Good parking outside, slabs for motorbikes, an area for cyclists to leave their bikes in a safe place. Room 5 a huge 4 poster ironwork bed with a settee tied to it, no wardrobe, a real dust collection. Incongruously there is also a roll top bath in there????? The toilet is down the corridor with the light outside, good luck finding it in the dark. Room 7 very small with a HUGE wardrobe in it! A sink a dusty mirror tv bedside lights. Shower room and toilet down the corridor, no attention to detail or finish anywhere, this maybe because I just like everything just so. Tea coffee facility. Too small to unpack in the room so I had to sort in the shower room. The shower room needs a chair or stool some shelves and a window dressing. The people are really friendly as is the biggest doberman i have ever seen. Breakfast was extra but we enjoyed it.

Booked one night in Avondale, travelling back home from Inverness. We were met at the front door by the owner. She was very nice, chatty and took us into the office to check in. All done efficiently. We decided to book breakfast the following morning and received a printed menu/tick box form to complete. Avondale is an old traditional large detached house that has a number of rooms and ample car parking spaces. We were in No.5 which had a huge 4 poster iron bed, a sink and a roll top bath, no wardrobe, but an open rail with an assortment of hangers on it and the window ledge to put your cosmetics bag and toiletries on. We did have a very comfortable, good nights sleep. Room 5's toilet is out across the landing in a tiny room, not much bigger than a cupboard but sufficient for it's purpose. Breakfast in the dining room was very good with fresh fruit, cereals and fully cooked breakfast. Filled us up for the day. We saw Zeus the Rottweiler and the two cats who wander about. Location of Avondale is excellent, right in the centre of Kingussie which is a nice old village. Walked to the Ruthven Barracks ruins which was good and visited the Highland Wildlife Park which was excellent.

I stayed here a couple of nights and had a pleasant experience. The room was a good size, and the bed very comfy. The bathroom was fine, with a shower rather than a bath.

Breakfast was very good, not included in the price, but well worth the extra -- you do need to choose from the menu the night before. Friendly, helpful staff.

There is off-street parking, and is walking distance from the station, if travelling by train, and Avondale is also on Bike Route 7.

The building's layout is a little strange; an old extension seems to have robbed it of a grand entrance hallway, but that's a minor quibble.

At the Beginning we was supposed to be staying for 2 nights but ended up staying an extra night cause we loved our time there. Can't fault the efforts sue and Steve put towards the guests and making sure they have everything they need and are also available to everyone 24/7 if needed. Stayed in room 5 with my partner and it was a Kingsize 4 Poster Bed with an amazing big antique bath very pleasant and satisfied with the room layout and what was on offer to guests. Breakfast was fantastic every morning with a good choice of menu for everyone 10/10 for our stay with Avondale House will definitely recommend if you haven't been here before. Also recommend Cairngorm Hotel in Aviemore for a fantastic Meal

We booked a deluxe room which had a bath and thought it would have a toilet too but sadly it didn’t - so make sure you check. There was a strong smell of cat and dog when we entered the house. Thankfully neither of us were allergic but think it is important people advertise this. On several occasions we had to stop one of the cats from coming into our room. The room was warm and towels clean but I just felt they were at the end of the season and there was dust around the bed, radiator and floor. With Covid we just wanted to be somewhere clinical but maybe that is just us.

Warm welcome from Sue and Steve. Very clean and homely atmosphere. Sue and Steve are excellent hosts and keen to please....and allowed us to eat our takeaway in the dining room which was great. Full Scottish breakfast was hot and very filling along with the endless supply of fresh toast. We are already thinking about booking for next year. Highly recommend!

Arrived one day early on their day off! My fault. Not a problem. Sorted in 2 minutes. Very large room with everything you'd need. Extremely comfortable bed. Sue and Steve are what I would call perfect hosts. If you need something they are there. If you don't they're invisible. Even Zeus the dog knows when and where to be! It's not often I give such high praise but with a perfect room, perfect hosts and one of the nicest breakfasts you could hope for, it's hard not to. Do yourself a favour and don't bother looking online for deals. Just phone Sue, book and enjoy. Fantastic.

I stayed one night in a king size room which was very big, comfy bed, extremely clean. The property is located just a few minute walk from the train station, close to shops and restaurants. Very quiet area, great for walks in nature. Very nice landlords.

Difficult to fault the hospitality but the overall impression was that everything was a bit “tired” and need of some investment and professional building works.
Rooms were fine although bed and mattress in particular needed replacing. Bathroom was basically portioned off from room and just a bit tired and confused in design.
Breakfast was decent and had an OK nights sleep, I’d think if you have pets that maybe keeping them to the owners rooms might be a good idea.

Generally okay, the building was clean and the owner helpful. Rather odd layout, with some rooms not ensuite, and one with the bath actually in the room! We had Room 7 which is a small double room, and the mattress on the bed had obviously had a hard life, as it was so soft and saggy, my husband actually had to sleep on the floor. Plenty of hot water, bathroom clean, on-site parking and not far to find an evening meal. We didn't have breakfast at Avondale so can't comment on that.
