The B&B is situated far enough out of town and on a hill to make a car or taxi a necessity. The room was spacious but dated. Would also have benefited from a good clean prior to our arrival, especially the mattress protector which we found to have huge yellow stain. The kitchenette appeared to contain previous guests’ leftovers and appliances appeared in need of cleaning. Breakfast quality was below average. Staff not especially friendly.

I would have liked to give this 5 stars as almost everything was perfect. Spacious rooms, great breakfast etc. The family are very friendly and welcoming offering a wealth of local knowledge. We even had a kitchenette attached to our room.
The only down side maybe limited parking and slightly lumpy mattress but this would not stop me returning. Thanks for a lovely stay

Stayed in Room 4 for two nights

Arrived about 5ish after getting the ferry over and spending most of the day touring the southern parts of Mainland. The guest house has private parking with enough space to fit five cars in marked bays. Check-in was straight-forward. The owner(?) gave me the keys to the room and let me get on with it. Our room was upstairs. It’s a guest house, so that’s to be expected.

Room 4 is a good sized double room with an ensuite. The bathroom is clean and modern. Shower, but no bathtub. The bathroom is actually quite spacious, a bathtub could easily fit inside. There was no soap, shampoo or conditioner provided, but there was handwash. That’s not a deal breaker for me.

The room was clean and smelt fresh, furnished with a dressing table, an armchair, a double bed and a window looking out onto the back garden. The mattress on the bed was a bit on the soft side and to be honest, a little lumpy as well. The covers and pillows were thick and comfortable. Plenty of electrical sockets around the room and the bedside electrical socket even had USB sockets, both of which worked. The room also had a kettle and enough tea and coffee to last a couple of days.

Cooked breakfast worked on a pre-ordering system by filling in a form. Sanderlay doesn’t offer vegetarian specific options for breakfast, although there are non-meat options. Uncooked breakfast includes cereals, tea, coffee and toast.

Location wise, the guest house is out of the centre of Kirkwall and there’s not much nearby. If you need to go to the supermarket or restaurants, best to have a car.

Overall, I had a pleasant stay and would stay again.

Lovely nights stay, quiet, warm and a fine breakfast in the morning.
Alan and family are great hosts, have very fond memories of here.
First place I stayed at while visiting orkney.

I had the unfortunate experience of spending a night here through working on the island. Miserable staff, and filthy rooms. Dirty bed sheets and dirty bathroom, hair in the bottom of the shower and stains on the shower screen.

The carpet was also covered in various orange stains? Having been booked through work, I had nowhere else to stay, so I resorted to sleeping on top of the bed fully clothed as the sheets were also stained. See below attached pictures of what they are advertising on Booking.com V the actual reality. It's a Dump.

My company paid £85 for a night in this place. Run down and dirty in fact I wouldn’t let my dog sleep in this place.

I spent 3 nights and it was awful. The beds are old and lumpy, the breakfast cooking smells permeate the house in the mornings, the room was stuffy and if open the window too long it was freezing. The pillows were thin and It was not cheap

The room we stayed in was by far the largest room throughout the B&Bs. It had a sitting area and a kitchen. Unfortunately, you could tell the B&B used to allow smoking, as it smelled of stale smoke, and the bed was atrociously uncomfortable. Breakfast was done well, however, during check-in and breakfast, we were treated like we were inconvenience and a nuisance.

I had a lovely trip away with my family, it was great to get away from the stress of work. The accommodation definitely isn't what you would call a 5 start luxury hotel, but that wasn't what I was looking for, and it was perfect for what I needed. The place was clean and hygienic, very spacious and was a great place to rest after a busy day of going out. One thing that I found funny was that it looks like a previous lodger left a few post-it notes which got swept under the bed. They had clearly been used to plan their trip, and some highlights included "MAKE SURE TO BOOK THE RESTAURANT THIS TIME!!!", "Remember to wake up early tomorrow" and a slightly confusing one of "flag{scotland-is-lovely}"

Had an enjoyable stay here the room was clean would agree with oher reviews about the lumpy bed but still managed to sleep no problem the kitchen was a major bonus as it saved us having to eat out after a long day of sightseeing the breakfast was great and served promptly
