Findon Manor Hotel is frequently lauded for its attentive service and charming atmosphere, with many visitors enjoying the afternoon tea and the tranquility of its beautiful gardens. Nestled in a quiet location convenient for beach trips and country walks, the hotel also stands out for its exceptional cleanliness.
However, some guests feel the rooms could benefit from updates and report occasional slow service, with a few noting that the experience may not always match the price point.

Detailed Reviews
My wife and I had a two night stay in February. The room was spacious, clean and well equipped. My brother and his wife joined us for the first night and stayed in the first room up the stairs on the right. Unfortunately, although they were comfortable the room did have a lot of cobwebs and small bugs which they mentioned at check-out. They received an apology and were told it would be rectified. We found the food in the Snooty Fox bar to be extremely tasty and well cooked, breakfast in the morning was of the same quality. My only issues were that we were not offered toast on the first morning, the waiter appeared to be somewhat inexperienced. The second day was better with different staff. Also, it seems that all food and drink purchased in the bar and allocated to the room was subject to a 10% service charge, I don't have a problem when the food and drink is part of an evening meal as we would have left a tip anyway but I tried to buy a drink at the bar during the afternoon using cash and was told that they had no change in the till and instead would charge it to the room, this then incurred a 10% service charge.

This was the second time that we drove all the way from Belgium to celebrate the New Year at the Findon Manor. This year, we invited our children to join us as well. After having spent a first night in Eastbourne and a short tour through the Sussex countryside, they fell in love with the Findon Manor at first sight. The 3 rooms that we had (Genevra, Harry Hotspur and Kybo) each have their own character, but all share a cosy warmth and English style. On the 30th we had a great dinner at the Snooty Fox and New Year's Eve was very well organized with great food and an amazing disco-party to swing into the new year 2020. Wendy and her team do an absolutely great job. Whether in the bar of the Snooty Fox, in the hotel lobby, at breakfast or during the NYE dinner, the whole staff really made us feel very comfortable and completed our family event. Even our kids (25, 29 and 31), used to the fast life in London and Antwerp, loved the place ,the food, the atmosphere and even the disco-party very much. If we can, we will definitely try to come back, next year !!! We certainly recommend The Findon Manor to anyone who seeks an original Sussex get-away.

We booked 2 rooms for one night for a birthday, one a lovely big room with modern bathroom, Aldaniti, with bay windows overlooking the garden, another on the ground floor which was dog friendly. Staff were welcoming and efficient and particularly at check out when we had a good chat with the owners/manager it felt like a very personal experience. We took our Spaniel who was welcomed with open arms and even given a sausage while we ate our breakfast. Evening meal in Snooty Fox was of high quality as was the breakfast. Would highly recommend.

We had arranged afternoon tea for the wake for my father's funeral and were told that everything would be as normal, and that the Covid restrictions would only mean seperating the tables by 2m. When we arrived we were told that as it was a lovely day we could all go into the garden if we so wished. The Garden furniture was a mish mash of tables in various states of order. We asked for umbrellas for the tables but were told that there were none.
Tea and coffee were to be ordered at the table, which would have been fine had it not been for the fact that there was only one waiter, and it took nearly an hour to get everybody a drink. In the meantime we were told there was no drinks available from the bar!
When the poor waiter started serving the food, it came out on individual plates, and not on cake stands as promised and expected. Myself and my two daughters ended up serving the food ourselves as it was taking the waiter away from serving bar drinks.
There was no offer of a refill for tea and coffee.
After about two hours, two more staff arrived and I can only say that they must have been trained at Fawlty Towers. Taking all of the leftover food off of the plates with his hands whilst at the table.
The whole afternoon was a complete shambles, and all for the bargain price of £600 for 30 people.
Not wanting to make a scene on the day, I unwillingly settled the bill, but called to complain two days later. I was promised a phone call from the General Manager the following evening but this never came, so I called again this morning and spoke to the owner. I can only describe his attitude to the situation as extremely arrogant and one of not caring. He basically accused me of lying, saying that he was there and everything was fine as far as he was concerned. He said that they get lots of wakes there (presumably through location and not recommendations) and nobody has ever complained before. This may be so, but it doesn't mean that I was wrong.
Having looked at previous disgruntled customers reviews it seems service and attitude is a big problem here.

