a three stop holiday in Scotland. No45 at Ballater was our final stop and we stayed 2 nights.
We were welcomed warmly on arrival by the owner who insisted on carrying our suitcase upstairs and showing us our room, at the front of the guest house. The room was decorated stylishly and to a high quality and the bathroom was modern, both were spotlessly clean. the bedlinen was also of a high quality.

The breakfasts we had at No45 were absolutely excellent and the best of our trip. All freshly and individually cooked with great quality ingredients. They really set us up for the day. No45 and Ballater were a great location as a base to explore the area and we enjoyed the short stroll into the small town a number of times, where there are pubs, restaurants and a number of shops.

The main attraction here is the excellent breakfast and pleasant sun room/ breakfast room to the rear of the property. The en-suite bathrooms are modern , albeit small, but with a good shower. The rooms themselves however are in much need of moderation. I have seen 2 rooms, both of which had old stand alone wardrobes. Everything was tired looking, including the stained carpet.
It’s self service for coffee, toast, etc, and the coffee is “cona” and therefore left to stew potentially.
By comparison, I often stay in the Ship Inn, Stonehaven where all the rooms are of a modern high standard, full table service, and also good breakfast, all for £10 - £30 cheaper. It’s also a hotel, not a B@B.
The Athol Hotel in Aberdeen also falls into the latter category and for the same price.

We are disappointed that you did not enjoy your stay with us and sorry that you did not raise any concerns during your stay. We are not aware of any stains on carpets and can assure any reader that we take action to clean any stains / spillages immediately. The majority of our bedrooms have been refurbished recently with new beds and carpets. We have however decided to keep much of the furniture as we feel it has character and complements the Victorian building. The reception hall and two guest lounges have also recently been refurbished. To be clear we offer a hot breakfast from our large and varied menu which is cooked to order using quality ingredients sourced locally where possible. While the majority of our guests enjoy the variety of produce on offer in the buffet we understand that some guests prefer table service. We therefore offer a full table service on request - this is stated on the menu. We serve Roaring Stag coffee which is roasted in the village and popular with our guests. We do not allow the coffee to stew. Guests are also welcome to Nespresso coffee (the nespresso machine is located next to the fresh filter coffee) and we have a choice of pods on offer. We also offer around 10 different types of tea and happy to serve hot chocolate. In addition to the freshly cooked hot breakfast, we also have a large buffet which includes homemade granola, fresh fruit, homemade fruit compote, homemade scones or banana bread, a choice of juice, greek yogurt, butteries, homemade jam (using fruit from the garden when in season), homemade marmalade and butteries. We also have a choice of bread including the popular Balmoral bread which is baked in the village.

Highly recommend bed & breakfast, the owners are very welcoming and helpful.
Nothing was a bother.
The lovely extras like home made shortbreads in the room, to free range eggs from the garden, home made jams and marmalade, even dog treats left in the room for our dog.
Lovely walks direct out the back garden gate, all the way round the lovely golf course and down the beautiful river Dee.
And only a few minutes walk to all the shops, train station and bars.
My wife and I will be back soon.

Just returned from a 2 night child free (the first in 7 years!) with another couple who recommended we stay here as they are previous guests. Wow what can I say, the B&B was first class! We were in room 7 which faced the front of the house on the 1st floor and the room was stunning, beautifully furnished with tea/coffee tray, kettle, bottled water and the best homemade shortbread ever! The superking bed was so comfortable and had luxury bedding, comfortable pillows and we slept so well. The bathroom was immaculate with lovely toiletries and soft towels. Breakfast was to die for, a huge selection of cereals, yoghurt, homemade fruit compote, jam, marmalade, a choice of bread and homemade scones. The cooked option had lots of options such as a vegetarian or full Scottish breakfast, smoked salmon, poached eggs or you could order whatever you wanted to mix and match. I had the home cooked pancakes with maple syrup but didn’t have bacon being vegetarian and they were delicious. We sat outside in the garden to have a few drinks and nibbles with friends and in the lounge in the evening. The owners Alison and Les are so lovely and nothing is a problem. We will be back especially to see Teddy the dog.

Stayed at No 45 for one night /3 rooms as a celebration for mums 90th birthday present in late June
The Guest House is beautiful with plenty of space to relax and lovely comfortable bedrooms, only sorry we were not staying longer to enjoy fully.
Breakfast was great, plenty of choice.
Owners very friendly and every one made very welcome.
Would certainly recommend and return.

Perfect spot for a relaxing time away.
Beautiful house run by a lovely couple (and wee Teddy of course!).
Spotless rooms and everything felt so safe in these strange times.
We stayed for 1 night only but will most definitely be back.
The homemade shortbread awaiting us in our room was a particular favourite! And the veggie breakfast was spot on.
