Agree with others that it's a little outdated but was clean , reasonably priced, lovely staff, breakfast was nice. Path down to the lake is a good walk. Close to Keswick and walks from the hotel to catbells and alongside derwentwater. Did not charge for parking

I just don’t get it, I was dubious before coming but I don’t get why people are giving it one star. It is a three star hotel that was a steal for the Lake District. Our experience was really good. Friendly staff who were helpful and polite. The room was HUGE with fresh white towels, crisp bed linen and clean. The bed was as wide as it is long and bathroom with a powerful hot shower. The parking was plentiful and free and got a space each time. Hotel was really handy for Keswick and the surrounding area.

We spent the easter weekend at the hotel with our dog and had a fabulous time, the staff, food and general atmosphere was perfect. The room looked like the bathroom had been refurbished and was spotless with very hot water. Its a perfect hotel to stay in with your dog and we have booked our next visit.

Read reviews after booking but thought it can’t be that bad…. I was wrong. Let’s get the good bit done first. The staff (minus one) were helpful, kind but clearly run off their feet. That’s it. We arrived and our room was awful, I checked the duvet and bodily fluids were all over it, there were a pair of socks on the floor and it smelt awful. Off to reception and the lady found us another room but it hadn’t been cleaned so she did it while we waited in the bar. After 30 mins our room was ready, off we trot up two flights of stairs (that hadn’t seen a hoover since ??) to out Deluxe room. On first impressions it was better than the last but once we had started to unpack the full impact of the state of the room became more apparent. We decided to call it a night as we had driven 7 hours and was exhausted!! Sadly neither of us slept as it was like laying on a plank of wood. No comfort whatsoever and we aren’t fussy where we sleep! I threw open the curtains will excitement as it had been dark when we arrived to find bird of prey dead right outside the window on the flat roof… needless to say they were pulled shut fast!! It looked like it had been there a while… if you know what I mean…. Off to breakfast and after reporting the Bird to reception, which they weren’t that fussed about… sadly they do not set anything out for those bringing dogs, we had to sit in the bar area and had to move all the cutlery, cups, plates etc. food was in another room. Staff were non existent. We’ve stayed in the lakes many times and this is by far the worst hotel we’ve stayed in, not because of staff, they’re run off their feet, but by the neglect and poor standards of cleaning on such a huge hotel that needs a huge facelift.

Just returned from an Easter weekend away and can’t believe how wonderful this hotel was . We have been to several of this hotels in the past and have always been happy but this one has everything going for it . Reasonable parking fees . Super location and great faded charm . Very reasonably priced and the food was really excellent . The lovely town of Keswick is less than a mile away and the views are fabulous . The staff are just superb and we can’t wait to go again . Can’t understand the nasty comments of some of the people . They are certainly not merited as far as we are concerned . We don’t have a dog anymore but it was lovely to see how dogs are welcomed and as I said can’t find any fault with this charming hotel .

We enjoyed our 2 night stay at this hotel. The room was spacious with a large king sized bed. The view of the lake was gorgeous. The receptionist, Gaynor, was a total credit to the company. She couldn't do enough to make our stay enjoyable and comfortable. Some issues we had were soon addressed by her. The breakfast was excellent, with a variety of food to suit most needs. The hotel is in a good position for walks into Keswick and walks around the lake. The grounds are delightful. Altogether well worth a visit.

Well we're do I start, me and partner turned up to a less than enthusiastic receptionist that didn't leave her seat to sign us in! and this was only the start! The hotel was dirty and the carpets where full of dog hair and mud which is build up of weeks not days, the wood work and walls were in need of decorating! Our bedroom walls were full of marks and the carpet was unclean, and the bathroom had hairs in the shower and the toilet needed bleaching plus the back of the door was full of crayon marks. There was no entertainment not even a TV on the wall in the main room. We was woken up around 1am by the couple above us playing loud music banding, shouting and this went on till gone 4am. We reported this and I was promised an email regarding the whole experience and we are still waiting!!!! Finally to top it off, breakfast we was greeted by a staff member with still her coat on, the coffee was cold and i had to ask for the buffet style breakfast to be looked at because I wouldn't have feed it to my dog and to make it worse the young man behind the counter was using blue roll what you clean up with to grab the break and place it into the basket. The whole experience from start to finish was disgusting and I will never go back there again. I come away more tired and stressed than before I arrived. The hotel needs a good clean and all the staff need to be shown how to run a hotel. Lazy and not bothered springs to mind. I wouldn't recommend staying here at all.

Our favourite lakes hotel; we go 4 or 5 times a year and have never been disappointed. Breakfast is usually our highlight and our dog, Lily, is generally treated like royalty...she was given her own sausage last time we were there! Don't expect 5 star luxury but do expect really great value and a lovely welcome!

We went twice last year, in July (a week) and September (a fortnight), so I think that makes about a dozen stays with two more booked this year. I know experiences vary and so do the reviews but I think you should take the insults and most of the complaints with a pinch of salt. We always enjoy being there and appreciate the efforts of the staff in doing their utmost to make up for recruitment problems. I can't speak for this year yet but I know there has been a change of management. I hope the new manager is as good as Matthew was. I don't know why he left but it might have been because of stress; he was always weighing in on other duties and was very friendly with it.
