We needed somewhere for a short stay and we're delighted with the Breakwater, accomodation good quality and great bed, bathroom. Not a place for great views but very close to the marina restaurants and walks into Mandurah, half the price of the bigger hotels in the area so save your money stay here and enjoy a meal at a local...

By the photo's we had seen were expecting to at least get a balcony to sit on but establishment only has one ,the owner has that.Breakfast no longer an option. Room(for a suite ?)wasn't really that big but was roomy enough apart from the bathroom which was tiny,with water you had to wait for three to four minutes to heat...

Arrived on friday afternoon, no one answered the door bell, had to call the owner and wait for ages. His excuse was he mess up our arrival date. This is the only time we see a staff during our whole stay. Room was new but poorly small. Bed is good, everything was nice inside. I stayed at a budget room...

We called in to book the budget room, and when we arrived it was a little tricky to find the place (see my picture to help you out) as its a more like a converted townhouse. The landlady was gracious in showing us the other available rooms, (we were awed by the spa room). Our budget room was small, but...

stayed here for one night in the basic room (110aus/night), was ok as just needed a place to sleep. Modern room, no view really but wasn't expecting any for that price. Checked later they have larger 1-bedroom apartment which had seaview and balcony. Looked real nice so may try next time. Very friendly service and helpful. Didn't try the breakfast,...

New owners really went above and beyond to make it a great place to get away. Very clean, large comfy room with a great view. Large Spa with room enough for two! Close to good restaurants and Dolphin Quay. Looking forward to my next visit!

Had high hopes for this place but was fairly poor! The room was very nice, Bathroom was great and the bed was nice but the "Continental Breakfast" was laughable! Fruit cups and toast...... that was it! Had drunken teenagers just outside on the pathway yelling and screaming till 1AM! Air-con didn't work and it was fairly warm and didn't want...

Best location, new clean well appointed motel style rooms, from $145 to $245 per night for largest spa room with beach view. Friendly owners manage the 6 rooms, walking distance to the town 1.5km, Marina Restaurants 300m away.

We had travelled from Tasmania to Mandurah (plane & hire car) on that day - & Breakwater met our needs beautifully - compact, clean, quiet and easily accessible accommodation. The continental breakfast the following morning was fine and provided in very pleasant surroundings.