Response from Findon Manor, General Manager at Findon Manor Hotel
Responded 4 Aug 2020
Dear Paul, We are sorry you were unhappy with your recent event at Findon Manor. As you are aware this time has meant the Hotel has been closed for a number of weeks outside of everyone’s control. This has led to some discolouring in the garden furniture and new ones being ordered and in the process of trying to match the existing furniture. We do have umbrellas at the venue, so we are looking into why you were told incorrect information and we are looking to invest in some more particularly in the light of the weather and help with current guidelines. The tea and coffee was served to your party within ten minutes we regret if anyone’s took longer than this however we are sure it was not an hour as you mentioned. We also cannot offer bar service at the moment so it would not be possible for the waiter to be serving at the bar. Due to COVID-19 all meals must be served on an individual basis and buffet style or on stands is not an option, we regret that this meant it was not the day you had in mind however as a business we must operate within the Government guidelines. We are still investigating your comments on service especially around the way in which plates were cleared. We are adapting to a new way of working as everyone is at the moment however we have looked at the times from the start of your wake until your party left and we unfortunately cannot see how the above timeline could have occurred, however this does not negate that we are sorry you felt unhappy with the service you were provided. We understand that you did not want to complain on the day, we wish you had so we could have done something to change the service you felt you were being provided. When you did call to explain your disgruntled feelings, the owner did not accuse you of lying however was trying to gain an understanding of the cause of events as the timings did not add up including paying your bill at 16.49pm. We regret that you feel that the attitude was poor however we also take very seriously customers behaving aggressively and swearing towards any members of staff which unfortunately in this instance did occur. We pride ourselves on customer experience, so we are very sorry that you had an unpleasant experience at the hotel. As above we are trying to adapt to this new way of working and do appreciate customer patience where possible.

This on the first appearance looks a nice hotel with lots of charm. However, be warned there are cobwebs everywhere. Also if you move anything - like the tea tray on the side table it is filthy underneath. Service is poor and slow. Our room wasn't supplied with enough towels and we had to go to reception to request some. We weren't provided with things like wifi or door codes when we checked in and you have to keep going to reception to ask for them. Reception is hardly ever manned and you have to wait for ages for someone to turn up to help you. No guidance in the room about what to dial on the in-room telephone to get housekeeping or reception - and even if there was, it is unlikely to be answered anyway.

Thank you for taking the time to review you stay at Findon Manor Hotel. I have had all the bedrooms checked and can ensure you the tea trays are all spotlessly clean underneath now and apologise that your tray was not to our usual standard on this occasion. In all the bedroom as with all hotels there is a guest compendium which gives the guest all the information including wifi for the bedrooms, how to call reception which would have taken you directly to the manager on duty as they all carry a portable phone when away from reception. I can only ascertain that the reception was not manned when you went to the guest as the manager on duty was doing other duties. Being an old building we are perhaps on occasions more susceptible to cobwebs but this in itself does not indicate a lack of cleanliness or attention, housekeeping department have feather dusters which are used on a regular basis. Had you brought this to our attention at the time we would have been able to rectify some of your adverse comments The door code we give to guests if they are arriving back late to the hotel and this we cannot put in the guest book as it changes for security. I feel your comments about the hotel being dirty are not factually correct in my opinion We do apologise for any inconvenience caused, should you wish to return to the hotel in the future please contact me directly and I ensure a happier stay.

