Yaxham Waters Holiday Park is a scenic and tranquil fifteen-acre holiday park set in the heart of the Norfolk countryside. We’re right in the centre of the county making us a great base for exploring the county’s excellent attractions and famous coastline. We have luxury lodges to rent or buy with a cafe on site. We have a fully enclosed children’s play area with a duck pond, as well as our very own goat called Pandora, meaning that there is plenty to keep children entertained. For keen anglers, we have three well-stocked fishing lakes, all for the use of our holiday guests. Our park is ideal for family holidays and people looking to relax and enjoy the beautiful scenery that Norfolk has to offer. We are also located right next to our local heritage line, The Mid Norfolk Railway so if you're lucky you may catch a glimpse of a steam train as it passes our park.

My wife and I stayed at Yaxham Waters Lodges last week. We stayed in Lodge PF9. On arrival things were so easy. We had already communicated with the site about our vehicle details. We drove upto and went through the entry barrier which worked on number plate recognition and drove straight to the lodge. The key was on a key safe on the by the front door sp there was no need to check in anywhere. The Lodge had its own block paved driveway alongside so you could park your car right upto the front door.
Inside the Lodge we had an open plan kitchen/Diner/Lounge area looking out into the lake. There were two bedrooms, one with en suite shower and a walk in wardrobe. The other bedroom was twin beds and there was another separate bathroom with a bath. In addition there was a utility room with a washer dryer should you need to use it. A nice extra.
Outside the lodge was surrounded by a decking area with outdoor furniture and at the rear of the lodge was a hot tub. This was treated twice a day, once in the morning and once in the afternoon.
The site iself has a few different lodges in different areas with some very picturesque views. It was very quiet and relaxing. There is also an on site cafe called the Pickle and Pie. We didn't use this facility but by all accounts it had a good reputation for good food.
The position of the site is about half hour from Norwich and within travelling distance to explore the Norfolk Broads. We did both of these as days out and then spending the other day around the site and enjoying the Lodge.
Overall I would have to say we had an amazing week. The staff were all friendly. Bridget is a great asset to the site. She did all the pre stay communication with us and was so pleasant on the one occasion we did meet.
Thank you all for our superb break and no doubt we will be back.

We visited Yaxham Waters for the second time in October 2022, having first visited in November 2021; staying in Meadow View Cottage both times with our daughter (now 17 months) to visit family in the area.
The staff were excellent having had to change our booking dates at relatively short notice.
The accommodation is exceptionally clean and tidy, and the outside area around the hot tub has been improved in between visits. The bathrooms are excellent, the showers are very powerful and there is ample storage space.
The cottage itself is very well equipped with a washer and dishwasher and has more than enough space for the three of us (the main mattress was a little uncomfortable but that may just be our taste!). The wider park has clearly had investment in between our visits and the fairly new cafe on site was excellent.
The location is perfectly placed to visit many of the local attractions including the Norfolk Broads and the coastal towns.
We will be booking again!

This is our sixth time of staying at Yaxham and it just gets better and better. Bridget is a true asset to this Park, nothing is to much trouble and she is very accommodating especially after we had to amend our holiday dates.
This time we stayed in CS28 and it totally blew us away, beautiful furnishings, fully equipped and the en-suite shower room was a bit hit with everyone as was the outdoor seating area.
As we have said before we first came here 6 years ago and we have seen many changes. We walked around the new lake and when it’s finished it is going to look amazing.
Although Bridget warned us that there could be some construction noise, we heard nothing apart from the train going past and the ducks quacking!
Yet to try the cafe but it was certainly popular when we walked or drove past.
Have already booked for next year. Prices have increased but that is to be expected.

There are lots of things to like about this site and the Burleigh Lodge, so overall we had a good holiday. The park is just a mile or so outside of Dereham with its big supermarkets and other facilities. It was ideal for use as a base to explore the local North Norfolk Railway, Wyndmondham Abbey and then further a field Hunstanton. Wells next the sea and Thetford Forrest. The lodge itself was very clean, relativity spacious, well presented and had the 6 person hot tub located on a newly constructed deck area with a 6 person table and chairs. It was in a good location with no other adjacent lodge at the moment. Foundation pads for two adjacent lodges were in place. There was no building work ongoing during our stay. Now for the little annoyances that cropped up during our stay and dropped my rating. Firstly and it is a repeat of a review by nicolahU559KZ, what is going on with the kitchen utensils / crockery ? We soon found various things that should be expected in accommodation of this standard ...only 6 bowls for everything from cereals to salad.. Only 6 Mugs, no bowls to use for microwave cooking, no measuring jug, No egg cups, a selection of non stick pans but only 1 soft cooking utensil, There were 5 stainless ones ? Only one chopping board on which to cut bread, prepare veg and cut meat . No cafetiere. I dont go on holiday to hand wash pots so the dishwasher went on twice a day with just mugs and bowls in it. Secondly the hot tub was very good but was not fully screened from the rest of the park ? It did not stop us using it, but why screen front and back but not side. But using it a lot during our stay highlighted another issue. There was no where inside or out, to hang wet towels. So we resorted to hanging them over the balcony some of the time and used the tumble drier the rest. Very wasteful when there was plenty of space on the deck area for a collapsible clothes drier. Other things - None of the bedrooms had bedside lamps, which are helpful if you want to read in bed. Space was limited in the two bathrooms for toiletries. I never did any fishing so cant comment on that nor did we use the newly opened Poppies Cafe. Although I can say that it seemed to be popular from the Monday it opened.

