Yes, they have got this just right, it’s perfect. Spotless place, plenty of drink supplies in the room, including dolce gusto for other drinks, even hot chocolate and a fridge. Breakfast is perfect, everything that is supplied is just perfect. Keep doing it exactly like you are. Great place to stay. Thank you.

Excellent B&B situated on the North Bay. Ideal for the cricket but also a short walk into town. The room was spacious and spotless with an excellent shower. Breakfast was first class. Would definitely stay again.

Warm welcome.Immaculately clean hotel. Room was comfortable, warm and spacious. There was a fridge, plenty of coffee,milk etc.Bed was comfortable with plenty of pillows. There was lots of storage and 2 armchairs. Breakfast was lovely ...plenty of choice and freshly made. We would definitely book again.

Beautiful property overlooking Scarborough’s North Bay. I booked 2 nights in a single en suite room which was small but perfectly formed. Everything in the room was thoughtfully provided including a fan, coffee machine, kettle and even a small fridge. I’ve never stayed in such a spotless hotel - everything was sparkling clean both in the room and the common areas. Breakfast was also very good - I opted for continental which included toast, eggs, fresh fruit, yogurt and coffee/tea and juice. I’d forgotten my charger plug and the owner kindly lent me one for the duration of my stay. Had a perfect weekend and will most definitely be back!

Excellent stay! Well priced, very clean and nicely furnished. Excellent location and the stunning sea views were worth the stairs (we booked a top floor room). Some parking spaces on-site and also on the road outside if you get a permit, so it was all fine for us. Our room, booked last minute, was described as a basic double and although not large it was very clean, well furnished and adequate for 2 people. It had room for 2 comfy chairs to admire the sea view and it also had some really nice extra touches like a fridge, cooling fan, coffee machine and bottled water. En-suite shower room appeared newly fitted and fresh. Hostess was welcoming and her cooked breakfasts were great. She works hard! It is a wonderful old listed building so no lift is possible but we don't mind and would definitely stay again and recommend to friends.

Writing this on behalf of my dad after we paid for him to stay one night here. He was really impressed with the Leeway from start to finish. The lady owner phoned beforehand as I had mentioned my dad's mobility issues, she checked with him and saved him a parking space at the back of the hotel, also when he arrived she was brilliant and took his bags to the room for him, he was really pleased about that. He loved the room, he said it was lovely and clean, comfy bed, fluffy towels and had everything in there he could have needed to make it a pleasant stay. He said breakfast was amazing, plenty of choice and really tasty, he picked what he wanted on his cooked breakfast and it was spot on! No complaints at all from him, one chuffed old man! 😊

A friend, and I stayed here from Tuesday 8th August, for 3 nights. Both of our rooms had a fridge, kettle, coffee machine, and hairdryer. The beds were very comfortable, as were the pillows. We each had a sea view, and the sea was literally across the road from the hotel. If you go left out of the hotel, along the seafront, you can walk down a path to the seafront below. There are a few cafes we ate at The Watermark Cafe, hot food, fast service, and reasonable prices. Across the road is the bus which goes along the seafront . The town centre is approximately 15 minutes walk from the hotel. We found lots to do in Scarborough, the people are very friendly. Whitby is one hour away by bus, which leaves from the railway station. I would definitely recommend Scarborough. I would definitely stay at Leeway again.

Arrived at the Leeway and was immediately greeted by Suzanne, who said my room was ready. I had a single room on the top floor ,sea view it was lovely. Lovely cosy modern room with every thing in ,coffee maker, kettle, well stocked welcome tray, mini fridge complete with bottle water and fresh milk (I soon popped my Cocktail in for later)!The room smelt so fresh and clean, spotless. The guest house is at the quieter end and the outlook was to the sea and right along the bay, either way you have a great view. Car parking was fine, room for 4 cars at the front but also plenty of parking when I arrived at busy time. The guest house was quiet, no loud night-time revellers, comfy bed, fresh smelling linen. The bathroom was nice and modern spotless and a great shower. Love all the personal pieces of wood sculpture making the place feel homely. Suzzanne took our breakfast orders and it wasn't long before my freshly cooked full breakfast arrived. Would not hesitate to stay again, a fresh clean guest house with smiling host.

This was our second stay and we feel so relaxed and refreshed that we know we will return. Of course being by the sea is a massive draw and the views are special. The weather can be changeable and that can be challenging but: this place is so comfortable, clean and unfussy that it makes a simple break by the sea as comfortable and easy as a holiday should be. Just ask for extra toast and Suzanna will always oblige with a lovely smile.
