Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

We stayed in the Oaks for roughly 8 weeks while we found a suitable flat so have a good understanding of what was good and what wasn't. For what you pay in comparison to other hotels we were satisfied with our stay. It gave us the ability to cook, the place was cleaned once a week, fresh towels/toiletries when needed, very central location with shops nearby, comfy bed, small gym, helpful reception staff and we always felt safe. Some of the main issues for us were that there was a concierge that could be more proactive, friendly and helpful. We also sometimes struggled to get our washing done as we did not have $1 coins for the hotel machines and the front desk never had any change. Would be good if there was a facility to change notes or contactless option. Also on booking through a 3rd party site the rooms were advertised with outdoor furniture on the balcony. However, there was none. This would have been nice to have given our long stay. The majority of the staff at the Oaks on Collins were so accomodating and supported us with any complaint/need. Big thank you to Malla for all your help during our stay- you were amazing!

Hotel's Favourite
Stayed for a week during one of the busiest times of the year for Melbourne - AFL Grand Final week. We had 2 rooms. Property was in a great location - so central with trams on your doorstep and walking distance to places like Fed Square, Sealife Aquarium, Crown Complex, DFO, Burke Street Mall and the free City Circle tram. Rooms were clean and a good size with a little kitchenette which was handy. One room had a larger bathroom then the other but it was still more then adequate. We arrived very early before check in and were able to store our luggage while we went out for the day. On the ground floor was a small food court with a few different cuisines and a couple of good basic “cafe styles” which served good coffee and breakfasts. Would stay here again. Only minor complaints would be that one of our rooms wasn’t ready when we checked in (and we had flown the midnight horror so really was looking forward to a lie down lol) and we had to wait for it a couple of hours BUT as said before it was GF week so they were very busy. And one of the rooms was a bit more “tired” then the other but still more then adequate. I am nit picking really. We enjoyed our stay here.

Construction work occurring during our stay was very disruptive. Hammer drilling / chisel noise is hard to sleep through. Notification of said work came the evening before, was not mentioned at checkin or booking.

Found this stay very frustrating and become very anxious with the whole stay. What with no help with the parking and bags to the slamming of doors very late into the night. I did have teenagers and know what door slamming is like, but this just went on and on from the same place.

I happen to have a name like William where a world wide recognition is that Bill can be substituted. Not at this hotel. The Receptionist, who also claimed to be the manager, refused to accept my Credit Card which had the more common version of my name compared to the drivers licence which must be based on birth certificate. The number of times she used "how do I know" while I explained the reality and that the three previous Agoda bookings I had this trip did not question. Mind you, this was only for security deposit, the booking was paid online using this very same card. Additionally four lazy staff refused to assist with baggage out of the car and up a flight of stairs, I was clearly mobility impaired using a walking stick. Finally no daily servicing yet I did not recall this being display pre booking or on the booking details. Apart from excellent location I would not recommend based on abysmal Customer Service. Oh, BTW Agoda were as helpful as a wet tea bag in supporting the Customer this instance preferring to side with the hotel on a non existent company policy line. Maybe that policy states "deploy Zero Customer Service"

The worst hotel I stayed on this trip. Arrived to my room and found the balcony door open and would not close. Front desk said it’s not an issue as nobody can get in on a high floor - eventually they reluctantly moved me. Rooms are tiny and basic (think Travelodge). Bathroom is like a hospital wet room and fills the floor with water when you shower. Sink is too small to be useful. They’ve taken a tiny hotel room, added a small kitchenette and called it an ‘apartment’. No water, no onsite food. Bed is filthy and covered in delightful stains. God only knows what else is living in the mattress. Kept awake until 4am by drunk guests slamming, whooping and shouting at all hours. Woken at 8am by a construction site clocking on in the next room, with drilling, hammering and shouting. Given this place charges $200 a night, absolutely not worth it. Avoid!

We were suppose to have had an executive studio what we actually had was a standard size hotel room with a kitchen squeezed in and a bathroom in a cupboard. The bathroom was supposed to be a wet room which once you had showered could not be used again as the floor was wet all over. We had a serviced room we got clean towels every day. That was about it the bathroom floor was cleaned but no others. The hotel was however situated close to tram stops and within a 20 minute walk to Southgate with its bars and restaurants.

Would not stay here again. Very basic and minimal. No bar or restaurant. Perhaps if you get a very cheap deal and only want a basic bed, then it might suit. It was clean. Staff obligingly. Bed comfortable. But the bathroom in a cupboard was minimal.

This is one of the worst places I've stayed in recent years travelling for business. It's rundown and needs major refurb. Shower dreadful the hot water came in waves. Bathroom is ridiculous, impossible to stop water getting into room. Tiny hand basin, nowhere to even leave amenities. The broken iron stained my shirt - ironing board belongs in the tip. I can't believe I spent two nights here.

Not much I can say except I will not stay here again. I have never stayed at a motel that had a motor home size bathroom, also when I walked into the room had a bad smell. The only window I had was to look at the hall way where people walk to their rooms so had to leave curtains closed all the time. The annoying noise that you could hear all night not to mention the noise of the lift as the wall of my room was where the lift was. My blanket had stains on it. The room I had was not a real cheap room either. While I was at reception booking in a lady came and said that she just went into the room that they gave her a key for and people where already in there. My only positive for the place was close to the tram stop.
