Friendly welcome, very clean but incredibly dated. I don't quite see the point of sticky microwaves and ancient fridges. Family room very cramped and the toilets outside for the shared rooms are not ideal. Breakfast was good, fresh but we visited at a particularly hot time and an open window would have been appreciated. Our main problem was the noise from the road, the room literally shook when large vehicles passed and this went on all night. There is secondary glazing which really doesn't work. Fans were provided but entirely unpractical in a family room. Whilst I appreciate that the location can't be changed, some sort of sound proofing needs to occur or at least allocate a family room to the rear of the guesthouse. Actually with breakfast this wasn't a particularly cost effective deal either. So we left feeling rather disappointed.

The Red House is well located just outside Grantham Town Centre with easy access to local amenities and also travel routes including the railway station. The accommodation is quaintly traditional and miles away from the sterile, plastic facade experienced in chain hotels.
The landlady was a real sweetie who treated us like family and cooked a delicious breakfast both mornings; we couldn't have been made to feel more welcome.
The accommodation/rooms were very comfortable in a traditional Guest House kind of way which made for a delightful experience.
The room rate was extremely competitive

The Red House was recommended to us and we found it to be absolutely perfect.

I spoke to the owner on a Sunday afternoon and she was so helpful and obliging. She managed to accommodate us in an en-suite family room and we enjoyed an amazing breakfast each day. Parking outside the property was easy.

The hotel is situated in the town of Grantham and is only a short stroll to the town centre.

The staff were friendly and the other customers were pleasant.

We will definitely stay here again and recommend it to anyone looking for a good standard of hotel at an excellent price.

Booked on reviews I had read but it did not come up to our expectations. Parking was not easy and we had to park down the road with two wheels off and two onto the road. On arrival the hostess had paperwork for two nights and we had booked three. We were asked to pay upfront and were offered the opportunity to pay cash but that is not our policy. Our room was on the second floor which we thought would be quieter but that did not turn out to be so as on the second night we were disturbed by people coming in at 1.15a.m. and the smell of cigarette smoke wafted under our door. The next night two young men came into the room next to us and were extremely loud all evening but thankfully went quiet in good time.

The breakfast did not include any home-made Muesli, as advertised. Some fresh fruit would have been nice as most places offer something in that line. The first two mornings we only had one round of toast each and no offer of any more. It was a good full English breakfast. There was a barely a small teaspoonful of marmalade and jam in a dish but not enough for two people.

It was a pity that it did not come up to our expectations as it was very convenient for the town centre.

I had a perfect Ensuite Room in the Annex, (next door to the Main Guest House), and had excellent service from Amy and Stella.

You couldn't wish for a more friendly Family.

Cooked Breakfast may be extra, but worth it; and they will accommodate your every need, IE: if you buy something, it can be microwaved!

It's local to the Centre and Tourist attractions.

There is a small pretty rear Garden, where if you smoke as I do, you are left alone!.

On shopping around, you will see that Travelodge looks cheaper, but they lie about their prices and certainly don't have the ambience that the Red House does.

Great location 5 min walk into town, clean & tidy, comfortable bed I had room No 2 which looks onto the main road perfect for me as my van was parked opposite. Great value breakfast for £7.
Please don't expect a fabulous decorated room it a bit tired (more like DIY decorating) but I am a professional decorator so have a picky eye. The parking is just off road parking on the main road.

We stayed at the Red House in July 2022 and it was good value for money. The staff were kind and helpful and everything was clean and well organised. Our room was large and had a microwave and fridge. There was also a pretty small garden out at the back which we sat in. The house is not designed for people who like everything new and shiny, but it was fine for us. The building is listed and large so must be hard to maintain. Bizarrely it is on the same street as the grocer’s shop where Thatcher grew up! The local church, St Wulfram’s is worth seeing if you like old churches.

After a long and emotional day at a funeral what a haven of rest. Homely, clean and comfortable our visit was made special by our hostess, who was warm and charming and made us feel welcome. The breakfast was perfect...especially the mounds if sourdough toast and nice coffee. Thank you...you were just what we needed.

The room was very tired and required a full renovation, cracked sink and scalding hot water.
Didn't stay in the hotel. We were taken to an annexe close by.
Stairs were very narrow, difficult to get cases up and down.

What a wonderful team runs this unpretentious bnb. It’s home from home. Love the cosines of the shared dining room and the delightful generosity of the owner who made decaf ground coffee.
Who cares about the lack of hot water? The fan heater was more than adequate. A little understanding goes a long way.
We were offered the option of cancelling due to the boiler conking out but frankly it was an experience I enjoyed. I didn’t want their business to suffer.
Surely Covid has taught us to cut others some slack.
As a half way stopping off point for travellers heading south or north it fits the bill perfectly.
