What a beautiful place to stay in. Our room was out of this world. Couldn’t ask for more 25 put if 20 it’s luxury. The bath is yo die for when you have been out all day. The bed is so comfy and the room so warm. Loved that we had tea and coffee facility. The breakfast delicious. We have been in lots of hotels etc and this is the first time I have had tomatoes that have been lovely and hot. We have to thank Sarah and Chris the owners for a beautiful stay and making my birthday the best ever.

My girlfriend and I stayed in Pickering for the first time early January 2024 for one night to ride the local steam railway, this B&B was perfect for this. It is only a 5-10 minute walk from the centre of Pickering, the steam railway, castle and the local museum. We stayed in the Barn Room. This was beautifully appointed with a quaint cottage style, was spacious, well equipped and spotlessly clean. The spacious en-suite bathroom contained a full size bath and was again very quaint. The hosts were very welcoming and accommodating and the B&B had a very homely feel. The breakfast was also great. We will definitely be back here again.

Excellent stay at this lovely b & b. The room was spotless, everything you needed was thought of. Really good selection for breakfast and really well cooked . Owners very helpful and friendly and readily available if needed . Good location too .

Beautiful Bed and Breakfast, good location for walking to Pickering, lovely clean rooms. Hosts were lovely, very welcoming and friendly. Breakfast was beautifully cooked using very good quality produce. Property has parking. I would thoroughly recommend.

From arrival to departure everything was first class, we stayed in The Gable Room which was perfect for us, breakfast was excellent, very well presented and perfectly cooked, with plenty of choice, easy walk into Pickering for the meal we had booked at The Black Swan which turned out to be a good decision as the food was excellent. Parking available off the road onsite, all in all an enjoyable weekend and we shall hopefully return at some point. Thank you.

I had a two night stay at the Pear Tree as part of a motorcycle tour and stayed in the Garden Room. The room has a nice comfortable double bed and a sink, with separate (exclusive) bathroom. I stayed during the heat wave in early September and it was a nice touch to find an electric fan in the wardrobe, which I was able to put on the bedside table and keep cool during a very hot night. I wish more B&Bs would do the same. The parking is block paved (ideal on a heavy touring bike) and is nice and secure. As the B&B is only a 10 minute walk from the centre of Pickering, it's very handy for local restaurants and pubs. Breakfast is served a nice dining room and is very, very good. It's obvious that Sarah uses good quality meat products sourced (I gather) from the local butcher. All-in-all it was a very comfortable stay and if I am in the area again, I will certainly be staying at Pear Tree House.

We have stayed at Pear Tree House for 5-6 days at a time for many years. Why? Because it IS that good, and it's 5.0 Tripadvisor score is warranted. Chris and Sarah let out 3 rooms only, and that seems to be the perfect number. Situated on the busy A170, you wouldn't think it ideal, but they have their own off-road parking and rather thick walls. As our chosen room is right at the front, it helps to have these - and good double glazing. 7 minutes walk from the North Yorks Moors Railway - and thus to steam trains all the way to Whitby, you can pop off in numerous directions for all sorts of attractions - and the beautiful countryside. Breakfasts are ordered the night before on a simple printed sheet - and are 'just right'. I need oat milk for my tea - that's not a problem - neither is freshly made fruit compot - and not a youghurt-pot sized portion, either. Already booked in for next year for another six nights. That sort of says everything, doesn't it? Enjoy!

Excellent b&b. Spotlessly clean comfortable rooms. Substantial breakfast with a very good choice of food. Very friendly hosts.A pleasant walk to the village restaurants. Only warning, none were open on a Monday evening , even the fish and chip restaurant closed at 7.30. We ate at the White Swan Hotel. Visited Eden Camp Modern History Museum, Flamingo Land and Thornton le Dale all worth seeing.

Fantastic stay here for a weekend. Rooms were roomy, clean and of a great standard. Hosts were so welcoming and couldn’t do enough for you. Food was exceptional, will be back. Location is perfect just 5 minutes from the centre. 5 star in all departments.

The advantage that Pear Tree House has over many of it's competitors, is the excellent enclosed parking area. We received a warm welcome from Chris, who took payment for our five night stay in the Gable room, explained everything to us and helpfully carried our luggage up to the room. The stairs and narrow but not a problem. The Gable room is spacious. It does have a slightly strange layout, which makes you wonder what the house was like originally. Chris and Sarah have been very brave with their choice of pale cream for carpets and furnishings. The bed is comfortable and there is a decent sized walk in wardrobe next to it. The sofa is also very comfortable; a vast improvement on the hard individual chairs, often encountered in other places. Tea, coffee, biscuits and water are adjacent to the sofa and replenished daily. There is a dressing table with drawers and a stool and USB sockets. There is also a powerful hairdryer, so no need to bring your own. The only thing missing is a small coffee table or occasional table, to put your cups or glasses on, whilst sitting on the sofa. The bathroom is ample with WC, sink and a good sized walk in shower cubicle. The shower is great but it is difficult to get a happy medium between very hot and freezing cold. All toiletries are provided and are of excellent quality and plenty of nice fluffy towels. To save a mountain of paper, breakfast could be ordered directly, as they aren't cooked until you are present in the dining room. I would swap the middle table round with the sideboard, so that guests are not disturbed by anyone trying to get in and out of the back table. I would also have jugs of fruit juice, cereals, and pots of jams on the sideboard for guests to help themselves. This cuts out the need to pre-order entirely and saves a forest somewhere. We travel a lot and this system seems to work very well. Other than that, you have plenty of choice, from a humble bacon sandwich to scrambled eggs and smoked salmon, with traditional full Yorkshire breakfast or a North American offering of pancakes and maple syrup etc. We had a thoroughly enjoyable stay and would have stayed longer, had the weekends either side, not been taken. It is a fair walk into town, particularly if you don't have the best mobility and it can be difficult to get a taxi, particularly as they prefer to do long jobs rather than short ones. Personally speaking, £5 plus tip for a five minute job, is not to be sniffed at. The Sun Inn has decent beer but doesn't do food, so you have to go further afield to eat. Thanks again Chris and Sarah for a lovely stay.
