We share our farm with 200+ Devon Longhair Sheep. We also have 15 free range hens; they camp out in their garden, when we have guests staying, they like to be fed little bits of crumbs... kids love this. They can pick your own eggs each morning for breakfast, (I think the record is from Hen to Table, 6 minutes...) and we have 7 cats who like nothing more than to have their tummies rubbed. Please let me know if there are any pet allergies, the cats are not supposed to go into the cottages, but they can’t resist an open door or window. We have a young family of Deer who spend their mornings in our wood. Sheltering under the holly bushes or drinking from the lake, early birds will catch a wonderful glimpse of them. We also have Foxes, dozens of Hares, Ducks, Geese, Bats, a Barn Owl and a resident Buzzard, who the boys have called Buzz, he often sits on the telegraph poles and monitors the comings and goings on the farm. The lake is stocked with Carp and Brown Trout for budding anglers, or alternatively you may just want to row on the boat, or even swim in the fresh water lake... We have a glorious tree house for which children of all ages can play in. We also have a lake house which is currently being overhauled with new doors and windows. The interior will then be panelled out and ready for the log burner so that will become a restful haven to read. We are in the perfect location to explore what our unique county has to offer. Set in its own delightful south facing valley, we have stunning views across our fifty three acre organic estate and beyond. Our Grade II listed former farm welcomes you with easygoing warmth, and an enchanting blend of Georgian opulence, set amid south facing parkland with ancient woodlands, streams and a fresh water lake. We love it here at Down Farm (which is why we called our business Love North Devon) and we're sure you and your family will too. Found Ladybird Barn a couple of years ago but was not able to find a unbooked week till now. LadyBird barn and Down farm was even better than what the pictures showed. It was very peaceful for relaxing especially sitting outside next to the fire pit. The lake and lakehouse was even better. Light a fire in the mini log burner and read a book with the lake cat. It was even more peaceful there as well whether sitting inside the lakehouse or on the deck outside looking over the lake. The log burner in ladybird barn kept the barn lovely and toasty in the evening, with a glass of wine and more reading. The kitchen was ample for what we needed as we stayed in and cooked every night. The farm chickens, ducks and cats were a delight for us to watch as they amble around the farm. The hosts Amanda and Adrian were lovely and helpful. They were in hand when we needed. On their advice we went to the nearby Besshill Farmshop for supplies and a walk around a nearby reservoir. The beef from the farmshop is award winning and was excellent! Also Amanda suggested visiting Valley of the Rocks and Lynmouth and Lynton next to it. This gave us a good day out walking and gift shopping. The rest of the week we stayed in and enjoyed wandering around the farm, or stayed in. It was an excellent week. I wished we could have stayed for another week. I fully recommend this place for a holiday.

A wonderful stay at the Ladybird Barn and Copper Kettle Cottage, that suited all of our extended family from overseas. The location is beautiful in a lovely wooded valley and accommodation was fantastic, with everything that we needed for our stay. Both accommodation are fully equipped with everything you need and the hosts Amanda and Adrian couldn’t be more welcoming and attentive. We made full use of the fantastic lake and slide, with unforgettable night swimming on our last evening followed by a welcoming open fire. The weather certainly helped with temperatures in the upper 20’s/low 30’s but with an abundance of wood we made use of the fire pits every night, which was truly magical. The children had an exciting time looking after the chickens, ducks and cats and had great fun on the water slide at the lake. A massive shout out to Amanda and Adrian for their support they provided to my family, due to an unexpected illness. They really did go above and beyond, so a big thank you! Can’t recommend this enough to anyone wanting an escape and with easy access to the beautiful beaches of Coombe Martin and Saunton Sands. We’ll definitely be back!

This was our second trip to Copper Kettle Cottage and we had just as much fun as last year. Amanda is the loveliest host you could imagine. Beds are lovely and comfy, the kitchen is well equipped, everything is clean, tidy and homely. Homemade cakes on arrival. Lots of books on the shelves and games in the cupboards. Outside, it really is a kids’ paradise. Ducks, chickens and cats; eggs to collect. A lake with a little rowing boat, tree house and rope swing. All set in idyllic peaceful countryside and within easy reach of gorgeous beaches and Exmoor. We will be back! Go stay, just not the same weeks we want, please 😉….

