Such a homely feel, and very welcoming!The hot tub was extremely relaxing and exceeded my expectations. Scrumptious full English breakfast alongside my wife who indulged in refreshing fruit and natural yoghurt with a wide range of cereals. Beautiful scenery and the room we stayed in (paddock room) was extremely cosy and warm. In fact the bed was comfier than mine...

This guest house is so lovely, the room was so comfortable and warm and the owner is very kind and welcoming we stayed in the paddock room and was welcomed with all the lovely little things like teas and coffees. Can't fault my stay ATALL and the full English breakfast was served nice and hot and the service was wonderful!!...

I had booked two rooms (Lavender & Orchard) after reading so many positive reviews. Everything lived up to and exceeded expectations. Welcoming staff, good food and warm accommodation - I would certainly recommend. The only negative is the occasional traffic noise during the night, although it would not deter me from a return visit.

Stayed in the Orchard room - really lovely room with beautiful large bathroom with a walk in shower and a very comfy bed. The breakfast was fantastic, lots of choice and very good quality food. Stayed in the ivy room, absolutely fantastic, amazing attention to detail. A really warm welcome fab nights sleep and a lovely breakfast. Just simply fantastic the whole experience. Gutted we didn't have time to stay and sample the hot tub suite but we will be back :)

We booked 3 rooms and they were all lovely, warm and spotlessly clean. The breakfast was extensive and well presented and the staff were very helpful. We would definitely stay at this pretty property again

Our family room with original vaulted beamed ceiling and wet room en-suite, and our luxury four poster room complete with beamed ceiling and luxury wet room en-suite. All rooms have freeview TV, digital radio, tea and coffee complimentary tray, fridges, ensuring both short and long stays are pleasurable. We ensure relaxation with furnished patios to sit and enjoy the gardens, orchard and paddock. There is also ample parking including loading bays directly next to rooms for your convenience. We offer a 3 course locally sourced full English breakfast to be enjoyed in our conservatory. We are often told by our guests, that they keep coming back for the breakfast alone. We also have wi-fi connectivity, so for those of you here on business, it can be business as usual. Our location is very convenient for all major roads in and out of York as we are situated on the A1079 just 1.5 miles off the A64. For easy access to York City centre there is the Grimston Bar park and ride 2 minutes from our door. The Elvington Air Museum is 5 minutes away, also the Yorkshire farming museum is 5 minutes away.
