Good communication, was happy to facilitate us checking in earlier than normal. Very friendly and lovely hosts. We had the top left front room with a sea view which didn't disappoint. The room had everything we needed and extra touches we didn't expect as standard, such as a fan and small fridge, and great little sofa and chairs.
Breakfast was superb - top notch, nothing wrong at all, poached eggs were perfect. We enjoyed sitting in the front window and watched the sun rise up from the sea at 7.30am which was lovely.
Anna and Colin were great too, very warm and friendly.

I can see why this place has the reviews it does, and if I have to travel down to Lowestoft with work again I will stay here.

If I had to make any suggestions at all, it would only be to consider installing a blackout blind behind the curtains to keep the room dark if it suited someone.

Beautiful house with a beautiful view of the sea.
Plenty of parking.
Room was clean but bathroom needs a thorough scrub.
Decor and furnishings are dated and a musty smell is very noticeable on the stairs.
Never saw any staff all the time we were there.

I stayed here for 2 nights whilst on business in Lowestoft and can thoroughly recommend this lovely guest house. I arrived later in the evening which was not a problem for the very friendly owners. The room was well furnished and very clean. The only downside was that the room didn't have an en-suite. That said the shower room across the hall was clean and nicely decorated and this was probably my fault for booking at the last minute anyway! The breakfast was fantastic using the best of local produce. I would happily return here and thanks to the owners whose names i have promptly forgotten who made my stay very welcoming and comfortable. I would also recommend the Chinese restaurant 2 doors down from the guest house.

Given different room to what we paid for, no DVD player as advertised. Unwelcoming check-in where we were told that there is no point ringing the help bell as they probably won't answer it anyway (and when we tried to get assistance one evening they didn't answer it). Rude comments to all the guests were made at breakfast. No free parking as advertised - there is a small car park to the rear of the place with parking for 3 small cars maybe 4 at a push but this was always full. No nearby road parking until late in the evening so had to pay for public car park. Unfriendly reception where the owner sitting there didn't even speak to us on entering the building after popping out briefly. Cannot understand why other reviews are so high as they all say of a totally different experience to what we had. PLEASE NOTE THIS IS NOT A HOTEL BUT A B&B.

Really great place, but have to give poor overall score as room I was in (booked specifically for the big spar bath) had no cold water due to a fault. They were aware of the fault, and really I don't think the room should have been used.
Great breakfasts, large room, some (but limited - pot luck) parking, and lovely hosts. Shame I had four days without access to a shower.

I am sorry you were unable to work the Shower/bath. I do show my guests how it works on arrival and made sure the temperature is at the correct temperature. Very welcoming and full of original features. Clean and comfortable .Superb breakfast that set us up for the day. Easy parking and lovely Seaview. The owners were friendly and very helpful. They have given the place a lot of thought to its origins to be proud of.

Ann & Colin are very good hosts. Britten house has great character and the rooms are very clean, comfortable and have everything you could want. The breakfast was amazing and huge, really nice. Would definitely stay here again and it's in a great seafront location, plenty of nice pubs and places to eat within walking distance. Thank you Ann and Colin.

Stayed one night last weekend while visiting family in Lowestoft. Were given Benjamin Britten's bedroom on the top floor. Reasonable size but a little dark, could see the sea while sitting up in bed. Good shower and toilet.
Breakfast was the highlight of the stay ! Good fresh ingredients and cooked to order.

It was lovely to have you stay, I am glad you thoroughly enjoyed breakfast. You may not have realised that the blinds to the two sides are able to be pulled up and down which gives 180 degree views right down to the harbour and increases the light in the room. Our room was spacious and comparable with any hotel room we've booked into but for less money. Ideal for families as right on the sea front. It was on the ground floor a few steps to the breakfast room and the desk but it wasn't noisy. Owners were very friendly and attentive. Breakfast was very good.

Positive points:
Price (very reasonable), location right by the sea (I parked in a free bay outside but there's also car parking at the house), the room was super - a good size, with high ceilings and a spacious ensuite. Fast, free WiFi. Slept like a log in the very comfortable bed. Breakfast was enormous with quality ingredients (e.g. thick bacon & fresh eggs). Excellent hosts.

Negative points:
None.

The owners Ann & Colin have gone to great lengths to make their guesthouse first-class, and I have no hesitation in recommending Britten House.