Well this has to be one of many trips to Down Farm and despite now feeling like locals we are made to feel more like family. We return to Down Farm every year because of the hospitality shown and made to feel welcomed by Amanda & Adrian. The settings are out of this world and until you reach Down Farm you don’t realise how much you loose yourself in beauty, wildlife and the quiet. Simply the best Devon getaway where nature is quiet literally on your doorstep and you are seduced by cosy log fires in the evenings. The whole experience is nothing but exceptional and a definite must if you haven’t been or thought about coming to Love North Devon holidays. With superb produce and local food available in nearby towns you can’t wait to sit back with a glass of something and take in the tranquillity of relaxing in the lady bird barn. Thank you again and see you for our annual return next year.

This is our third visit to Love North Devon and it still does not disappoint. We stayed in Ladybird barn (our favourite) and spent our evenings drinking wine in front of the wood burner. Both days we walked down to the lake, just beautiful! Go, you won’t be disappointed.

I never give full marks for anything however it us well deserved here. Beautiful surroundings and fabulous hosts. The accommodation is lovely and the attention to detail makes it feel like you're at home but better!! Will for sure be returning in the summer just to use the slide into the pond. Wish we had stayed longer - next time we will.

This was our base for our first holiday in North Devon. The barn itself was a great place to stay, very open and airy with comfy beds and furniture. The kitchen was well equipped, including a washing machine, and the house also had a great BBQ. There is a decent TV and blu-ray player along with a selection of titles to watch, as well as various books and board games. There is a log store which you can help yourself too if you enjoy using an indoor burner or outside fire pit, as I do. The real bonus though is that you are staying on a massive farm and are welcome to roam around at leisure. There is a lake which you can swim in including a 40 foot slide, boat to use and SUP. There is a communal house by the lake which you can also relax in, have a fire etc. We absolutely loved all the cats, chickens and ducks which share the space with you. It's worth noting there is only one other cottage on the farm so at most you only have one other family to share with. The hosts will nearby and are extremely welcoming but not intrusive. We got on really well with them and they were fantastic with the children, including letting us get involved with looking after the animals. The wider location is good and you can get to most places of interest in 20-30 minutes, for example Woolacoombe, Barnstaple and Lynmouth.

Amanda and Adrian gave us a very warm Devon welcome, with a nice box of goodies to help us settle in. We stayed in Ladybird Barn which was very comfortable and spacious with all mod cons in place and a BBQ available for use. The children were in their element as they had at their disposal a boating lake which was safe for swimming with a water slide and boathouse for use, roaming hens laying fresh eggs, a family of ducklings which needed “tucking up in bed” each night, sheep and several adorable cats. There was even a treehouse a short distance away! The location was secluded and very private yet many of North Devon’s leading attractions were only a short distance away. We had a particularly memorable night when we were invited to sit around the fire pit with Amanda and Adrian one evening with drinks and marshmellows and once the sun went down, the night sky cleared and the most amazing carpet of stars appeared with satellites and shooting stars dashing across from time to time. Special mention to Bobbo, the white cat with multicoloured eyes who was such a delight to play with and would regularly sit on our laps if we left the cottage door open! Amanda also kindly provided some recommendations for places to eat which we booked and were not disappointed. Overall, a magical week and we would strongly recommend this lovely setting

What a wonderful retreat in the Devon countryside. Surrounded by rolling hills, with abundant opportunities for walks and enjoying nature. Beautifully furnished, and well-equipped, immaculately clean, efficient wi-fi. Amanda and Adrian are welcoming and considerate hosts, available to help or happy to leave you to your own devices as you wish. Organic vegetable garden, cats, ducks, chickens. A fresh water lake. Paradise. And if you yearn for the outside world, a short drive from towns and the coast. Many fabulous eating possibilities around. I can hardly wait to return. Thank you Amanda and Adrian for your caring and inviting us into your fabulous home.

We stayed at the ladybird barn cottage, which is tucked away in a quiet and picturesque part of Devon. The amenities at the cottage are excellent, with ready access to a lovely private lake and a tree house! The lake house is a good place to get lost in the midst of nature, and there is even a small paddle boat for a little tour around the lake! Amanda was welcoming and helpful and gave us a homemade flavour of Devon with some scrumptious freshly baked scones with cream and jam! Overall, a memorable experience and we would love to visit again!
