2 adults 2 children. One night stay. The staff on arrival were genuine, friendly and helpful. We arrived to Pug dogs a family of them, the boys and wife were over the moon and the dogs are friendly. If you don't like dogs it is fine they stay in one area with a gate. The bedroom (room 3) is spacious. The beds look great. The decor is good. The old fireplace is the room adds to the character of the old building. When staying in a hotel we look for good sleep. Nice shower. Good breakfast. Baytree house ticked all the boxes. My 3 year old & 9 year old had a lay in which they never do. Me and my wife didn't want to get up it was super comfy. And also very clean. Breakfast we were greeted by a waitress who was very helpful and nothing was to much for her. The breakfast was fresh. Scrambled eggs were creamy and delicious. My boy had a fry up which he ate all of it looked and smelt amazing. The continental breakfast is probably enough to fill you there is a good choice. In the room there are many extras you would normally pay for in a hotel or b&b eg changing mats. Cot bed. DVD player with DVDs and even a playstation with games. They have thought of everything here for us as a family even some books for children. The reception area is lovey and clean. We are coming back and will be staying here again. Would highly recommend if you are looking somewhere that ticks all the boxes. Thank you to Liz and her team.

I booked this as I was working in the area and needed to change my dates at short notice. the landlady, Liz was so accommodating and when I arrived upgraded me to a luxurious double suite.
The hotel is set in a lovely Georgian house and has period features throughout.
The bedrooms are individually decorated, spacious and well appointed with everything you need from lots of hot drink options and a few snacks to shower gels and soaps.
I was really overwhelmed by the kindness and consideration of staff and nothing was too much trouble.
Liz and her team were wonderful! The food was so nice and cooked as I requested.
Sure, there might be one or two very small things which a might be improved in terms of amenities but I was so pleasantly surprised by what was available.
For an independent get away near the sea I could not recommend this place enough.

If you love home cooked food, a fabulous and friendly host, then this is the place for you.
Just a 15 minute walk into the Town Centre and the beach on your doorstep, the location couldn't be much better.
We stayed for two nights and we had a meal on the first night, which was so tasty and filling.
Our Friends came and had a meal with us and throughly enjoyed it too, Vegetarian options are also available.
The room was very comfortable and tastefully decorated, with tea and coffee making facilities also provided.
A continental breakfast is included in the room rate and this was more than adequate, but if you are feeling hungry because of the sea air then a full English Breakfast is also available and priced at (£7.95) when we stayed there in Feb 23.
We loved our stay, our host Liz and her Staff are amazing, nothing is to much trouble.
We will definitely be back one day.
This Guest House is a little hidden gem on the Suffolk coast in Lowestoft.
If you fancy a couple of nights away, to just relax but have the Suffolk attractions nearby then this is the place to stay.

I booked via booking.com. I always follow my bookings with a call to the accommodation to ensure they have booking. I wanted to also ensure the annexe I had booked contained 2 double beds of which the owner confirmed yes.

However, when I asked her to confirm she had my booking for my particular date, she said she would need to check with her long term client that books the annexe.

Well, excuse me but I booked this through booking.com which showed availability. I was told to call back to find out if the South African client wanted the annex over the period of time I had booked. On my call it was confirmed they required the annex so the owner valued their booking over mine.

So now I am left to find alternative accommodation. The woman I spoke to mentioned about a family room she had that was spacious. I had said we were looking for 2 doubles and the annex was what we wanted not a family room for 2 couples I.e 4 adults. She wasnt remotely apologetic about putting me out.

Stop wasting peoples time advertising on booking.com for accommodation you are letting out for long term clients!!

Went away for one night visiting family did my homework before I booked through booking .com all reviews looked

Pictures not bad so thought ok . It was suppose to be luxury4 stars ⭐️boutique hotel I’ve stayed in many but this wasn’t what we expected. We were greeted warmly and by the family dogs but it didn’t bother me room very dusty dirty stains on carpet mirrow still dirty from previous visitors bed and pillows
Unacceptable bed was
Old wood and smelt muzzy floor dusty and all the ceiling cobwebs and picture rail very dusty surely these are the things you make sure is dealt with with continuous guests. Food was ok breakfast I thought was included but heard waitress tell other guests it was continental which consisted of limited choices. I ordered bacon sandwich but could only have white bread they run out of brown or wholemeal when I booked
It did say parking availability but it was on a resident road that’s not parking so luckily we parked across the road or it was a case of finding somewhere to park and walking back to hotel. Don’t think it was value for money also just standard double bed not what I expected king size at least to many extension leads and wires in places very dated and not cleaned to a high standard in hall ways and stairs. People upstairs could here them walking around in shower and going toilet . ☹️☹️☹️☹️☹️overall disappointed and I can’t really trust reviews .

Reading their website you would expect a boutique hotel . Sadly what you get is a cluttered bog standard old fashioned b and b/guesthouse .
The website offer free cake on arrival .This did not materialise. It states there were DVD s and Player in the room . There was not . The room was full of old fashioned furniture and a bed that creaked loudly whenever the occupants moved .
To add insult they charge £6 .95 for a cooked breakfast . The inclusive Continental is somewhat. cursory.
On a positive note the staff were really helpful and made efforts to assist with providing some fresh fruit at breakfast and sorting out a left phone .
The problem is that charging £125/135 for a service that is nothing like the website description leaves you feeling you were misled .

We had the family room as the team was getting ready for the festive period. I booked afternoon tea through booking.com but they didn't pass the information across, probably just as well as when I got there i booked evening meal which was all home made and very delicious The room very clean and spacious with snacks left for the evening. During the evening the electric went off and Liz the owner knocked on the door to inform us of what had happened but as two of my party was asleep quite early i didn't notice as I had the side lamp on which it hadn't affected. Liz supplied us for English breakfast as compensation which we said wasn't necessary but was all freshly cooked and most welcome especially the homemade bread. We will definately stay again

We had the most wonderful 2 nights stay at the Baytree house. Liz who owns the b & b is lovely and so welcoming and our room (room 4 ) was a great family room with really comfortable beds. Our 5 year old son had 2 very good nights sleep! And there was plenty of space in the room for us all. With everything to do with Covid 19 at the moment we felt very safe there as excellent measures are in place so we could feel very relaxed and just enjoy our time. The cooked breakfast in the morning was delicious and plenty of choice for everyone.
We also enjoyed a day down by the beach which is only a short walk from the b & b and it’s a lovely sandy beach too. We will definitely come back and stay again.

We had a delicious Afternoon Tea with Cocktails!
Liz & her team couldn’t have been more accommodating. The food was all homemade & catered for food allergies.
Both indoor & outdoors were clean & well kept.
A very pleasant relaxed atmosphere with no rushing us. I highly recommend Baytree House for its catering & friendliness. 😊

What a wonderful treat we’ve just had. We collected our Sunday roast dinners (in foil containers) and took them home to have a lazy lunch. What a fabulous, tasty treat - no washing up and no hassle, just lovely, scrummy Sunday lunch. We will certainly be doing this again (very soon).
