Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

What can I say... absolutely amazing
Alison our host was so lovely, she knew I was lactose free (just milk itself) and bought in for me great touch
Breakfast was amazing
Our room with the outside private area was lovely
Room was well stocked of tea and coffee and sugar plus milk
Bed super comfy (didn't want to get up)
Quiet area, never really heard any noise from other guests that were staying,

The accommodation is down a few country lanes but to me this isn't a problem as I am a country girl anyways,

Great weekend break after a busy camping week,

My partner and I treated this as our anniversary weekend 💕 and it was so lovely, torquay not far and great for a good browse,

Thank you Alison,
We hope to come stay again with you

Lovely stay. The location feels seculuded but is near enough to larger roads for comfortable travel. The suite was large, warm, comfortable and worth the extra money. Host was kind and accommodating and breakfast had a variety of options.

Fabulous very rural location in South Devon. Guest accommodation absolutely first class, with guest lounge and separate dining area. All beautifully furnished and fresh. Car park great and host could not have been more welcoming. Breakfast set us up for the day.
Have already booked to return.

Room Tip: Down very narrow Devon lanes and not easy to locate at first but well worth it when you do.

Love this B&B! Alison was so gracious and my room was lovely, especially the views!
It was quiet and peaceful, and I had the best nights sleep! I didn’t even need my sleep mask.
Breakfast was yummy… superbly cooked and presented.

I really hope to stay here again, it was wonderful

We stopped for 2 nights and really enjoyed it. Friendly staff, nice rooms, plenty of peace and quiet,a great breakfast and 2 slightly mad dogs to provide some entertainment. I would also recommend the Ley Arms which is in the nearby village.

We were all set to stay in Topsham then had a change of mind. Glad we did. Lovely accommodation with outstanding views from our room and so peaceful. We stayed for two nights but could easily have stayed longer even though the weather was very cold on our visit it being March. Plenty of places to visit, (or re-visit). Excellent cooked breakfast and also The Ley Arms served good food. Alison helped us with booking our evening meal there on our first evening. Bit far to walk in winter and no other options as far as we could see. Loved their sheep dog. We would recommend.

We went for one night and found the place to be perfect.

It's quite difficult to find as it is a few miles outside the village of Kenn. Really suggest you download a map before you go.

The room (2) was charming and with a lovely patio with chairs too it made me want to come back when the weather was warmer.

Alison is a very nice host who was extremely helpful with the requests I made.

Think of it as a budget country house hotel because that really is the way it feels.

I would love to go again.

Hidden away and wouldn't want to be looking in the dark.
First room was not en suite and the change was a bit small but comfortable enough and breakfast was good and hearty
Reasonable value for money and very quiet.
