It is the perfect rural holiday retreat for large groups and comprises eight luxury ensuite bedrooms, living areas with panoramic views, a large fully equipped farmhouse kitchen and a walled, landscaped garden and courtyard area featuring a hot tub with garden views. The barn, boasting 434m2 of interior space and almost 350m2 of landscaped outdoor space is ideal for all ages, welcomes well behaved dogs and is the perfect base for exploring the Yorkshire Wolds, Coast and Dales, the North Yorkshire Moors, East Yorkshire’s picturesque towns and villages, the historic city of York and the former fishing port of Hull. Kipling House Barn is based on a working farm with rare breed animals and is a haven for wildlife, including bats, buzzards, red kites, hares and hedgehogs. Kipling House Barn is ideal for groups who want to visit East and North Yorkshire and spend time together in self-catering accommodation, but don’t want to compromise on space.

We arrived at Kipling House Barn and we were completely blown away by the beautiful, enormous building and the grounds. Inside we just looked around in awe at the stunning, luxurious, exquisite rooms. It really is truly amazing. The attention to detail of every room is unbelievable. Sarah has thought of absolutely everything to make your stay as magical, luxurious and enjoyable as possible. Its just truly perfect. We have never stayed anywhere like this before and we are all 55! Every room has its own ensuite and there is also a large family room
and a really well thought out downstairs room with 2 queen beds with an amazingly large wet room. The 3 rooms downstairs all have patio doors out into the gardens so they are perfect if you have a dog staying or for someone who has mobility problems and its all wheelchair accessible downstairs. Its truly insane how large this property is. The large hot tub is just fabulous. Nice and hot all the time with really great settings. There is lots of seating and seating areas inside and out, so the barn can easily accomodate large groups of people and families. One of the most beautiful seating areas is the large room on the second floor at the front of the property with stunning views. Its just fabulous. Unfortunately we did not use this space as you cannot have your dog upstairs and she is old so we couldn't leave her. The views in all the rooms are gorgeous and there are cows and sheep on your doorstep and lovely walks. The special added touches that were there when we arrived were also so appreciated. Scrumptious cream cakes, an enormous bowl of fruit, proseco, special nibbles, crisps and popcorn. Sarah has put so much of her heart and soul into this truly spectacular barn and it shows. Thank you to Sarah & Rebecca for such a perfect, magical stay in every possible way!

We are a large group of 15 friends with 5 children and 2 dogs in tow and we all enjoyed an excellent stay here. The accommodation was excellent, extremely clean and modern throughout. Each room having an en-suite was perfect for our stay. The extra touches like extra toys for the children, extra towels for the hot tub, dog bowls etc. was extremely welcome and a great touch!
Unfortunately, the house isn’t on the Yorkshire trails as we thought from the website with all the walks advised in the welcome folder being a short drive away but apart from that we all thoroughly enjoyed our stay!
Unlike the website, there are also local takeaway places which will deliver which was also great to know!
Throughly recommend and hope to return.

Had my hen do here last summer and wow what an amazing place to stay! Becky was very helpful before hand answering any questions had.
Was a mixed aged group so was ideal for us. We hired a silent disco one night and had a cocktail class the next.
Each bedroom was lovely with en-suites and the the kitchen/dining/lounge area was great for hosting.

We stayed at Kipling House Barn in January 2023, attending a funeral and wake nearby.
We were a family group of 10 and 3 small children.
There was more than enough room for us all and the design and little extra touches, were flawless.
The bedding is of high quality and we found it hard to find fault with any of it.
We had a few friends visit after the wake and they all remarked on how amazing the barn was.
The owners Sarah and Becky are one of the best hosts you could ask for and answered all our queries before and during our stay and even took time to show our children around the farm and see the many animals.
I highly recommend Kipling to anyone who needs to spend time in the area , you won't be disappointed.

Just back from a big family get together at Kipling House Barn, to celebrate a 70th. There were 19 of us and 2 dogs, and there was so much space we could have easily accommodated more. The accomodation is incredible comfortable and luxurious, with everything we could possibly need. The kitchen especially was incredibly well equipped for catering for large groups. 100% recommend. Becky the host was very friendly ans helpful. Everyone from aged 2 to 70 had a great time.

We organised a hen/birthday weekend at Kipling House Barn and I couldn’t recommend enough!
Becky was awesome for communication and gave us detailed recommendations for suppliers and things to do in the area which were top class. The House itself is gorgeous with everything you will ever need. Hot tub was ready and waiting for us.
Rooms beautiful, beds comfy and bathrooms all modern.
Great living space and perfect for our needs ( 18 of us)

I booked Kipling house barn to celebrate my 40th and my daughters 18th and we were not disapointed one bit! AMAZING property, immaculately presented throughout, each room did not disapoint and were all furnished to a high standard. There were 16 of us stayed for the weekend and eveyone was very impressed. Becky was very professional and communication was prompt. The Views are spectacular, I hope to return. 10/10

Just arrived home from Kipling House Barn, booked for my husbands 70th birthday, what an amazing place, stunning views, everything the family needed , lovely garden and great hot tub! All linens and bedding of high quality and spotlessly clean throughout the house,
Becky was so helpul and lovely and so friendly with all the family.
Andrea was reccomended to do the catering and wow everything was fantastic so glad we chose to let her do the cooking it was first class.
A great place for a family/friends get together would highly reccomend 👌

We stayed at Kipling house for my sisters hen party for the weekend this place is absolutely amazing with brilliant views. I spoke to Becky quite a lot who was more than happy to give me feed back on different things to do & where to go if we wanted to go anywhere but we had enough fun in the house & hot tub
