A quiet haven of North Yorkshire our 18th century farmhouse is set in 18 acres on the banks of Pickering Beck. positioned 1.5 miles from Pickering we are idealy situated for visits to the North York Moors, the coastal resorts of Whitby and Scarborough , Dalby forest, flamingoland, the NYM railway and even York. i am glad you enjoyed your stay with us and found the accommodation nice and had it not been for your wish to cancel (changing dates at short notice is a form of cancellation as my chances of re letting are a lot less ) I feel your review would have been more positive. You chose to book via an online travel agent and agree to the terms and conditions on there. My simplistic view of transaction is that you chose to book a room from booking.com, I let them that room at 85% of its full price meaning they made themselves a 15% profit.everyone was able to see the terms and conditions of this booking at the time and agreed .You wanted to cancel the booking and they would not refund you( as i would not refund them) .I fail to see how they were understanding as they never offered a refund ( they would not even give you back the 15% they had made). Another way to look at it is I pay a 15% commission to them for your booking in your case £21. i pay this in the knowledge that from 5 days prior to your arrival the booking is guaranteed. Booking.com would like everyone to offer free cancellation on there site as it suits them and helps them to grow. They however would not have been the ones left with an empty unit at short notice .In future you may find accommodation providers are more understanding for direct bookings. There is the ability for all guests to take out cancellation insurance on all holidays whether in the uk or abroad and this is inexpensive to take out .Your view of the cancellation process is that i should provide this for you free. I am sorry if you feel my position is unreasonable. steve

Really enjoyed our one night stay here, the family room was perfect for our 3 boys aged 10, 10 and 12 - a great base for Dalby Forest. Breakfast was 5* - the location is perfect and loads to do on site for a family. We were made welcome from our arrival. Will definitely stay

Can you see the children's play area from the self catering lodges
you can see the park from 1 of the woodsman 2 lodges and the woodsman 3. ring to book if this is important.
