Three of us had a girly 2 night break here, from the moment we arrived the owners couldn’t do enough for us. The room was spotless and although bijou, had everything we needed. The breakfast was included in the price and was a feast! Everything beautifully cooked and presented, piping hot and very tasty. On Saturday evening, one of our party dropped an earring down the plug hole in the bathroom..... it was retrieved by the owner, no fuss, just took the sink apart and found the lost earring! All in all a great weekend, we will definitely be returning soon 😁

I really feel for the couple who took over this b&b in January 2020. They were open a matter of weeks before they were closed down due to COVID. Lovely chatty helpful hosts, who are doing their best within the COVID guidelines, ie, they don’t come in to your room unless you specify what’s needed . I asked them for clean towels, and they were changed and the bottled water replenished. Otherwise they won’t enter your room. The new owners are keen to revamp, but that doesn’t happen overnight , especially in the current Covid situation. I think once things get back to ‘normal’ these hosts will make this place a great b&b and we hope to return. Well done !! X

Was bit worried before travelling.regarding lot bad reviews from 2019 and early 2020. But was pleasantly surprised the hotel.is in great location and is very clean. Parking was bit of a problem as only enough spaces for 5 or 6 cars and street behind packed with cars from one end to other. Would advise to park in multi storey called roundham, it is literally 4 or 5 minute walk away and can load parking app on phone to start and stop parking, it costs £8.50 for 24 hours. Breakfast was lovely my only gripe is at £85 a night for a room we assumed breakfast was included as it usually is in this kind of place, but after leaving had call off manager shaz to say we hadn't paid for breakfast, I should of checked it was included in hindsite but also think hotel needs to make customers aware of this as there is nothing in reception to say breakfast is extra and no price tariffs on show which was a disappointment. Also would of been nice for bar there to have been open in evenings both nights returned at 10pm and was al closed up. Did enjoy stay but think would look elsewhere next visit due to breakfast situation

Thank you for your review, we are glad you enjoyed your stay. We are sorry that there was an inconvenience with parking, there are 8-9 parking spaces available on site so unfortunately the spaces are on a first come first serve basis. Due to covid restrictions breakfast is not included within the price as we have limited space to keep to social distance rule which is mention on Booking.com website as well as on the booking confirmation. We are sorry that the information about breakfast wasn't clear enough and will improve to inform the guests on check-in.

The rooms are small, dirty and very smelly with a really old carpet even in the toilets were it stinks badly no matter how much air freshener you spray.
The beds are really small and uncomfortable, the owners aren’t always there if you have issues to raise and the man is very rude. The rooms aren’t cleaned on regular basis, you have to inform them to clean it ( we stayed for 4 nights and the rooms were cleaned only one time.
We Will never go there again.

Just returned from a fabulous weekend away in Paignton staying at the Sands. I'd thoroughly recommend staying in a sea view room as the view is just fabulous. The location is excellent, right on Paignton's sea front, only minutes away from bars, shops, the pier or some lovely coastal walks. The free parking was a huge help but can be tight. We drove to Brixham, Totnes and Dartmouth, all worth a visit and just 15-20 minutes from the hotel. Breakfast was just fabulous, very tasty, freshly cooked full English, set us up for the day! The little Italian restaurant La Scala was a wonderful find, book ahead as it's very small, but the food was superb and Max was wonderfully attentive and very friendly, finishing the evening with a complimentary Lemoncello. Fabulous! Highly recommend this very reasonably priced B&B for a perfectly positioned weekend break, we thoroughly enjoyed our stay. Thank you

Friendly owners and comfortable compact rooms of commendable cleanliness, those at the front offering stunning views of Paignton Esplanade and the bay. It is very well located for all attractions with the bus and railway station close by. The breakfast is excellent and the proprietors happy to change the menu to the guest's request. Only slight issue is parking which is limited. And exiting can be hazardous because of the Mad Max drivers frequenting the area !

My husband and i stayed one night at this place and never again we had a Seaview gold room which was very outdated imagine your grandmothers bedroom in the 70's it was very compact and stunk!!
I was a Seaview room with a double window facing the promenade which has no blinds or curtain so we were on full view for anyone to see us it faced a mini roundabout so lots of cars and people crossing the road no privacy.
The tiny bathroom had the filthiest old piece of worn out carpet which smelt of urine we left the light on all night so the extractor fan would stay on but didn't make a bit of difference i opened the door in the morning and gagged it smelt so bad it had a dirty toilet brush at the side of the toilet with stagnant water in the bottom i actually left the place in the morning without showering i cleaned my teeth and used a toilet at a nearby weatherspoons.
The website for this disgusting place is not the website for the people who now own it it is an old site for the previous owner the new owners still use it so gives false and old information.
This place is terrible forget about it please don't waste your time and money!!

Hi, I am sorry to hear that the room was not as you expect. First of all I want to say we take over this hotel in february 2020, start doing renovation and redecoration but the Covid-19 came with lock down so we have to closed the hotel. But I am very kean about cleaning have to be always on the high standards (the brush on the side of the toilet was new). We are not using the old webside this is still on the google because the priviuse owner didint closed and we can't do nothing about this, we have our new webside: www.thesandshotelpaignton.co.uk. I reviewed this hotel after my stay last summer and until I see for myself the changes then I stand by my original review. I would rather camp out on the beach than stay here. I have recently had a reply to my original review, and I have noticed others have had the same reply, claiming to be from 'the new owners' who have now 'cleaned and redecorated' the hotel and to check out the updated website. The only website I have seen is an old one which was last updated in 2015 before the hotel was sold. I would recommend looking elsewhere.

Just spent the weekend at this quintessentially English seaside B&B while attending a wedding. The room was immaculately clean and while the decor was a bit dated I felt like I was staying at my aunty’s house rather than a B&B which was great. The owners are a really friendly couple who go out of their way to make you feel at home and the breakfast is fantastic. The location is right on the seafront with all attractions and amenities just a few minutes walk away. I think I’ve just found my staycation get away!

This hotel used to be amazing clean and tidy and just lovely.
The new owners have let the hotel go to ruins its shocking. They are advertising as a 4 star hotel. All the photos advertised are taken from the previous owners and theres even one of there son this should not be allowed it should be taken down.
The hotel is dirty and i have never seen such a mess its disgusting. Dirty sheets carpets mattress outside the back where i parked the car. It was like staying in the hotel of horrors.
Trip adviser why are you advertsing it as a 4 star hotel you only have to see the reviews take it down and go visit it for yourself. It also states that its a BB well it dosent serve breakfast and i got told to go to weatherspoons for breakfast.
I would like a reply from Trip adviser please.You need to go and inspect it people save hard to go on hoilday and the photos are basically mis leading people. They are from the previous owners as i have been staying there many times with the previous owners. This hotel is the hotel of horrors its the worst place i have ever stayed in i cant express anymore.The outside is disgusting and the back when you park has old trainers dumped and a dirty old matress.
This needs to be sorted how many bad reviews do you need before you doing something about it.The summer is coming and more bad reviews will be put on here.
