In this oasis of calm, we offer freshly prepared food, washed down with local ales and interesting wines. All the bedrooms are ensuite and have been refurbished to create comfortable doubles, stylish suites and contemporary family rooms. Would love to have given 5 stars but I now reserve those for exceptional locations. That said the Cockhaven Arms is very nice. The rooms, albeit smallish were clean and the bed was very comfortable. Nice shower as well. Wi-Fi worked great. We did eat in the restaurant and our dinners were very good. Breakfast was excellent.
We had two issues though.
1. You can’t charge the cost of your dinner or drinks to the room due to some ‘accounting issue’ apparently.
2. If you have a room at the front of the hotel, there is no need to set an alarm as the delivery lorry will wake you up for sure at 06:55. I appreciate deliveries are essential to keeping the business running but before 07:00???

All in all though a good location and I would use again if down Teignmouth way.

Very comfortable family room with the children in a separate room accessed via a door from the main bedroom. The ensuite is off the main bedroom and there is no access to children’s bedroom from the hallway which is perfect. There is a television television each of the bedrooms, again, perfect for a family. The bed in the main bedroom was extremely comfortable and massive – a super king size.

The breakfast was cooked fresh to order with a menu which had all the breakfast options that you would expect to see on an à la cart menu. All arrived hot and together. No complaints from us!

We had dinner in the pub restaurant on one evening and quality of the food was very good.

We also receive service with a smile.

Parking in the large pub car park was very easy.

The pub beer garden was a pleasant place to be when the Sun is shining. They also have a covered outdoor area if needed.

Will be returning. For sure.

We enjoyed our stay at Cockhaven Arms very much. There is plenty of onsite parking which was important to us. We were allocated a lovely stylish room with a balcony and were able to sit outside admiring the lovely view towards River Teign. The bed was very big and comfortable for a good sleep. We had a Sunday roast in the restaurant which was nice, and convenient. The breakfast consisted of good quality ingredients and well cooked and presented. The hosts are very generous in providing everything anyone could want of an overnight stay and we have come away with a happy memory of Cockhaven Arms. Thank you very much

Clipper room a lovely space, clean and comfortable, pie of the day special was one of the best I’ve had, other food tasty and good value, although breakfast a bit of a let down, smallest piece of over cooked bacon, very crispy hash brown and a basic sausage not local butchers one promised. Tiny amount of smoked salmon on the eggs hollandaise. Had to request some marmalade, service the night before also left a little to be desired. Couple of other small issues add up to prevent me giving this 5 star rating.

We were pleasantly surprised by this lovely hotel. My husband booked it as it is dog friendly, although in the end we decided not to take our dog. Our room and bathroom were both immaculate. There was complimentary water, which is always welcome for non tea/coffee drinkers!

We ate in the restaurant both nights and the food was absolutely delicious. We can definitely recommend the pies! The breakfasts are also very god and coked to order.

Staff are very friendly as are the locals who drink in the bar. We would certainly go back next time we are in the area.

The staff were so welcoming, lovely and friendly especially Steve, Molly, Francis and lots more ladies whose names I’m not sure of. Everything was immaculately clean and Housekeeping did a fantastic job. It felt COVID safe and safety procedures were in place.

We stayed in Room 11 on the ground floor for 5 nights in early Sept 2020 and paid approx. £127 B&B for the room per night when booking directly with the pub.
There was plenty of free parking in the pub car park.

The food was amazing – they have a very talented kitchen team as everything was delicious, they had a varied menu with vegetarian options and specials and the food came very quickly. They have a steak night on a Thursday and the prices are very reasonable. The English breakfasts were fantastic too and again delivered quickly.

The pub is dog friendly and there are areas in the restaurant where diners without dogs can sit where dogs are not allowed. There is also a beer garden outside.

Our room was brand new and had a TV, tea/coffee making facilities, hairdryer (you have to ask for it), bathroom with walk in power shower, super king sized bed and a patio area overlooking the beer garden. There was plenty of room for two of us and our dog.

This is a great base for touring South Devon. They gave us a leaflet with local walks on too. Nearby we liked Shaldon but felt Teignmouth and Dawlish were run down and wouldn’t visit those again, but there's plenty of other places to explore.

I would highly recommend the Cockhaven Arms and would happily stay again.

We stayed at the Cockhaven for New Year’s Eve and celebrated with staff and locals and soaked up the friendly and warm atmosphere. The staff are always amazing and make you feel welcome and treated as family as we are frequent visitors. The accommodations are second to none and the food is always amazing. Emma, Andy and all the staff are the best team to welcome you if you are either having a quick stopover or if you are staying for a few nights.

We happened upon The Cockhaven Arms by chance when we unexpectedly needed a single overnight stop. What a find! We had a lovely ground floor room with a small balcony which was perfect for us and our little dog. Spotlessly clean and really comfortable. Very well kept grounds with fabulous hanging baskets and flower beds. We had an evening meal too - all courses were excellent, tasty and beautifully presented and obviously made with top quality ingredients.
All staff were great, welcoming and cheerful - big shout out for Emma in particular, what a delightful lady - nothing seemed to be too much trouble. Thank you for our stay, we would love to come back sometime.

I have just spent 3 really great nights here and I can thoroughly recommend it. My room was clean, comfortable and I slept extremely well. The choice at breakfast was very good including French toast with maple syrup and fruit which I loved. I also enjoyed 2 dinners both of which were very good quality and very reasonably priced.
All the staff were delightful, and Francis the manager seemed to work extremely hard keeping everyone happy. The high standard of this Inn is reflected in the fact that it seems to attract many local regulars. If you're considering staying here dont hesitate as you wont be disappointed.

We were looking forward to staying here again. However, the man serving us made us feel in the way. He came out with our food already on the plate in his hands into the bar asked us to be seated in the restaurant area? My steak was cold and he was rude to me about me telling him. At breakfast he was inappropriately dressed and seemed indifferent and slightly bored by having to serve us. We ate out elsewhere the next evening due to his attitude and won’t return. It’s a shame but this experience put us off.

My family and I stayed last August and were not at all impressed. The 'team' at that time were not particularly welcoming but I don't know if they've changed since then. Our main complaint was that the owners' cat was walking over the breakfast tables while people were seated and waiting for their food, which we reported. The cat was ejected but the tables were not re-laid, which made us wonder about the general standards of hygiene.

I would be wanting to stay in the hotel one night on route to Cornwall - would there be space to patk our motorhome overnight

Hi. That should be fine provided you motorhome is not enormous. Suggest you use the car park at the rear of the hotel, rather than the front, as there will be more room for reversing etc. If you have any concerns please speak to Andrew at the hotel on 01626 775252. Cheers Chris

"2,5 miles out of Teignmouth, traffic can be heavy at times. Great large car park on the front very reasonable price only £6 all Day parking."
