The lodge and gardens were beautiful. The location is perfect and very peaceful, as was the room. The delightful bathroom and bedroom were perfectly clean and had excellent facilities, including coffee and tea making with fresh milk and cookies. Breakfast was perfect, with lots of choices, and freshly cooked. Jane was a professional and lovely host, making my stay so nice, I stayed an extra night. The countryside around Grayingham lodge is very pretty, with excellent access to the Wolds, the coast, and the surrounding villages, with a good choice of places to eat out.

This was the third time I have stayed at Grayinham Lodge and, once again, I have nothing but good things to say. The whole house and gardens are immaculate, the rooms very well equipped and comfortable, Jane's welcome very warm and a fabulous breakfast to fill you up for the whole day. Absolutely first class once again. We chose Grayinham Lodge initially as it is very well placed for the nearby Blyton Park driving centre, but on each subsequent return we have chosen it primarily for the quality experience of staying there.

My son and I stayed in a twin room, we both really enjoyed this place. Beautiful views and outside space. The house is lovely, full of original features but clean and nicely finished. The room was a good size and the bathroom was big. The owner is very friendly and helpful, the breakfast was lovely with fresh eggs and a gluten-free option.

Jane was very helpful from my first contact to the moment we left. The whole atmosphere was friendly, warm and welcoming. The bedroom was lovely with a fabulous comfortable bed (with lots of different layers - perfect for a menopausal woman like me!). Looking forward to returning soon - already booked!

We have just had a lovely stay at Jane's B and B after a long lock down. We were welcomed, as usual, to tea and homemade scones in the farmhouse lounge. The bedroom and ensuite bathroom were spotless and the breakfast was excellent. We then had a relaxed day in Lincoln, looking at the Magna Carta in the castle, and the magnificent gothic cathedral. A safe laid back experience for a few days break

Lovely to be back at Grayingham Lodge again! Such a beautiful setting and beautifully designed and comfortable rooms. So nice to have home baked flapjacks in our roos, along with the tea/coffee and mini fridge. Feels very COVID safe and Jane, as always, looked after us so well. Hopefully be back again soon!

Another excellent (Covid-secure) break at this peaceful warm and comfortable Lincolnshire farmhouse, which easily deserves its place with Sawdays. Jane made us a take-away breakfast each day to have in our room, the contents of which we chose in advance. A thoughtful tray including delicious hot bacon sandwiches. And every detail perfect, every time. Jane even remembered our preferences from a previous visit! Our room is bright clean and warm, and has open farmland views. It’s well thought through, convenient and nicely decorated. Very comfy 6’ bed. The ensuite too, is large, bright and warm, with really nice towels and a huge towel radiator. Superb shower and Crabtree & Evelyn shampoos etc. We met the sheepdogs yesterday - two wonderful impeccably well behaved creatures! There are good places to eat a short drive away eg The White Swan at Scotter. Local golf is excellent- Thonock Park and Karston Lakes and the Ping Centre are close. Also Hemswell Antiques Centre - well worth a visit for its huge range of quality antiques, art and collectibles. In short - a high quality, friendly and very relaxing place to stay, with lots to do and see nearby.…

When posting a review on trip advisor I only do so if it is a superb or very poor experience. The rest is middle of the road and not worth writing about. So here we go; Grayingham Lodge. This B&B sets the Gold standard in the business. Best ever B&B I experienced (and I have seen many) with a personalised welcome which is second to none, stylish and super clean rooms, a breakfast not out of place in the category of true fine dining, and above all Jane and Peter are great personalities and they make sure you feel at home 24 /7. You want to have privacy you'll have it. You want a lively chat and a good laugh you you'll have it. Just le me give you an example why this place is unique and please, do read on. You will like it. As we were travelling from abroad and were insanely (hours)delayed by the Eurotunnel traffic, I called Jane once in Folkestone and explained the situation and that it would be not before 02. AM (yes indeed 02.00 o/clock in the middle of the night) before we would arrive at her place. I said I understood if this would be too late of an arrival and would find an alternative solution near Folkestone to travel on to Blyton next morning. Jane's answer was not to worry and we planned for the housekey. When we finally arrived at 02.30 AM and opened the door (key arranged) I had an ear to ear smile on my face; Jane had patched the way to our room with little welcome notes and signs leading to the room........ Have you ever, ever in your travelling life experienced this? Without being big headed I am a seasoned person when it comes to travel, but this was a once in lifetime experience. Putting a tired head to the very comfortable bed, the breakfast a few hours later was yet another treat. Simply incredible in terms of quality and taste. Refined and so well presented. A treat. Take the nice breakfast room on top and here is the winning recipe. Summarised: This is not the B&B you visit because you need a B&B, this is the B&B because you want to visit it! This is the fine line difference Jane has created versus any B&B. And, as a bonus you have her husband Peter on top for great storytelling and great laughs. What a place, what a nice people.…

i stayed here for a track day at Blyton park and I needed acomodation where I could park a trailer. As soon as I arrived Jane came out and gave me a warm welcome and showed me around, I immediately felt relaxed and amazed at what a bargain my stay was. My room was spotlessly clean with lovely views over the garden and had everything I could need, they including home made flapjacks! My friends and I went out for dinner and came back and enjoyed some port that Jane had left out for us. The bed was amazing and I have never felt bedding so soft, after a good nights sleep I went down for breakfast which, as expected was fantastic. It was a shame to leave and regretted not booking a second night. Will definitely return
