The Limes B&B rests in the heart of the Eden Valley in the village of Colby, two miles north west of Appleby. We have the Pennines to the east and Lake District to the west.We have three lovely centrally heated bedrooms one with king size bed and en-suite, one downstairs king size / twin bedded with en-suite and one double room with private bathroom. All with their own Freeview TV and coffee/tea making facilities.

We have just had a wonderful 3 night stay at The
Limes in Colby.
Our ground floor double bedroom was very comfortable and having breakfast each morning in Penny's garden room, a complete joy.
We counted so many different varieties of birds who visit the pretty garden and bird feeders.
Penny greeted us warmly with a tray of tea and home made flapjack's and we settled down for our first night.
The breakfast is huge! Be warned. Second morning I asked for half of what I had been served and still I was full and struggled to eat it all.
Penny knows the area well and was happy to lend maps along with her useful knowledge of shortcuts and back roads to Ullswater.
I would highly recommend The Limes if you want somewhere to stay within a good radius of local places of beauty and history.

We had hoped to arrive at The Limes at 6pm, but due to an horrific journey down from western Scotland, we actually arrived at 11.15pm. The owner, Penny, was incredibly accommodating and stayed up to let us in. This was just the first of many fantastic things about this B&B. The room was immaculately clean, with fresh flowers, slippers, guides to the local area and tea-making things. Our room had a private bathroom downstairs, which was again, spotless. After a really good sleep, we woke up to the smell of freshly-baked bread and Penny served up the best breakfast I've ever had in a B&B. Bar none. I only wished we'd stayed longer to explore the beautiful surroundings and sample Penny's home baking.

If you need a place to stay in the area, don't go anywhere else. This place is perfect.

My friends and I stayed with Penny en route to Scotland.
What a warm welcome she gave us, tea with cake served in her lovely garden overlooking the farm with beautiful scenery. Rooms were very good, pristine and very comfortable. On asking her she also recommended a good place to eat in Appleby. The breakfast the following morning was substantial and kept us going a long way.

we stayed 3 nights with 2 friends and enjoyed the whole experience. Penny was the most helpful host and as well as all the little extras others have mentioned we had an excellent al fresco picnic in the garden one evening. We had been to eat in Appleby the first 2 nights but on our last night we bought our own cold spread from the local Co-op and enjoyed an evening meal and wine in the garden. Penny kindly supplied plates, cutlery etc.We were also able to enjoy the antics of the alpacas, sheep and chickens next door and the non stop bird activity at the bird feeder. All very relaxing

A return visit - we stayed again in the first floor king / en suite we had 3 years ago. Penny was as welcoming as ever. Comfortable room, lovely view and great breakfast. Continues to tick all the boxes!

My partner and I stayed 7 nights. The first two were for a wedding nearby. Penny looked after us well and provided sandwiches for lunches, and some mid-morning coffees for and for some of our visiting friends. She made us feel so welcome.
The breakfasts were excellent, and made special by her freshly made home-made bread. The breakfast room was in a beautiful conservatory, with birds feeding outside. Penny will prepare packed lunches and fill you flask if required.
Our room was on the 1st floor at the rear. It overlooked fields with chickens, sheep, and alpacas in. A lovely room except for two beams, which we bumped our heads on a few times. Having said that, we would go back to this room.
If you are staying to visit the area you might make use of tips from Penny, we did.
Staying here, in the ambiance of Penny and David's home and garden, and in the surrounding countryside made us feel so relaxed.

We were looking for a location near to appleby and this location was perfect just two miles from the middle of Appleby as well as near to Penrith.

PENNY was very helpful and informative regarding directions nd places to visit with leaflets available.

The room was lovely with all amenities and a view of the surrounding country. The only sounds being the birds.

The breakfast was huge and tasty which also meant lunch was generally skipped. On arrival coffee and home made flapjack were offered and both very good and appreciated after journey.

Can't recommend this lovely guest house enough

I don't think B&Bs come much better than this.

Penny is both a warm and welcoming host and can cook a great breakfast.

My room was done to a very high standard, clean comfortable. I stayed here for 3 nights and the room was serviced every day, water replenished and bed made. Thank you Penny

We needed somewhere nice to stay on our way to Scotland and we were glad we chose The Limes. Unfortunately we didn't manage to sample the homemade cake, but our breakfast was excellent. The twin bedded room wasn't large, but adequate for our needs.

My Husband and I highly recommend the Limes. On our arrival we were warmly greeted by Penny. Our room was immaculate and we appreciated all the little extras Penny had so thoughtfully provided. The dinning room over looked Penny and David's beautiful garden and bird feeders.There was a large and varied breakfast menu to choose from which was all individually prepared and served. Penny had lots of interesting information which helped us a lot. Penny and David were great hosts and if we return to the area we will definitely book to stay with them again.
