The room and building was clean and tidy throughout.
Good amenities in the room - soaps, toiletries, tea, coffee, bottled water etc.
We found the hosts fantastic. We booked a twin room but left a note for the owner to request a double room if it was possible. They were able to meet this need.
My partner isn’t a ‘breakfast person’ and only had toast and water so the lady didn’t charge us for his breakfast. We thought this was very generous of her.
The added extra of free parking was good too.

Breakfast was staggered to comply with COVID protocol. The menu was placed in your bedroom so you could order straight away - plenty of choice and wonderfully delicious. We were certainly well looked after.
We did lots of walking / sightseeing and did prefer the North Bay. A well deserved mini break.
The bed was quite small, hard & uncomfortable.
There was no sound proofing, the walls were very thin & we could hear the next room talking on the phone & tv & general noise from upstairs & from outside when people were smoking.
We thought there seemed to be a lot of 'work men' staying rather than holiday makers.
Nothing wowed me about the place & even though our room had a sea view the windows suffered from bad condensation so deflected from it really.
Breakfast was basic & there wasn't anything like cereal or yogurts or orange juice even.
Parking was a bit stressful as we got blocked in by another guest & it would of been better if we were offered a parking permit for the roadside parking instead, we didnt even know about this until another guest told us.
TV aerials need upgrading for digital as indoor ones are inadequate.
Plus sides - good location, very clean everywhere, well stocked tea tray in room.
Things to note - ask for a parking permit for the roadside parking rather than the carpark.
We arrived just after 11am, check-in wasn't available until 2pm but Suzanna the owner allowed us to park on the drive from 11am which was really good.
After a lovely couple of hours along the seafront & a spot of lunch, the hubby & myself, returned to the Leeway Hotel to check-in.
We had room 6 which was on the 2nd floor. The room was lovely, spotless clean & lovely & cool as we had huge bay windows & the sides were both open. We had everything we needed from wardrobe, set of drawers, nice little table & 2 armchairs at the window plus all the usual tea,coffee, sugar etc with bottles of water & some hot chocolates. We also had a TV in the room.
Bathroom was lovely with a walk-in shower & some free toiletries on the shelf above sink.
The seaview was amazing from our window as to was the thunderstorm we had on the evening which included PINK lightening!!!!
Breakfast was a choice of hot or continental. We had to choose a timeslot though, due to the current situation within the country, only 3 tables at a time were allowed to dine.
We both opted for the full English which was accompanied with toast, fruit juice & tea/coffee.
A really lovely relaxing stay, only problem we had was,the bed had a very hard mattress which unfortunately for myself with scoliosis, had my back in agony the following morning & the hubby also said it was a hard mattress.
Don't let this put you off though, Suzanna does an amazing job & is very friendly & welcoming.
The hotel is on the North bay side so it's a good 20 minute walk to the south bay where all the attractions, shops etc are but it's worth it for the views.
The welcome was warm and friendly.
The room was spotless and newly refurbished .Great views of the coast and castle. Room facilities included tea and coffee making equipment, fridge for milk and water, both provided. Ensuite with shower (appeared newly fitted) with shower gel and liquid soap provided . Linen all excellent quality.
Choices at breakfast were exceptional and standard of the ingredients high quality. Car paking a welcome bonus which enabled visits to points of interest without the worry of parking on return.
Overall a relaxing enjoyable experience and would recommend and would return.
The room size was good for an accommodation of this type. The furniture was of good quality and not cheaply thrown together like you would normally find. The bed had memory foam mattress and was very comfortable indeed. There was even 3 sockets at the side of the bed. 1 was for the bedside lamp the second was running a mini fridge and the 3rd I used for my CPAP machine. There were 2 bottles of water in the fridge on arrival. The room had plenty of tea and coffee sachets and in addition to the kettle there was even a dolce gusto machine with pods!!
The bathroom was a good size and the shower had plenty of room.
The room and the whole of the hotel was exceptionally clean. The hotel is run by Susannah and her husband. Mainly Suzanne and she does all this while juggling a family and school runs.
I can't normally handle more than 2 nights in a b&b but here I could easily handle 5+ nights.
You can book this place with confidence and the owners will go above and beyond. Personally when I fancy a few nights in Scarborough on the future I will not even look elsewhere, I will definitely be booking this place!!
Breakfast was also very good - I opted for continental which included toast, eggs, fresh fruit, yogurt and coffee/tea and juice. I’d forgotten my charger plug and the owner kindly lent me one for the duration of my stay. Had a perfect weekend and will most definitely be back!
The guest house is at the quieter end and the outlook was to the sea and right along the bay, either way you have a great view.
Car parking was fine, room for 4 cars at the front but also plenty of parking when I arrived at busy time.
The guest house was quiet, no loud night-time revellers, comfy bed, fresh smelling linen. The bathroom was nice and modern spotless and a great shower.
Love all the personal pieces of wood sculpture making the place feel homely. Suzzanne took our breakfast orders and it wasn't long before my freshly cooked full breakfast arrived.
Would not hesitate to stay again, a fresh clean guest house with smiling host.
