We were a group of 15 people across two of the cottages ranging in age from 1 yr old to 80yrs. It was unbelievable how well the cottages were equipped and set up. Every thought has been put into how to make each guests stay enjoyable and comfortable from the youngest (special wheel around for 1 year old) to the oldest (special chair and bed risers) and in between (play area, DVDs, books, go-kart, scooters!). Fiona was delightful to deal with and so accommodating. We hope we can return in future, it will definitely be our first choice location.

A large group of us stayed in November for a reunion. The cottage was exactly as advertised and spotlessly clean. Lots of clean linen and towels available- everything was in great working in order and the owners went above and beyond to ensure our trip was a good one.

A lovely weekend spent in two of the cottages (Oak House and Chestnut). The properties worked perfectly for our group of friends (9 adults and 5 children), and we were so grateful for the thoughtful items Fiona left for us (both in the fridge for the adults, and toys for the children in the living room!!). The kitchen area was well-equipped; we easily prepared all of our meals there, and were particularly grateful for the use of highchairs for the smallest of our group. The living area was a good space too; the children had space to play, and loved races in the cozy coupes!! The bedrooms were all comfortable, clean and spacious, and gave us a number of options for the group we had. The cottages are on a lovely farm; the heritage tractors were interesting to wander around; the play area was great for the children, and we were so fortunate that the on-site Leamington and Warwick Model Railway had an open day, so we all had an interesting visit around that. The model boat group also had boats sailing on the pool. The information supplied by Fiona was helpful; we followed the walk around the village, and managed to get in a game of poo sticks. All in all, a great place to unwind a little for a weekend, even with 5 children aged 5 and under!!

We had a long weekend with all the family to celebrate all the milestones we’d missed during lockdown. I was so pleased when we opened the door to Oak Cottage to see a lovely box of toys and a little ride along toy car. How very thoughtful. The large cottage was so lovely and ideal for an extended family get together. Everything is clean, well planned, very well equipped and comfortable. Will be returning next year.

Clean and tidy. All equipment good quality. Beds comfortable good nights sleep in clean sheets. Towels soft fluffy. Quietly fabulous, an Autumn weekend with the colours of the leaves. Plenty to do about, little drives to experience the wonder of area.

We have been holding our family Pretend Christmas at Arbor and Knightcote Farm Cottages for about 8years.Fiona has made us really welcome wine and cake in fridge,toys placed inOak House for our great grand children.This year due to no Pretend Christmas in 2020 we had Summer-istmus in July and we saw Oak House and cottages in summer and fell in love with the place all over again

We stayed in Ploughman's Rest for a week over the summer holidays with 3 generations of our family. The kids absolutely loved the facilities for them - a play area, pond, go-kart and lots of outdoor space. The cottage itself was very comfortable, clean and spacious for the 5 of us and is in a great location for exploring the local amenities. The icing on the cake was the local wildlife, which our daughter loved capturing on her wildlife camera and for my son - the model railway club (we had a lovely personal tour from the chair!). Fiona was really lovely and took lots of time to share her local knowledge on the wildlife! Would recommend and hope to return soon!

We stayed in Home Cottage. It’s all on one level and has wheelchair access. We didn’t need that but it made life so easy for my mum who struggles with mobility issues. The cottage has lots of room and was immaculately presented throughout. The kitchen is well equipped and the gas bbq in the private courtyard alongside was fab. There was so much room for the children to play safely and explore. Fiona was a wonderful host. She helped mum settle in, as she arrived first, and had left home made tiffin and milk in the fridge. She’d also left toys for the children which they loved and two scooters for them to play outside. It’s a great location for exploring the area as the motorway is close, but you’d have no idea when you’re there. My only criticism (if I had to find one) would be the size of the fridge - don’t go overboard with your supermarket delivery as it’s a squeeze, but we managed fine!

So pleased you enjoyed your stay with us. Your mum was lovely and I bought the rose that she suggested, which looks fabulous in my garden. If you feel the full sized uncounter fridge is not large enough for your needs and would like to return another time, we do have American style fridges, in two of our other cottages Ploughman's Rest and Oak House.

We stayed in Sleeplate cottage for a week. It’s great for families of 4. The owner is very friendly and helpful Ava is happy to provide stair gates, booster seats, high chairs, potty, water proof sheets, toilet training seat etc if requested. They also leave some toys out which is a great bit of novelty for the kids. The cottage is beautiful with all you could need including washing machine and dishwasher. There’s a great play area and a nice park 5 mins walk away too. The info pack suggests restaurants, days out and take aways too. It’s a great location for Warwick, Stratford-upon-Avon (brilliant butterfly farm), Kenilworth Castle and several NationalTrust properties. We stayed at Sleeplate last year and loved it so much we came back. That says it all!

We have just come back from a lovely long weekend stay with 2 young children in Sleeplate cottage. The cottage was well proportioned, super clean and really well equipped with everything you could possibly need, including a chilled bottle of white wine and some home made delicious chocolate nibbles! The box of toys and 2 cars in the living room were an instant hit with the kids and Fiona popped in to make sure we had everything we needed and to provide recommendations in the local area. A lovely stay, thanks!
