Small yet perfectly formed this family run guest house is situated just 100 yards from the beach of St Anne's. If visiting for pleasure or business every guest is important to us and we try to cater for every need, with free Wi Fi and all modern facilities. The ideal base to enjoy the four championship golf courses within a two mile radius with Royal Lytham a short walk away. Good transport links into Blackpool and the surrounding area. Close to BAE systems with long term special rates & we can offer a room only basis if required. Sorry, no dogs allowed.

I had booked this b&b for an overnight stay because it was cheap and they could store my cycle. I was not expecting much but I was pleasantly surprised. From the outside it was unassuming but inside it was warm and welcoming! Even though the decor was of a period it was tastefully decorated and spotless, even more so was room 4 which was at the top of the house called the elephant room. Which was decorated with beautiful elephant carvings,furniture and cushions. Comfy and cosy and very peaceful! The owners Keith & Kate were very welcoming and hospitable. I was even offered breakfast on arrival! Nothing was too much trouble. The breakfast was amazing,plenty of choices,fresh and cooked to perfection. Simply the best b&b breakfast! Even homemade muffins! I would definitely return and would most definitely recommend. It is understandable why it is no 1 b& b in Lytham !

From the initial confirmatory text when I booked and the welcome when I arrived, it was clear to me that staying at The Gaydon was going to be a good experience!
In the event, it was rather better than that! It was clear from the start that nothing would be too much trouble for my hosts. I was forced to leave before breakfast time to attend an event in Cumbria and enquired about the availability of a Bacon Sandwich to go. They insisted on opening breakfast half an hour earlier to accommodate me, a gesture which was much appreciated.
My room was well furnished with a very comfortable bed and I enjoyed a sound night’s sleep on both days of my stay. My room was at the front of the house and my stay was at a weekend, so I can confirm that Derbe Road is in one of the quieter parts of town.
I have booked a return visit in May and would recommend this excellent small hotel to anyone looking for comfortable, attractively priced accommodation in a convenient location, where the hosts make you feel at home from the moment you step over the threshold.

Another fabulous holiday in St Annes on sea, staying at the Gaydon Hotel B& B. The Gaydon is very special as are the hosts Keith and Kate. This establishment is a true home from home and we always look forward to our stays.
We were accommodated in the newly developed room 6 which is on the ground floor and has very good access. Room 6 is lovely and comfortable, as are all of the rooms we have stayed in at the Gaydon.
Breakfast is extensive and the hosts cater for individual needs, including food allergies, very well. I challenge anyone to come away from breakfast hungry, there are always freshly baked muffins just in case the breakfast left a small gap to fill.
What more can we say, homely, spotless, welcoming and a good location for the beach, parking usually possible on the road if no space on the hotel front.

The current owners have undertaken a comprehensive refurbishment of the bedrooms during their ownership, now providing top quality bedding and bathrooms ensuring a great nights sleep.

Their attention to detail is second to none providing Wi-Fi, usb charging, tv and coffee and tea making facilities.

The breakfast offering is 1st class, with the full English breakfast being one of the best, in terms of quality and presentation, that I’ve had in a long time.

The property is within walking distance of St Anne’s Square and the beach.

Just had a couple of nights at the Gaydon, had a family room which was lovely and very clean. Keith and Kate were welcoming hosts, we asked for an early breakfast and they accommodated us with no problem. The sherry on arrival was rather nice too!

We would recommend this B&B and if we are going to Lytham again, will probably stay here.

The extra helping of milk in the room was good too, usually you only get 2 little pots.

This is by far the best B&B we have stayed in. This trip was the 5th time we have returned and on this occasion we took my 87 year old mum who was delighted with her newly renovated ground floor room. Kieth showed my mum how to work the remote control for the fantastic electric blinds and tv. The rooms have a quality flat screen tv plenty of electric sockets and USB ports. The en-suits are very modern and spotlessly clean with straight forward easy to use electric shower.

The tea, coffee and biscuits in the rooms were of the highest quality. Also other attention to detail like a pair of scissors to open milk and coffee sachets and wine glasses for the inevitable glass of wine.

The breakfast was amazing and provided a variety of choices for each of our preferences.

Nothing was too much trouble for Kate and Kieth and always on hand to provide any advice or local information. The B&B is a two minute walk from the beach and only 10-15 minute walk to the attractions and St Annes village. Will definitely be returning.

Me and my husband stayed here for one night. What can we say....Well...Superb hosts from start to finish, hospitality was second to none. On arrival we had parking which was ideal, and a complimentary sherry on arrival! Hosts very warm and friendly. We stayed in Room 4 which did have a sea view which was lovely, the room was beautifully done with stunning furnishings. Added extras included extra blankets, hot water bottle, cookies, a great selection of coffee, tea and hot chocolate. Breakfast was absolutely stunning. Fresh fruit and yoghurt was on offer as well as cereals...that was just a starter! Full english breakfast with poached eggs and black pudding was beautifully served with fresh coffee and orange juice. Hosts very attentive and nothing was too much trouble. Location fantastic. All in all we will definately be returning to this little gem! Cant rate this bargain of a place enough. Under-priced in our opinion. Thank you both so much!

We stayed a night between christmas and new year.Both myself and husband was full of colds and debated if we should go.We are so glad we did. On arrival the greeting was like visiting old freinds for christmas.we were shown to our room which was the elephant room. It was charming and i loved it .full of little touches of Africa. The breakfast was lovely.The hotel is a ten minute walk to the town but if you are feeling lazy or tipsy its £3-£4 in a taxi.The walk down the beach road is lovely and on summers nights would be perfect.
100% would recommend ....Thank you for having us .

The Gaydon has the warmest of welcomes with Keith & Kate who always make you feel so at home. They genuinely want you to relax and enjoy yourselves & do their absolute upmost to make your stay perfect.
We love the truly delicious breakfasts, the extremely comfortable bedrooms, the location and the atmosphere of the whole place.
The whole property is spotless and we mean totally spotless.
Keith and Kate are a winning team and we are very grateful to them for creating our happy place by the sea.

Keith and Kate were fantastic hosts keeping in contact before and during our stay.
The Gaydon is in a great location quiet and close to all local attractions and amenities.
The whole house is kept in pristine condition and the the beds were the most comfortable we have experienced in a hotel.
The breakfasts were absolutely superb, in fact both days we had nothing more to eat until the evening!!!
We will make haste to return.

Hi. There is parking for 2 cars on the drive but we didn’t have any problems parking on the street. It’s a top place bedroom (room 1) was lovely. If you go book a table at Un Momento it’s just round the corner from the Gaydon, lovely Italian.

Hi, the hotel is about a 20 minute walk to the Lytham festival. It is a lovely walk along the front which they are currently developing. As for the Durham festival, sorry it is quite a few miles away.
