The welcome from Rachid is more than warm! We were immediately welcomed with a Moroccan mint tea and then taken to our room. We went here for our 10th wedding anniversary and our room was romantically decorated. Rooms are super clean and the air conditioning is great! In the morning you will receive a fantastic breakfast that you can eat anywhere you want, on the roof terrace or downstairs at the square. Location is also very good. A short walk and you are in the heart of Marrakech. Rachid can arrange everything for activities in terms of taxi and contact with the place you want to go. All in all, we are more than satisfied with the Riad and the service Rachid provides. If you are in doubt, don't do it! This is an experience you must have, and Riad dar Habiba is highly recommended!

After a two year gap it was a delight to return to stay at this well placed, cosy riad. Rachid and his staff are so helpful and so kind to my group, nothing is too much trouble. With a small group you can fill the riad which makes it really feel like home with no other occupants.

Beautiful place, real gem 💎 . Very nice staff. If you want to experience real Moroccan beauty, book this hotel. It's located in the middle of touristy area, very close to the main square, restaurants and shops. It's clean and super friendly staff.

Another comfortable stay at this delightful riad so conveniently placed for the souks, Jemaa el Fna, cultural sights, restaurants etc. Thanks Ali/Rachid and staff for looking after us so well and the anniversary/birthday cakes were beautiful and such a lovely surprise.

We stayed as a group of 10 in February and had such a great time. The location is perfect for investigating the city (which is a bit crazy, but you'll find less crazy the further away you get from the main square). The rooms are beautifully decorated, although the plumbing gives away the age of the buildings a little, but nothing more than can be expected from this type of destination.
The team are Dar Habiba were quite honestly brilliant. They were patient, accommodating, fun and happy to help with any request - from gluten free breakfasts to more tonic for our Gin to telling us what we really should be paying for items in the souks and our dinner that they prepared for us on our first night was one of the best of the whole trip. A big thank you to Rashid and his team from us.
We would all book Dar Habiba again, without question.

Maybe the problem was too high expectations, fed by the lush descriptions and high prices, and a previous stay in the fab Dar Chergui.
But the Riad Dar Habibi felt cramped, no place to escape the other guests, their coughs in bed and morning grunts, breakfast conversation and drunken late-night returns.
The 'terrace' was unpleasant - untended, uncozy, neglected palms. The atrium was covered over with plastic to prevent the rain, but also locking out fresh air. The cushions are fraying, the shower leaky.
The manager, Mustafa, accosted us late on the first night, demanding full payment in cash for three nights, for two rooms. We didn't have that much cash on us (and were considering whether we could make a break to another place, paying just for the one night, but the cancellation policy left no room).
ONe room had a gorgeous high ceiling, but the other was claustrophobically low. Staying in the Riad during the day felt like being in the way of the staff. All compounded by silly exorbitant charges - 17 Euro for a driver to the (5 minutes away) train station, and 25 GBP for a blandish 'welcome dinner' in the too small atrium that costs a third of that at any nearbye restaurant, the cost of the small steam room, without a mud scrub and on a bring-your-own soap basis, higher than at the truly gracious Heritage Spa for a full treatment.
Maybe the problem is that the owner doesn't live on site and the manager is over-stretched, so no room for graciousness or flexibility. But in any event - with the plethora of Riads in Marakkesh, I'd recommend staying somewhere else, even on the same street.

First, Alastair the owner, an amazing person, responds to emails whithin seconds, answers all your questions, polite and considerate, makes you believe that good still exists in the world, than the riad's staff, Koutar the manager, Najat the deputy manager, Afifa housekeeping and the "Tabacha" (cook) Aisha, all are speaking perfect english (maby not Aisha), smiling from the bottom of their heart no fake, you know they mean when they say they are at your service, you can ask them for anything you just think of and they fulfill all your dreams, so don't hesitate to fill like home, this riad is home away from home.
I recommend to order dinner or lunch to be cooked especially for you by Aisha the best cook of Morroco that will wait for you on your arrival, best tajin or tanjia and I say it as a morrocan descendant to morrocan parents.
The riad, ohhh, let your eyes see it first-hand, Get up early and have good fresh morrocan breakfat on the roof (included), this is a moment you won't forget, you have my word for it.
We ordered the koutubia suite that is big, spacious and beautifull, bathtub utensils all made of morrocan brass and the musaic on the floor is like a scene from arabian nights.
To summarize, I'd say, whithin few months this riad is going to be 24/7 fully booked so enjoy the fact it started running on november 2008 and not many people yet heard about it.

The staff of the Dar Habiba were very friendly and helpful and being in the riad provided a nice insight into staying in this type of accommodation. There my positive comments end, I'm afraid. The room was rather squalid and having two people in the room at the same time was a challenge. There was literally no room to move and with our suitcases nowhere to even sit. The bathroom was more like a head on a boat so required careful manoeuvring and positioning of stuff so as to not get water everywhere. The safe did not appear trustworthy and so we did not use it. Outside of the room the balconies were covered in bird droppings and the woodwork was in poor repair and in need of replacement. Overall the place was shabby and in need of renovation. The place was impossible to find without a local guide (which costs) and appeared to have no signage to help a traveler. Overall I would say it is best avoided.

The hotel is near the centre and walking distance to the jemah el fna. However i think it needs more maintenance. Pool was dirty and the room needs cleaning. Host rachid was friendly and nice. Always there when needed him.

Once inside, this riad and cosy and comfortable, with great service. However, first time travelers to Marrakech should note that it is incredibly difficult to find. While the difficulty with location is not unique to this riad--there are tons of riads down tiny, unmarked alleys in the maze-like medina, I wish someone had prepared me for the amount of time I would waste every time I tried to return here. Even armed with a cell phone and apps, I found myself uncomfortably lost. Unless you are an incredibly seasoned travel with an impeccable sense of direction, you might consider staying somewhere that is easier to locate.
