We are a small bed & breakfast with one double room situated in our ground floor annexe, Which has its own entrance, en suite bathroom & large guest conservatory. We are located on the A52 approx 12 miles form Boston 9 miles from Skegness and 1.5 miles from Friskney Village centre. Where you will find the village shop , The Anchor public house and the parish church. The house is surrounded by flat open farmland. There is ample off road parking and secure covered parking for bikes.We are based in a central location within easy reach of Historic Boston with St Botolph's church Maud Foster windmill 12 miles to the south and Skegness with Fantasy Island, Bottons Funfair, Butlins Funcoast World, Natureland seal sanctuary, Gibralter point and soft sandy beaches to the north just 9 miles away. For keen anglers there is day fishing at Green Haven next door and for birdwatchers 15 minutes by car there is RSPB Freiston Shore and the Wash saltmarshes.The Parrot Zoo is 3 miles away just the other side of Friskney village. The market town of Wainfleet is 4 miles away where Batemans brewery is based and the railway Station with regular services to the midlands and an excellent fish and chip shop. 8 miles further inland we have the market town of Spilsby on the edge of the Lincolnshire wolds, not far from the aviation heritage centre at East Kirkby. We also have the Battle of Britain Memorial Flight visitor centre at RAF Coningsby 23 miles away.

Stayed here for 1 night. it quite easy to miss the entrance even with sat nav aid but once found you have your own parking space and own front door. We were greeted by the owner who showed us around. The bedroom is small and the internal door from the entrance bangs on the side of the bed. The bedroom had everything we needed. The bathroom was large. You have use of a conservatory and a bit of outside space with a small garden. Unfortunately we stayed on the hottest day of the year so the conservatory was very hot and we could have done with a fan. However we were able to get some shade in the outside garden. Breakfast in the conservatory the following morning was lovely. The house is a little isolated nothing much in the vicinity but was an easy drive to Skegness stadium where we were going racing.

Planned a one night stay at Sunset House , unfortunately I arrived later than expected however Emma & Mark were most welcoming. The room, bathroom and adjoining conservatory are immaculate and the hosts so helpful. I was very tired from my days walk and the place was so clean I decided on extending the stay for an extra night. Emma enquired if I would like some food bringing in for the second night and promptly set of to the supermarket , returning and cooking pizza. I think this comes under the title .... over and above. Breakfast is delicious and plentiful and a full selection is provided. If you are ever in the area this is a first class place to stay. I will definitely be back.

Really nice place. Clean and cosy. Emma is attentive but not a fussy host and it's great to have the conservatory all to yourself, with the view of the garden & fields. I thought there might be traffic noise at night as the house is close to the main road, but it was surprisingly quiet. A lovely cooked breakfast in the morning. Just what a B&B should be!

I stayed for 4 nights over Easter, in order to visit family in the area. Emma is a lovely, laid back and relaxed hostess, both she and Mark are so kind and helpful. The room is lovely, a decent size with a comfortable bed, hot drinks facilities, TV, WiFi and a lovely bathroom. All very clean. Gorgeous breakfasts each day, and Emma was happy to cater for my dietary intolerances. I'll certainly book again!

As always, Emma and Mark made me most welcome. Sunset House is ideal as a base, out in the peace of the countryside on the edge of the fens, but within easy reach of the coast. The room, en-suite and conservatory are spotless and the bed very comfortable. I would heartily recommend it.

If like me you are walking the coastal path, Sunset House is conveniently located midway between Skegness and Boston, about 1.5 miles inland from the public footpath running along the sea wall. Emma kindly organised a local taxi for me to take me to a nearby pub for an evening meal since I had no transport of my own.

We booked here as it's location suited our needs as we were visiting family a few miles away. We only booked for one night but if I was going that way again would book for longer. It was all in the little things like fresh milk and water in a fridge to make a proper drink and a caramel wafer, the use of the conservatory and the warmth and friendliness of Emma our host. Nothing was too much trouble, breakfast was superb and freshly cooked to order. Just wonderful! Thank you Emma!

We only needed to stay for one night but is was perfect. The accommodation was comfortable and very cosy. We especially liked the en-suite conservatory to sit in and relax and read a book or watch the TV. We were pleased to see a kettle and tea & coffee. In fact, everything we would have wanted was provided and perfect for our needs. And, as promised, the place was immaculately clean. We will certainly look to stay there again when we are next in the area.

I was on a weekend bread course which was five minutes drive away , the room was very comfortable very clean excellent service by friendly owners Emma and Mark lovely breakfast lovely views and we had the use of the en suite conservatory to watch views of country side or watch tv ,all coy and warm we thoroughly enjoyed our stay and will go again Thankyou to a wonderful friendly owners who left us to it but we’re always there if needed oh forgot lovely very clean bathroom en suite and shower ,tea coffee kettle in bedroom. 😊😊😊😊😊
