This place was a bit weird. Friendly staff member and nice comfy bed but old and shabby interior, only one bathroom to be seen (to be shared among many guests), and poor selection at breakfast. Good location and price but could be cleaner and have better upkeep.

This B&B looks like it's out of a fairytale - so cute! Staff were very pleasant. The room was quite spacious with a comfortable bed and decent bathroom. For breakfast there was cereal, juice, yoghurt and fruit and toast. Its a 7 minute walk downhill to the Octagon area where there are lots of restaurants and bars.

I could not in good conscience recommend anyone stay at this place. Maybe if it was called a boarding house instead of B&B that would be more apt for what it is. Location is good if you want to be near the Centre of town, the Octagon. There was a friendly black cat unlike the hosts. Driveway is incredibly steep,...

The website made this joint look great - beautiful gardens and architecture. Well, it ain't necessarily so. While our check in was ok, staff went into hiding for the rest of our stay. Close to the Octagon, this pair of victorian terraces offer large rooms, some with ensuite, others shared bathrooms. As the house is victorian be prepared for practical furnishings rather than anything fancy. Really great place to stay in Dunedin. Is very close to the octagon and everything you need is within walking distance. It's a little tricky to find (I found Dunedin roads very confusing!) but you can just park and walk from there. Room was very clean and spacious. Lovely historic home close to Octagon. We had the "flower room" upstairs with view over the city, very spacious with shared bathroom. Booked through Hotel.com no issues on arrival. Did not have to pay in advance only on arrival which was a major consideration when choosing this accommodation. Check in was friendly and efficient. If you love the B&B experience then Hulmes Court is an excellent choice, the staff were very friendly and helpful and we loved the video tape collection!
