Grove House is a delightful warm and welcoming bed and breakfast offering a choice of 3 ensuite bedrooms beautifully appointed with character all three rooms are different..
Located conveniently close to central York, situated within a 5 min walk to the train station and a 6 miin train journey to York, and a two minute walk to the bus stop iwith a journey time of 15 mins to York we have free onsite parking
We havie three pubs in walking distance to the Band B The White Horse, Lord Collingwood and the Lord Nelson. Our Bandb has a stunning garden to relax in after a busy day in York with comfortable outside seating with umberellas and a gazebo.

We have stayed at Grove House on numerous occasions when we visit York to go horse racing. Always made to feel so welcome by the hosts Linda and Jonathan, it really is our home from home. Everything about the b & b is first class, the breakfasts to die for, especially the home made sausages, jams and breads. Spotlessly clean and comfortable rooms with a high standard of complimentary drinks and homemade biscuits. On arrival you are greeted with tea and homemade cake, which if weather permits you can enjoy in the beautiful well maintained garden. Throughout your stay you are looked after with the utmost kindness and generosity. Must not forget to mention Penny who brightens up your day, what a little character. It does not matter where you go you will not find a better b&b than this.…

Second year staying at Grove House. Greeted by Linda and Jonathan with homemade cake and a pot of tea. Rooms are beautifully decorated and spotlessly clean with everything you need, even have homemade biscuits every day. Breakfast is superb with Jonathan’s homemade sausages and Linda’s homemade bread and marmalade. Train station is 5 minutes walk and one stop from York. Linda and Jonathan are excellent hosts nothing is too much trouble. We have booked again for next year. Highly recommend

Without doubt this is the best hosted accomodation we have ever experienced. The house and gardens in Upper Poppleton were immaculate. Linda, Jonathan and their fur baby Penny are the most down to earth, welcoming and friendly people you could meet. The included breakfast was fantastic, made to individual needs & it sets you up for the whole day. They go the extra mile to help with local information and worked their magic helping us with booking dinners, as we were unaware that York was booked out for the 4 day Ebor Race meet. Their recommendation to the White Horse Inn … 200ft down the road was spot on. Suffice to say we left after three nights with two new friends who we hold in high regard. Highly recommended.

If you want a quiet location and to be constantly pampered by Linda and Jonathan this is the place to stay. Fantastic breakfast to your individual taste, home made sausages,bread and preserves. Rooms are spotlessly clean. A local pud which serves fantastic food is a two minute walk and others are also walkable. Bus into York from the village and also train, one stop about 7 minutes by train. We have visited this incredible guest house regularly and have never been disappointed.

You won't get any better than this ! Everything about Grove House is well above par. The welcome when you arrive, the splendid, wel maintained garden, the clean and cosy rooms, the spotless bathroom, the full english breakfast ( you've gotta taste those home made sausages and bread) and all those little extras that made up our stay like a home abroad ! An absolutely superb B&B run two people who welcome you into their home like you are family members. Nothing is too much trouble and they go out of their way to make sure that you enjoy your stay. The house, the food, and the location are just perfect.

I don't care where you go in this country, you will not find a better place to stay. This place is above excellent and Linda and Jonathan are now friends not just hosts. And I can't forget Penny ( my little pouch ). We will definitely be going back again when we have chance. Location is brilliant, I can dump the car and get a 10 minute train ride into York. The locals ( especially the Lord Collingwood ) are so welcoming and we had a great weekend. Thank you so much, we will be back.

The best B and B I have stayed in ! Situated not far from York -there is a railway station 10 minutes away,or a number 10 bus very close by.Linda and Jonathan (and Penny!) are the perfect hosts and nothing is too much trouble.Room was comforatable and had everything you need.Breakfast was freshly cooked -you decide what you want -and was amazing. There is a parking space so you can get transport into York. The garden looked lovely at Christmas,so will be amazing in other seasons. The perfect stay.

Visited York's Christmas market and stopped at Grove House with our granddaughter and her boyfriend. Another excellent and enjoyable stay. It is situated in a lovely village and has excellent rail connections for York,Harrogate and Leeds. An excellent b&b that we cant rate highly enough
