Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

SCAMMERS – Do NOT Book with this hotel. I am currently reporting this Hotel to Trading Standards as it seems it is one big scam. There is no reception on site, and everything is done via a mobile number and whatsapp. They then called me out of the blue to pay a deposit as they have no reception on site. It sounded very dodgy and I told them so. Upon arriving on site, despite the details saying there is free parking on site, there is no car park, and you are expected to park on the road. I advised the hotel that I needed a car park and I can’t just park on the road, so they said as it was their error, they would refund the full amount of my booking and to cancel the rooms I had booked. I agreed, but then I was told I have to cancel with Booking.com and Jay (The General Manager) would issue the refund…3 weeks later I’m still waiting for the refund, and the mobile number never gets answered. Absolutely disgusting customer service…BE WARNED. Luckily I have the messages on Whatsapp, telling me to cancel with Booking.com and also that they will issue a refund which is being shared with local authorities, Trading Standards, Booking.com and my Bank.

Really enjoyed our stay, beautiful room with everything you need. Loved the bottles of water a really nice touch, and very good quality shampoo and body wash. Very quiet and felt like a boutique hotel, would definitely stay again!

Cosy and good value for money. Very secure with cameras in the building and outside. But the most thing that impressed me was that we lost a sentimental value earing and upoun checking with Jay he confirmed that the maid has found it. There arent many people left so king. Wishing the owner all the best and will return in few months time. Regards from Malta

Security is VERY high here, double door system, with cameras on the front of the building. Quiet even with the window wide open, which was nice! Dark when lights off, curtains drawn. Bathroom snug, yet spacious. Bath big enough for 2 adults. Room is cosy. Microwave, mini fridge, teas and coffees, kettle, hair dryer, iron and board, bowls and plates, cutlery, wine glass... all we needed! Whole room was clean, no dirt in bath, no hair in bed, no limescale on taps! Bed was comfortable! 4 pillows on bed, plus cushions. ONLY downside: no parking. It is roadside parking. We didn't have a car, but it was still a consideration we have for future visits

So Cosy and easy! I write this from my bed in room 2. The messages were ready prompt this morning and once I'd sent my ID and card I was using they provided my codes to get in. Room is spotless and my bed is just cosy. I really wish that my husband was with me to appreciate it too. Please ignore negative reviews about ID because there is no hotel in the uk that wouldn't ask you for it, so what kind of adult wouldn't expect that. This morning they were very prompt with their responses too. Would defo come back if I'm in the area

This is the first negative review I have given. The accommodation looks lovely. However, I only learned that I had to provide photo ID and a picture of my bank card when I was at the front door. Messages had been sent earlier that day but I'd been working and had missed them. There is NO-ONE at the accommodation to greet you; a keypad is at the door. You only learn this on the day! I was suspicious of handing over the details and so was unable to gain access and had to book elsewhere. I have tried to call and left messages but have not been able to speak to anyone. Of course, this all happened after the cancellation deadline!

Tried to stay here but once bank card details given for damage waiver no contact could be made as to how to gain entry to the property. As this is no contact entry ‘hotel’, well converted terraced house, we could not access the property and could not make any contact with them at all, tried phoning, messaging and email but to no avail, yet have still been charged for the stay and they are refusing a refund. Keep well away is my advise!

Arrived at the larches on a business trip, after driving from 4:30am I was extremely tired and looking forward to a good nights sleep. All was good on arrival, the house itself is really nicely done, however the street it on is not so nice, you need more than nice decor to have a good experience in my opinion. 10 o clock came and wanted to get my head down, but this was absolutely impossible there was a couple staying in the room down the corridor, they must’ve have been having some sort of party as they were shouting and screaming, we could hear EVERYTHING coming from their room, I asked them twice if they would mind please keeping the noise down, to which it all got ten times worse, I tried to contact the manager Jay took me about an hour to get through to him by this point I was so tired and annoyed that I just wanted to leave so I reserved and paid for a room in the premier inn. I requested a refund from the manager Jay to which he replied “yes no problem just log onto your online booking and cancel the booking and then the refund will be sent within 2-3 working days”, which is what I done, a week came and went and no sign of a refund, I have emailed and rung the manager with no reply so I am now out of pocket. Being in hospitality myself I am disgusted with the way it has been handled, I would never book to stay here again. If you are looking to book for a quiet night do not book this place! The premier in however was lovely, comfy and QUIET!

Initial issues getting in because we weren't sent the code - but easily sorted with a phone call. However - if you dont like/want small talk with hotel staff, stay here! Enter property & room with a code & no staff to deal with. We stayed in the Lodge in the garden. Very cosy, romantic and separate from the house. Everything you need for a nights stay. Close to the Racecourse for events- walked back in 25 minutes.

Silent and dark - once we'd blocked all the various LEDs off anyway. Good self-service breakfast and well thought out room. Bed could be a little larger, but otherwise great. A welcome good night's sleep.
