We arrived at 8am checked in and were told our room #9 would not be ready till afternoon. Upon returning we were shown a dorm/bunk room? We had booked online a Family Room in a Guesthouse. We asked about Room 9 and were told the AC was broken. We asked to see the room anyway as the dorm room looked terrible! The lady showed us 2 other 'Family Rooms' both occupied. We insisted on seeing Room 9 and when we were shown it we found it also to be occupied with perfectly working Aircon! They had clearly double booked the room and were lying to us. After some discussion I had to talk to the errant manager on the phone who agreed to charge us half price for the bunk room and that we would have Room 9 the next day. Then I was told by the reception lady that we would have to move Again the following day! WTF we had booked 4 night through Booking.com. Now we had no faith in these people. The room was aweful, the mattresses unsleepable, the bathroom disgusting! We had the worst night and the worst experience of our 12 weeks travelling in SE Asia! When we told the receptionist we wanted to check out the next morning it was straight on the phone to the absentee Manager again. After much discussion the now toxic girl showed me on her phone what i must pay, three times the rate for the one night agreeded upon! I refused and she got on the phone again telling me she had called the Tourist Police! I went to help my wife pack our bags and upon our return found no police but the girl said that she knew him well and that we should wait. Well what would you do!? Rather than an ugly scene in front of our two young children I paid their extortion charge and left! It is a truely horrible budget backpackers with atrocious beds and rooms and the staff lie to your face! We booked a Family Room in a guest house and paid triple for the worst budget dorm room you can imagine! Don't stay here even if you are a Backpacker on a budget there are plenty of better places around.

La guest house è molto carina e situata in un quartiere molto caratteristico di Bangkok, a 15 minuti a piedi dalla famosa khaosan road. Le stanze sono spartane ma con tutto il necessario. Noi abbiamo preso una camera per 4 ad un prezzo davvero competitivo. Carina e accogliente la terrazza dove scambiare due chiacchiere con gli amici o gli altri ospiti. Il wifi era un po' scarso. Aria condizionata necessaria a Bangkok, tovaglie e asciugacapelli in dotazione. Importantissimo: vicino a pochi passi un supermercato 7eleven dove è possibile acquistare di tutto, dal cibo al caffè, dalle sigarette alle schede telefoniche per turisti e, adiacente a quest'ultimo, un centro informazioni turistico per chi ha deciso di non pianificare il proprio viaggio ma organizzare da li stesso le tappe successive. Questa struttura è un'ottima scelta per vivere l'atmosfera caotica e brulicante della città.. vedrete gente cucinare ad ogni ora del giorno e della notte per le strade, sentirete odori e suoni caratteristici della grande metropoli.

Bon acceuil, propre, petit déjeuner inclue, en plein centre de Bangkok. Je recommande pour les petits budget. L hôtel dispose d un roof top avec une vue sur plusieurs temple.ils faut réserver avant car souvent plein.

Great host, Great street food around the area and amazing Bangkok as always. Baanbangkok is clean and walk distance to the busy road and specific party road Koa sarn road even closer. We would like to come back the next of our visit

Wij waren met ze drieën en echt wat was het vies, gehorig en een verf beurt zal niet overbodig zijn. Ook de douche is haast niet te gebruiken ivm dat he bijna in de wc staat. Ik zal jullie dan ook aanraden om verder iets te zoeken wat schoner is.

Super accueil, et surtout personnel très humain et serviable : nous avons oublié des vêtements et ils nous ont gentiment envoyé le colis par la poste... ont tout fait pour que nous soyons à l'aise dans le logement. Dortoir de 4 confortable, clim.. Très bien situé géographiquement, a quelques minutes de Koh san road Petit dejeuner très bien Merci encore pour votre professionnalisme..

I have had the pleasure of staying at Baan Bangkok Home Guesthouse, Location: 13.762196, 100.502042 (3°45'43.9"N 100°30'07.4"E) for one month. The address is variously listed as 314/12 Prachathipatai Road Khwaeng, or 314/12 Soi Ban Phan Thom, or 314/12 Trok Banpanthom or 314 12 314 12 Soi Wattee. There is no street sign for this road. Some maps call this neighborhood Ban Phan Thom, others Khao San, others Wisutkasat. The easiest way for a taxi to find the hostel is to travel north east on Wisut Kasat Road (below the Rama VIII Bridge road) to the 7 Eleven at 13.764115, 100.503308 (13°45'50.8"N 100°30'11.9"E). Turn left off of Wisut Kasat Road at the 7 Eleven and drive south on Prachathipatai Road. Pass Samsen 4 Alley (Marked by one of the only street signs in the neighborhood as "Soi Phra Sawat"). Turn right onto Banphanthom Alley. The Baan Bangkok Home Guesthouse is on your right. It is best to enter 13.762196, 100.502042 as your destination into your mobile phone to pinpoint the hotel. Google Maps has Baan Bangkok Guesthouse accurately depicted, if you have access to this website. Most of the streets in the community are one way for large motor vehicles, so good coordination with your driver to arrive efficiently is essential. Angel, the receptionist at the hotel is very attentive and helpful with all of the guests, and had great tips on places to see in Bangkok. The hostel is managed by Yo, who organized a private custom tour for me to see the Mae Klong Railway Station Market, 13.407482, 99.998867 (13°24'26.9"N 99°59'55.9"E) Damnoen Saduak Floating Market, 13.519225, 99.959336 (13°31'09.2"N 99°57'33.6"E), Wat Bang Kung (Bang Khonthi), late 1700s, 13.446580, 99.941341 (13°26'47.7"N 99°56'28.8"E) and Amphawa Floating Market, 13.425887, 99.955337 (13°25'33.2"N 99°57'19.2"E). I stayed in three separate rooms during the month. All rooms had great airconditioning, and also had a wall fan, which I appreciated once I got the temperature right. I prefer the fan once the room is cool, and having the option is great. The rooftop lounge area has nice views of the temple complex that is next door, and watching the sunrise on the roof is quite special. The neighborhood is quiet and safe. Lots of street food vendors smile and greet passers by, and the local restaurants cook up some good Thai food, spicy or not spicy. The guesthouse is nicely situated to access buses to get to The Grand Palace, Wat Pho, the Chatuchak Night Market and other area destinations. Had a great time here, friendly staff, wifi is good. The hostel is small and cozy, great atmosphere! Location is good, in a nice neighborhood and less than 10min walk from the river boat and kao san road. Really enjoyed my stay here!
