Our third visit to this fabulous b&b. We were staying over to visit the Christmas lights at Dunham Massey which are a mere ten minute walk away. The rooms are so comfortable and we were provided with the usual selection of teas and coffees. Additionally there were mince pies and a decanter of Sherry which is so lovely and not just for Christmas. We have had Sherry on all our visits. Our hosts always encourage guests to enjoy the communal lounge which is just so cosy with a coal fire to keep us warm on a winter’s night. Also furniture is spaced out enough for social distancing. Then there is breakfast in the beautiful dining room. It’s the best breakfast you will ever have. And so much choice !!! I am ever so slightly reluctant posting this as I dread not being able to get in next time we want to visit. But EVERYBODY should know. It’s wonderful 😊.

We have just returned home after a two night stay at this amazing Guest House.
We had a lovely welcome and were delighted to be able to sit in a beautiful garden with a glass of sherry provided in the room, on our arrival.
The hosts were extremely helpful in all ways, mentioning lovely walks and local places to visit.
We had our own entrance to our room and everything we needed was provided, with extra touches. The bed was very comfortable and dressing gowns were available for our use.
All areas were spotlessly clean and we had a lovely breakfast both mornings. So much choice and the food freshly cooked and very tasty.
This is by far the best Guest House we have stayed in and we will definitely be returning again.

We have been staying at Ash Farm each July since 2013 with a break in 2020 for Covid19
We started off in room 2 with its 7-foot bed and from the next year onwards we have stayed in room 1 with its four-poster bed
We chose room 1 as it is well appointed with a decent shower but also because it has 4 opening windows which given the increasingly hot summers allow for a gentle breeze – all this in addition to flatscreen TV – sherry – and decent wi-fi
Another reason for staying with our choice is its location – just off the M56 – within walking distance of NT Dunham Massey – and next door to the Swan with 2 Nicks – as well as being close to Tatton Hall and the annual flower show in July
The breakfast is another high point – the menu is extensive with locally sourced items and cooked to order plus fruits yoghurts and cereals a choice of juices and excellent coffee – you just need to leave extra time for the cooking
As the Tatton Flower will not be returning until 2027 we unfortunately will not be returning immediately which is a shame as by now I would have booked room 1 for next July – but our thanks and good wishes go to David Jan and Christian for making us feel so welcome and giving us the Ash Farm experience – thank you

With a 5 star rating we had high hopes for our stay.
There was lots of free parking and quiet location in the countryside. The property was very clean.
We were informed that breakfast was not free as stated on your site but £15/head. It was very good.
The large double bed in room 2 was so big it filled a lot of the room and there was only room for a bedside table on 1 side.
The mattress was very worn and the mattress topper supposed to compensate for this was also completely worn and falling apart so the bed was extremely hard and uncomfortable and the bed linen very basic.
We had very little sleep and checked out because we were told there was no other room available for our second night which we had to pay £100 for.
Sadly I will NEVER believe a review on this site again

We are sorry you did not enjoy your stay with us at Ash Farm. As explained when you came down for breakfast we could not change your dates and your booking could not be refunded as you had already arrived for your stay with us. Your booking was via bookings.com which does state on the confirmation that breakfast is optional at an extra charge. Concerning the mattress the mattress topper was worn at the edge and has now been replaced . Yes the bed is very large Emporer size which our customers love we are sorry you did not enjoy your experience with us

A minor niggle. Whilst complimentary dressing gowns are a nice touch, they are far from unique these days. And those provided here were hard as nails and extremely uncomfortable, bordering on unwearable. To be honest, the ‘fluffy white towels’, as their website describes them, were not much better.
However I still believes this place deserves 5 stars, or perhaps 4.8. The owners are very welcoming. There are plenty of nice touches that are unique, or at least unusual. The house is beautiful and so are the grounds and setting. It’s quiet and peaceful (no mobile phone signal, at least on EE), but WiFi is provided free of charge, although as in most hotels and guest houses, it’s a bit patchy.
The breakfast is simply amazing, and although charged separately, it’s worth it. They have rightly won an AA Best Breakfast award, and its all cooked fresh with locally sourced ingredients.

Not much to add to previous 5 star reviews except the in room facilities of teas, coffee bags, biscuits etc plus sherry! Bathroom has soap, hair/body wash, conditioner, cotton wool ball things and a shower cap. There's an iron and table top ironing board plus a full size hair dryer.
Separate lounge downstairs to relax in should you not wish to sit under the pergola in the garden on padded seats.
This and the surrounding area ensures it stands out as a favourite.

We have just enjoyed a 3 night break staying at Ash Farm. The room was lovely and clean, the bed was huge and comfortable with lots of good pillows. The breakfasts were amazing! Good choice of fruit and yoghurt or cereals followed by a huge cooked breakfast which was cooked freshly to order from a vast choice of items. The meat was fantastic and locally sourced. David, Janice and Christian made us very welcome. Well placed for visiting several National Trust places and Manchester. We would definitely stay here again if we return to this area.

What a fantastic Guest House, we stayed for one night and had breakfast in the morning which was also fantastic. Ash farm is located in a stunning rural location near the canal which is a beautiful walk and next to a very good pub. It is a Georgian farm house which has kept a lot of original features and was decorated for lovely for Christmas, it is very comfortable and run brilliantly by Janice, David and breakfast chef Christian who were extremely welcoming.

Only stayed one night but will return! David and Janice are so friendly. Bedroom was cozy and comfy with little extra treat of Sherry decanter, which was a lovely touch. Very comfy four poster bed. Fab garden for guests to use. Great location for visiting Dunham Massey-just a five minute walk, and also plenty of other National Trusts in the area and lovely walks. Such a quiet location. Our breakfast was the best we have had anywhere with quality local produce and Massive choice, cooked fresh to order.

What a beautiful place this is, stayed here with the other half and it was fantastic! Breakfast was absolutely amazing and the rooms are like you stepped back in time but tastefully decorated, the beds were super comfortable and we had a peaceful nights sleep. David and Janice are very welcoming and made us feel at home. We will definitely be back, thanks again guys 10/10 xx