Myself, my husband, our little boy and my parents have just returned from a midweek break after staying in Burleigh Lodge. The lodge is decorated lovely and the hot tub was amazing.
My husband loved being able to get up and go round the corner to go fishing and was pleased to put and end to his drought of catching fish!
We took the little one to the park which looked new and was nicely laid out. I did feel sorry for the poor little lonely goat though, he needs a little friend to keep him company!
The park is ideal to use as a base to go out from. We visited Wells next the sea, sherringham, Fakenham and Cromer on our stay.
However, the lodge itself is missing some finishing touches. For example the lodge sleeps 6 people, but there were only 2 bowls in the kitchen. None of the bedrooms had bedside lamps, which are helpful if you want to read in bed, or in my case feed the baby in the middle of the night. I think the beds are for the vertically challenged too, im 5ft 9 and my feet were hanging over the end of the bed. We ended up sleeping in the room with the twin beds pushed together as the double beds were very very small. The other thing we commented on was that there is no where to store your toiletries in the bathrooms other than on the sink or windowsil.
Overall we felt the lodge was a bit overpriced. I know the current situation with covid means that prices will increase but you can't check in until 5pm and have to be out on leaving day by 9am. So effectively for a 3 day stay we ended up paying £250 per day and thats not even in school holiday season.
As others have mentioned there are a lot of building works going on which we didn't feel affected us that much. Places like this can't improve without doing building works.

We had a very pleasant stay in Squirrel Cottage. It's obviously a newly refurbished property, everything was clean and well maintained and it was very comfortable.
The hot tub was very nice, we used it every night and the view was out to the trees and stars. I would just recommend a solid fence between the 2 cottages to make it completely private, this is something hard to find and would be quite easy to achieve here.
The site is very peaceful, there is evidence of building work when you walk around but you don't notice it from the cottages.
We used the cafe onsite a few times and it is an asset to the park with very friendly staff and fresh home cooked meals.
The children enjoyed the play area and visiting the resident goat.

Absolutely disgusting!! If you want a holiday on a building site then go ahead and book this park. We were woken everyday at 7.30 by cars, lorry’s etc going past our lodge ready for their days work. Park was full of pot holes filled with mud. There was piles of mud literally everywhere. My dogs were filthy each time we took them out. We had to go and buy towels for their feet so we didn’t ruin the lodge carpet. There is NO restaurant open and it won’t be opening until July. The children’s farm is one goat with a very bad temper.
The site manager is a total waste of space who didn’t even acknowledge us or our complaint which we made to Hoseasons who we booked it through.
The only good thing was the actual lodge which was beautiful and spotless inside.
Photographs are of the beautiful 15 acre park.
There is actually no where to walk the dogs etc as every piece of grass is marked for new lodges to be built.
The only quiet place is near the small fishing lake.

Arranged to stay for 4 nights in one of their lodges which was meant to be pet free as we have a young family. The floor was covered in white which can only be described as Dog hair. My 7 month old kept dropping his dummy and food on the floor and the items were covered in hair. Yuk!. I emailed the staff complaining only to be told that no one could answer this until Bridget returned ??????. Sad that the cafe was closed as was recommended for food by a friend but told it was closed because of Covid but clearly they are refurbishing. Also the children’s play area was closed although every other play ground opened on the 4th July. Not offered any kind of discount and when we came to leave and I handed the keys in, Bridget came to speak to me and told me the owners of the lodge didn’t have a dog and no one had been in since lockdown. I informed her (not her fault) to check the hoover. We wouldn’t stay here again :-(. Gutted after a long wait after Covid Lockdown to visit somewhere.

We stayed at yaxham waters over the Easter bank holiday on the newly built priors field lake . We stayed in lodge pf8 which was a beautiful lodge, very clean and in a lovely quiet area. The lake itself was full of carp from very small one , up to about 2-3lb in weight . This lake is only three years old so will mature lovely in years to come . We have been to yaxham waters many years before covid so was happy to go back now and see how much work has been done to improve the site . Will be booking again very soon .

Just back from a brilliant weekend at Yaxham Waters Lodge was spacious well designed and spotlessly clean. Fishing was good and hot tub was a real luxury. Can't wait for our next weekend away. We had breakfast at Poppies Bistro onsite it was a good meal well priced. Menu looked extensive well worth a visit.

Yes, parking is available next to the lodges (with slight the exception of lodge Meadow Field MF1 where parking is in the car park, however the car park is next to next to the lodge).
