My experience ... well... looked on trip advisor and thought not bad.. booked 2 rooms..called owner to confirm before we left what time we would arrive as it was later mid evening.. informed her 1 member of our party of 4 was ill so wouldnt be joining us...was informed by her rooms were all ready for us. Fantastic old building that has been lovingly restored while retaining loads of original features. There are low door-frames, sloping floors, and the whole place creaks and groans like only a 300+ year-old building can! This place was lovely and peaceful. Tracy went out of her way to accommodate my dietary needs! The hotel is "quirky and unusual" but well worth the stay. A few miles out of Boston, but plenty to see around the guesthouse, good location for seeing other places to. We went to Lincoln only an hour away.

Really enjoyed stay there a great nature reserve which was a nice work for the dog,the family room was spacious and a great full English breakfast and the Tracey was really friendly,the building was old but very quirky and nice to know the history of the building,which we read about in the room.

This is a wonderful trip back in time. It was a hotel three hundred years ago and is now a B&B with the option of an evening meal. It has all the quirks of a three hundred year old building. if you are looking for the average minimalistic b&b then this place may not be for you, but what I would say is give it try , the landlady is a really nice welcoming person , the place its self is about 300 years old, the slopping flaws are something of a wonder . we stopped in the four poster... Tracy is a terrific hostess. The guest house is quirky with lots of age and history behind it. If you want glam minimalistic boring no character b and b's this isn't for you - but that isn't what I like. it is in a very off the beaten track location right next to the beautiful Freiston Shore RSPB reserve. An idiosyncratic hostelry......refreshing and special.....if you want to count cobwebs, watch arachnophobia.....this is another time and place, and thus all the more unique. Tracey might not be headlining domestos commercials, but she is one of the most genuine and generous of landladies you could possibly wish to meet. Boston is an undiscovered jewel,oozing with history. Worth the effort to explore... More

Spent 4 nights staying here in a very comfortable and clean and tidy room, in a building with lots of character. The owner was friendly and fairly flexible about meal times etc which made the stay a relaxing experience. The quiet location also made it an ideal "get away" location for a holiday break, but the guest house was not... More