We arrived at the hotel to find it looked nothing as expected. The way it’s explained and pictured would suggest it was a country house in a rural location with huge gardens however the garden is small with a couple of tables nothing really much to look at. We waited for a while at reception as the general manager was dealing with a group of customers having a cream tea we were acknowledged and were happy to wait. We were then shown to our room ‘what a myth’. It was so small the double bed took up most of the room. The bathroom was in a cupboard with a tiny step up and the toilet was on a plinth, this had a large beam above it with no height warning or mind your head sign and it was the same colour as the ceiling so blended in my partner nearly banged his head several times and he’s just 6 foot! The cleanliness was awful and the decoration in the bathroom wasn’t finished. The toilet roll holder fell off the wall, the plug came away at it’s fixings in the basin, the mirror light didn’t work fully, the shower only trickled due to limescale impacting the shower head. There was a tile hanging off the wall and you could see where it had been tiled over tiles. The roller blind was broken and the top of the wardrobe had broken hangers and random bags in it. I brought all this up during our stay with the duty manager but he was unable to resolve the issues. On check out I was given the email address to complain. I have completed a complaint to the general manager Wendy Lewis and I’m waiting for an appropriate resolution in my mind a full refund of our nights stay I will update this review on the completion of the complaint with the resolution and how it was dealt with.

We paid £355.00 for a two night stay. Based on this price my expectations were quite high, sufficed to say I was very disappointed. On arrival we were allocated a room on the ground floor. On quick inspection we noticed quite a few problems with the room. The toilet seat in the bathroom was extremely loose and the opaque window had a dirty net curtain over it which was attached to the window with cob webs. The wardrobe door once opened would not close. We did not have the promised white company toiletries. Both beside tables were damaged on the top (pics below). We raised our concerns to the duty manager and asked if we could be relocated to another room. Initially he said they were fully booked but he would get someone to tighten the toilet seat. A couple of minutes later we were advised that an alternative room was available. We moved to the first floor and first glance our room appeared to be in better condition. Unfortunately my husband and I did not have a good night sleep. The duvet was extremely thick for the time of year, and the two pillows were very soft and gave no support. The bathroom had no window, and only an extractor fan which unfortunately meant there was a strong drain/damp smell and there were lots of cracked tiles next to the toilet. The toilet was also located in a narrow spot right in the front of the door so my husband found it awkward and uncomfortable to use, and he is only 6 ft. The refreshments tray was also very disappointing based on the price of the room (see pic).
Breakfast the following morning was very average. There was a small table for the continental breakfast including a selection of variety pack cereals, juice and a small selection of pastries. The Sussex cooked breakfast was just ok. On the Sunday morning we advised the duty manager that we would be checking out that morning and not staying a further night. He advised that he was 99% sure we would still have to pay the full amount for the second night, but he would ask the general manager to call. Wendy called on Monday to discuss our issues. Following this discussion we were offered a £50 refund. So we paid £305 for one night in an uncomfortable bed with a distinctly average breakfast.

My partner and I stayed here in July 2021. The worst stay we’ve had anywhere. The staff were unhelpful and didn’t explain anything to us regarding how the hotel works during the covid period. We had some sort of animal (a bird or a rat) stuck and scratching in the chimney of the room we stayed in. When we told the GM about this, she was so so rude to us. We also had left a “do not disturb” sign on the hotel room door, as we didn’t need or want anyone going into the room whilst we were out. Not only did someone go in and remove the sign, but they didn’t replace any linens etc. So there was no need for them to do so. My clothes I left on my pillow, were also found on the floor. We found this really upsetting so again, spoke to the GM, she flat out told us we were wrong, and that we hadn’t left a sign on the door, which we had. The breakfast was a shambles, no staff knowing what they were doing and a waitress just looked blankly at us when taking our breakfast order, without having told us what was on offer. When our food came, my poached eggs were snotty, my partners bacon undercooked, and her black pudding was not only late, but burnt. There was no apology or attempt to rectify the situation and we were simply met with rudeness. One staff member told us, that we would at least be entitled to a refund of some sort, there was not even a conversation with the GM about this and she was very rude, patronising and very unprofessional. We have tried multiple times to get in touch with the hotel and the owner, with no luck. A waste of money and we highly advise anyone looking for a lovely break away… to look elsewhere!

Good afternoon Ms Hibbert Having received your review on booking.com and your message and subsequent email this has all been looked into and replied to shortly after your stay. Sorry that you thought I was rude when you spoke to me at the reception desk on Monday morning which I would not be, having been told of your complaint made at 10pm the previous evening I was stating a fact having checked the paperwork and having spoken to the housekeeper to double check and who is very conscientious. Our housekeeping team are instructed to not enter rooms with a sign on the door and to make a note on the sheet that a DNM was on the door so we know in the office. I could only investigate the noise of scratching which was out of our control and which we had not had any complaints of from guests staying in What a Myth the 5 days it was let up to your arrival or since from the guest who has been in the room since your departure. I did also ask an assistant manager to go and sit in the room which we did twice on that morning and no noises were heard. When speaking to you both on Sunday morning whilst you was waiting for your taxi to go to the wedding you were attending, no mention was made of your concerns of your check in or breakfast experience or the noise to the member of staff until 10pm that evening, if mentioned to me that morning I could have investigated and checked this Sunday while you were out if we had been made aware. Having discussed we will not be offering a refund or discount and regret you were unhappy with your stay. Regards W Lewis General Manager

I have given a lot of thought to writing this review as we have had Valentines dinner on several occasions which were excellent. However after reading some of the reviews I feel that I should. Our stay at the Findon Manor was to give my wife a break from the routine which it did. The staff we encountered were extremely friendly and helpful our room was fine. It all started to go wrong when we went for our evening meal, the starter was.very good our mail meal was not, possibly the worst steak we have ever attempted to eat we could not finish it,. We asked for it to be cooked medium rare the chef may have considered it to be so we did not. The vegetables were cooked Al Dente which is supposed to keep the taste in the vegetable. We did not find that to be the case.My wife asked for a second bread roll but was told that there was none left! Even in a 3*hotel I find this to be intolerable not to say unbelievable. The final straw at diner was when I asked for a Drambuie to finish with I was told they did not sell it as there was no demand for it😭
Next to breakfast. My cornflakes and tomato juice were fine our full breakfast on the other had is best described as rubbish. The tomato was a solid lump, the mushrooms were at best unremarkable the sausage not bad the eggs and nice to see black pudding we’re fine.
A big disappointment and please Wendy do not try and tell me all the products are locally sourced, I have no doubt that hey are I have to ask what your chef does to ruin fine food. Please do not tell me your resident chef was on holiday or whatever as the bottom line is that you are the one responsible for the hotel.

Hello Mr & Mrs Chisam Thank you for taking the time and trouble to review your stay at Findon Manor Hotel on Valentine’s day and I would like to comment as follows. Our meat is purchased from Hutchings at Partridge Green who have their own farm and make our sausages. If you were to visit them particularly on a Saturday you would see the ques. I am shocked that you found the fillet of beef not to your liking, we asked you on the evening shortly after serving your main course if all was to your satisfaction which you told us it was. On clearing your plates I noticed that you had left some of your meal and you told me ‘ it was tough’ I regret to say that I have to disagree with your comments regarding the fillet being ‘tough’ as both chef and I tasted a small amount. It is almost impossible to get a fillet of beef tough by nature of its cut. We sold 12 portions out of 16 guests that evening and all comments were complimentary including the one on trip advisor posted the same day. You rightly said our vegetables are cooked al dente and I am not sure what you mean by ‘keep the taste’ the vegetables were fresh and cooked as normal The Drambuie we did not have as you mentioned and we are looking into getting a small bottle in stock as this is the first time in 3 years we have been asked for a Drambuie, I did ask if there was anything else I could get for you. I am pleased to say that we have a great reputation for our breakfasts and again all other guests were happy and previous reviews clearly state how lovely the breakfasts are. Please see a few comments below: We ate here in the evening and it was all fine, breakfast the next morning was very good and plentiful – February 2020 Breakfast five star and massive – Nov 2019 Again, I asked when clearing your plates if all okay and your wife said she ‘should have asked for a small portion’ and that we cannot agree with your comments and in particular the sausages. I regret that we had no bread rolls immediately available . On a positive note I am glad you found the staff to be friendly and helpful and enjoyed your bedroom with your complimentary dressing gown we arranged for you.
